This barn conversion, with large garden, is ideally located for exporing the North Norfolk Coast and Norfolk Broads.

Lying 6 miles from the coast, set within wonderful countryside, this terraced single storey barn conversion with own large lawn garden, stands in 2 acres of shared wild flower and meadow land, neighbouring blackcurrant fields, harvested in August for Ribena. Boasting beams and oak floors, it is well equipped and furnished to offer a warm welcome. Excellent walking and the National Cycling Route can be enjoyed direct from door. Close by is the seaside town of Cromer, 7 miles, with pier, promenade, beach, shops, cafés, and restaurants. Also not far is the traditional seaside village of Mundesley, 6 miles, for beach, shops, cafés and restaurants. The market town of North Walsham, 10 minutes drive, has supermarkets, shops, farmers market, cafés and restaurants, whilst the capital of the Nofolk Borads, Wroxham 15 miles, offers daily boat hire and river trips, waterside restaurants and cafés. For city lovers, Norwich is just a 30-minute drive with excellent shopping malls, theatre, castle museum, market square, cafés and restaurants. RSPB nature and bird reserves, Blakeney Quay, Morston Harbour and the Coastal Path can be reached within an hours drive. Beach, 6 miles. Shop, 4 miles and pub, 2 miles.

    Eight of us had an excellent mini break with four generations celebrating a birthday. We were disapointed that accommodation for 10 only had 6 dining chairs and a real mismatch of crokery when we all wanted to eat together. Although the owner did organise two additional chairs the next day. In accordance with the property description one bedroom did not have a window, this was also the smallest bedroom and had no means of ventilation other than leaving the door open onto the corridor.

We do provide 10 seats at the table albeit 3 of these are achieved by a modern bench, which most guests seem to like. Surprised you rated low the local amenities; we have an amazing Waitrose just 3 miles away. I trust you enjoyed the wonderful underfloor heating, the super-fast broadband, the 4 bathrooms and well kitted out kitchen. Warm regards.

    lovely property on first site! However it went down hill from there, I am not one to complain but as things evolved I really felt it was not acceptable! One of the reasons for booking Cooks Farm was that 2 couples in our party were adamant they wanted onsuite bathrooms as there were 10 people in the party and they wanted there privacy one couple being elderly! Master en suite .. No hot water at all tried to override the timer to make sure it was not a setting problem but unable to do so, so room was freezing, no wardrobe guests had to hang clothes on a step ladder in a cupboard which housed extra bed linen and pipework. Had to obtain some fan heaters from a relative who lived near by. Hairs found in shower trays . In the same area as master bedroom was bathroom and toilet obviously on same system as no running hot water there, this one very clean but not able to use for bathing. Two single beds room in same area.. one of the beds had hairs on sheets and overall cleanliness shabby without going into more detail, we had to find clean linen the other bed had springs coming through mattress once again i would say percentage of mattresses need replacing! This in itself meant 10 people using one bathroom and one en-suite. No light bulbs in any of the bedroom lamps.. no mirrors in rooms. Kitchen - Gas ring on right of cooker was dangerous, and needed urgent attention.. With 10 people for xmas lunch a nightmare for cooking experience. No DVD player as i believe was stated in the itinerary. As said previously this is a lovely property and was spacially perfect for our family just need some tender loving care and better cleaners!

    Response on behalf of the owner; Many thanks for your feed back. I am glad you liked the property and yes, it is a perfect space for several families to get together. I am deeply sorry you found the boiler system to be not working. Had you have contacted me I could have easily of fixed it. It was a quick fix. Simple programming error. And the hob is the way it is as the particular gas ring is designed for wok cooking. Most guests enjoy this feature. We don't advertise as having a DVD player. The majority of our guests choose to use the super high speed broadband and therefore download instead of bringing DVDs. Not sure why you felt you had to use the linen cupboard. There is much adequate storage in the many drawers in each of the bedrooms. Though I am sure for your 3 night break this did not hamper your enjoyment.

    We enjoyed a lovely weekend at the cottage, 6 adults and 4 children. Good location for visiting Cromer and a few National Trust places in close proximity. A lovely nature reserve about 5 minutes walk. Cottage could do with a bit of TLC though and wasn’t that clean before we arrived - crumbs on kitchen floor, kitchen cupboards not fitted properly, dog hairs on the sofas nearest the kitchen (we didn’t take dogs) and toilets not very clean. The twin bedrooms are not very comfortable and mattresses need replacing, along with headboards. Carpet isn’t fitted properly in the twin room nearest the field. The towels are a bit threadbare and no bath sheets - not ideal with 6ft tall men! Bedding is a bit grubby and stained on some. Heating in the bunk bed room was excessive - even in October when it was cold and windy outside it was unbearable in there to sleep. Underfloor heating didn’t work in the bathrooms. The bathroom door on the en-suite nearest the field didn’t close. The chest of drawers in the bunk bed room is broken so we couldn’t open them. Lamps did not have bulbs in. Didn’t always have hot water in the en-suite of the master bedroom. Not enough pint glasses for a big party. With a bit of TLC this place could be perfect and we loved the open plan living space. Smart TV was good - no DVD player though as mentioned in the description. We would consider visiting again though if these things were taken care of as the right size for our extended family and we liked the location.

    The property was lovely, however all the bedding was unclean with hairs, blood and other stains. We had to call the owner to get her to change all the bedding - which she could only do when it was our children’s bedtime. This wasn’t very ideal. The beds were very uncomfortable with the springs coming out - our children described them as big veins all coming out of their beds! The overall cleanliness of the property was poor, which is a real shame because it’s a lovely property, in a lovely location and could be really wonderful.

    Good location in North Norfolk, lots of things to do within a 30 minute drive. Barn would benefit from a little updating especially the appliancies but clean and tidy and lovely to have the grassed area through the double doors.

    Lovely rural retreat. We had a fantastic holiday. You’ll have to drive to the shops, but they’re not far in Aylsham or North Walsham. The house is lovely and spacious and accommodated our family gathering beautifully. The house is in need of a little tlc (floor needs repair) and some attention to detail (like storage in the bedroom and number of chairs at the table, ) but it is still on the highly recommendable scale. You’ll have a lovely time. The landlady is very responsive, and willing to help with any problems. Side note - the given postcode ends with ER, input EW into your SATNAV or you’ll end up bothering the house on the junction of Rectory Road.
