Lovely rural retreat. We had a fantastic holiday. You’ll have to drive to the shops, but they’re not far in Aylsham or North Walsham. The house is lovely and spacious and accommodated our family gathering beautifully. The house is in need of a little tlc (floor needs repair) and some attention to detail (like storage in the bedroom and number of chairs at the table, ) but it is still on the highly recommendable scale. You’ll have a lovely time. The landlady is very responsive, and willing to help with any problems. Side note - the given postcode ends with ER, input EW into your SATNAV or you’ll end up bothering the house on the junction of Rectory Road.

The location is superb but the directions provided were completely unhelpful especially if arriving in the dark like we were. It's a rural setting and there were a few properties that it could have been, so we drove round for some time before eventually spotting the small plaque 'Cookes farm' on the wall outside - not a great start! There was no local contact number to help guide us to the property and the team at Cottages for you had no idea where it was! The accommodation is spacious and on the whole clean, but we suspect the previous occupants did not bring any dishwasher tablets so all the plates and cutlery were water rinsed, greasy and unclean. Several of the pans were dirty and one had been badly burnt. Having cleaned out the bottom of the dishwasher of food and grease, we washed all the crockery before we could use it. It's worth pointing out that we suspect these problems were not the cleaner's or the owners fault but down to the previous occupants. It would have been nice to have some tea coffee and milk on arrival especially as we arrived late and had difficulty finding it but that was a small issue. There were other nice touches to welcome us such as the lovely hand washes. The property itself was a great place for family to stay together - plenty of bathrooms and beautiful views. Wonderful walks and very close to Cromer. We would return.

It was a lovely peaceful place to say just a few things would make it better like making sure lamps work and little things like having a couple of egg cups. It was very enjoyable and we would stay there again but you would definitely need a car as it was quite isolated.

A family of nine - two grandparents, two sons with two daughters in law and three grandchildren stayed at Cooks Farm Barn No 5 from 18 to 25 August. Thoroughly enjoyed our week, with visits including Bressingham, to Blickling Hall and Sandringham, several heritage railways, a Broads cruise from Wroxham, and beaches at Winterton (for children's surf-boarding) and Horsey, to view the seal colony. Barn No. 5 suited us very well and we ate in on six evenings (a Chinese takeaway on one) and dined out on the last evening. The children enjoyed the play area, and we had no significant problems as we were able to park three cars.

The property was ideal for our group in terms of size and facilities, and we enjoyed a great holiday in Norfolk, spending all but 1 day on Sea Palling Beach. I have scored slightly lower for comfort and cleanliness as a couple of the beds weren't comfortable and need some attention, as does one of the settees. The accommodation was clean enough, but it doesn't look like the cooker has been cleaned for some time.

Response on behalf of the owner:- Thank you for your feedback. The property is fantastic for families and groups. Glad you enjoyed your holiday. Thank you for bringing to our attention about the cleanliness . This has been addressed with our cleaning company and we will ensure the standards are improved. The mattress are of good quality but may not suit everyone requirements . We hope you return to Cooks Farm Barn .
