Coach House Cottage (ref 30243) and Coach House Annexe (ref 30244) are located in the heart of the village of Yoxford, known as the garden of Suffolk because of the surrounding fruit farms and parkland. The semi-detached cottage sits by the detached annexe with a garden which leads down to the River Yox which, whilst normally very low can rise and flow quickly in wet conditions. The village is well served with a grocers, public houses and a couple of antique shops. Every August Yoxford has a highly regarded arts festival. Well-placed for the heritage coastal region, lying midway between Southwold and Aldeburgh. Nearest beach is Dunwich, 5 miles. Many walking opportunities abound with designated paths, as well as cycle routes with bike hire just 1½ miles away at Priory Farm, Darsham. Fishing is available nearby and there is a leisure centre with pool in nearby Leiston and good rail links from Darsham station, 1 mile. Also convenient for Snape Maltings and RSPB Minsmere. Both holiday properties can be booked together to accommodate up to 6 guests. Beach 5 miles. Shop, pub and restaurant 500 yards.

We enjoyed our 2 weeks staying at the coach house cottage,-it was warm and there was plenty of hot water. However, there were certain basic things that needed attention as follows- The security of the property was very poor-the front and stable doors had bolts but no keepers so in effect they were useless. The back door from the lounge was in a door with many windows and would have been easy to break into. The smoke alarms began bleeping and we had to replace one battery at our own expense. The other one we just left it without a battery and left a note to that effect as no spare batteries were provided. Equally with the light bulbs-several needed replacing but when we found a box of light bulbs there weren't the right ones. The window inthe en-suite bathroom was open a crack and we couldn't close it. Also the en suite bathroom door didn't close. The rope bannister on thhe stairs was pulling away from the wall. AS far as equipment etc was concerned, the toaster was only a 2 slice one-considering thhis property was for 4 people, this toaster was inadequate. Also a butter dish would have been useful. We were there for 2 weeks. We were provided with 1tea towel, 1 j cloth and 1 bin bag-not enough for a 2 week stay.

Great location for visiting Southwold, Aldeburgh, Snape Maltings. It is an old building with character so you have to be sympathetic to its quirks. It is comfortable however is does need freshening up for a competitive market. We choose it for the garden but sadly it hadn’t had a summer tidy and the gazebo was still full of old birds nests and cobwebs and wasn’t pleasant. It was a great base though and the bedrooms are comfortable.

comfy rather quirky cottage - great for a base to visit attractions in east Suffolk - loved having 2 bathrooms - stairs tricky with the rope bannister a straight rail would be better - the off street parking was good - local pub (Kings Head) served lovely food
