Coach House Cottage (ref 30243) and Coach House Annexe (ref 30244) are located in the heart of the village of Yoxford, known as the garden of Suffolk because of the surrounding fruit farms and parkland. The semi-detached cottage sits by the detached annexe with a garden which leads down to the River Yox which, whilst normally very low can rise and flow quickly in wet conditions. The village is well served with a grocers, public houses and a couple of antique shops. Every August Yoxford has a highly regarded arts festival. Well-placed for the heritage coastal region, lying midway between Southwold and Aldeburgh. Nearest beach is Dunwich, 5 miles. Many walking opportunities abound with designated paths, as well as cycle routes with bike hire just 1½ miles away at Priory Farm, Darsham. Fishing is available nearby and there is a leisure centre with pool in nearby Leiston and good rail links from Darsham station, 1 mile. Also convenient for Snape Maltings and RSPB Minsmere. Both holiday properties can be booked together to accommodate up to 6 guests. Beach 5 miles. Shop, pub and restaurant 500 yards.

    We had a really lovely time at the Coach House Cottage. It was comfortable and well equipped and the 2 bathrooms helped a lot. The beds were very comfortable and everything was clean. We got bitten by mosquitos which was the only downside. A lovely village and beautiful cottage. Thank you

    Comfortable and well equipped. Only drawback is having to go through the other cottage garden to get to ours. On warm mornings and evenings it was a very big drawback to eating and sitting outdoors.The main road wasn’t too noisy even though we had the windows open.

    Although the information given said that there was room for two cars this was not the case. It would have been very difficult to get two cars into the space available - the gate would have had to remain open for access and one car moved if the other car wanted to get out. I therefore parked in the street.

    Response on behalf of the owner; Thanks for your comment. It is a matter of choice to some extent, on road parking is fine if you prefer, but we often have two large cars in the drive. With considerate parking, they are able to come and go without disturbing others. To work, we do agree, you need to leave the gates open if you are the second person to enter the drive and park parallel to the roadside wall.

    Well placed for touring local areas. Well equipped. Steep staircase may cause less abled problems. Parking difficult if both properties occupied, no problem in parking on road. Garden and garden furniture needed some attention.

    A very enjoyable holiday, good location for visiting many interesting places. The cottage was clean, comfy and quirky with a beautiful garden. However I was rather taken aback on arrival to find some rather awkward spiral stairs leading to the first floor. The handrail didn't give much assistance as it was a rope. A fixed solid handrail for safety purposes would be preferable. Also there is no mention of these awkward stairs in the description of the cottage and I really do think they should be mentioned and brought to people's attention. I found the stairs very difficult, if my mother had come on holiday with me she would have found them impossible. Other guests have also made comments about the stairs and safety aspects in the visitors book at the cottage. The kitchen door which is a stable door without a bolt connecting the top and bottom sections together, was very awkward to lock. I also had difficulty with the front door lock. Despite the above comments about the stairs and the door locks I did find the cottage comfortable and a good base for getting around.

    Overall the cottage was clean, well equipped, comfortable and warm. However there were cleanliness issues with ALL of the cookware, grill pan and grids. The non-stick surfaces of all of the cookware was worn and flaking off.The roller blind in the front bathroom was broken and the Television was small old and did not respond to either of the remotes used, even though I replaced all the batteries. These comments have already been forwarded to the owner.

    Response on behalf of the owner; All new cookware has been supplied, the oven cleaned and a blind is on order. The blind is easily mended in fact. There is some wear in the winder and the pull cord can slip off the ratchet if the cord is pulled to the side as opposed to vertically but it will be replaced. The TV is a 32 inch screen, certainly not the latest model, but picture and sound quality is better than many of the latest models. Response to controls we can find little fault with but agree that they are perhaps slower to respond.
