Central heating, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Cot and highchair. 30-acre grounds (shared with other properties on site). Decked balcony. Large lawned garden with garden furniture and BBQ. Private parking for 2 cars. No smoking. Please note: There is an unfenced mill stream, pond and drop in grounds.

These outstanding, eco-friendly holiday properties, constructed from cedar and larch, are located within the grounds of Calbourne Water Mill, which is set in 10 acres of landscaped gardens. rolling landscaped gardens with roaming peacocks, hens and doves. Guests can step back in time and observe the traditional flour making process using the 17th-century water and stone mills , and view antique engines as well as the renewable energy centre, Granma’s kitchen, Granfers tool shed, threshing machine, restored farm wagons, wartime museum and fire station (children must be supervised at all times). There is also on site punting, miniature golf, clay play, swings and gift shop to enjoy. Shops 1½ miles.

We are not normally 'reviewers', but I feel the need to add a review for Kingfisher at Calbourne Water Mill, because although there is truth in most aspects of the previous reviews, our experience was much better than we feared after reading the reviews before setting off for the Isle of Wight. The accommodation was very clean with a good standard of décor, comfortable, practical and was a pleasant and peaceful place to relax for our party of 3 adults and 3 children. The house was also very well equipped (the kitchen unusually so), and the complimentary porridge and muesli from the mill were a nice touch. The major shortfall was that there was no WiFi / internet, and limited mobile phone signal. In modern times, and where most activities still require pre-booking, decent internet connection is essential and WiFi was advertised as a facility. Having to walk 30 yards up to the car park to get a 4G signal was inconvenient. As other reviewers have mentioned, some of the fixtures and fittings were a bit tired, and the appliances, whilst perfectly functional (except the DVD players), were from the budget end of the marketplace. But, I can forgive these given the torrid time the travel and hospitality industry have had, and as the owners do appear to be trying to sell the site. Whilst very expensive for a week in the summer holidays, I think what we paid was generally in line with the inflated prices everywhere. We also found the staff friendly, albeit unusually hands-off. Kingfisher is in a lovely rural location, ideally situated for exploring the island. The nearby south-west coast of the island is genuinely spectacular (good sandcastle sand at Compton Bay). Locally, it is difficult to get out and about without driving. The main road is quite busy and not family friendly to cycle or walk along, but there is a bus stop at the Mill. There is a cafe on site, but otherwise the nearest shop is a 5 min drive away. However, the supermarkets in Newport, or smaller shops in Freshwater and Yarmouth are only 15 mins or so away. So in summary, we had a lovely time on the Isle of Wight, and Kingfisher was a quiet, comfortable and central location to base ourselves. We will return to the island, as still lots we didn't manage to do in our week!
