The property is in an ideal location near to the popular town of Betws-y-Coed. The farmhouse has 6 bedrooms, a large kitchen and living room with views down the valley. Along with the well sized garden where you can relax and unwind, the property also has its own hot tub for guests to enjoy. Discover delightful Betws-y-Coed, the gateway to Snowdonia with its picturesque local scenery, shops, restaurants, pubs, riverside walks and golf course. Horse riding can also be found nearby. It is an ideal base for touring North Wales, including the mountains, valleys, lakes and watersports of the National Park. Visit Llandudno with its lovely sandy beach or Surf Snowdonia in the Conwy Valley, the UK’s first artificial surfing lake. Medieval castles and National Trust properties are all nearby. Shops 1 mile, pub and restaurant 0.5 miles.

    This is our third family holiday at Bryn Rhydd. We love the position and the view of the Conwy Valley. The hot tub is very popular with our younger members. The kitchen is adequately equipped but is not particularly well designed - if there is more than one cook, people get in each other's way. Some of the furniture eg in the front sitting room is rather tired and uncomfortable and needs renewing. The bedrooms were adequate for our needs but generally the house needs a face lift. We had two problems early in our week - the TV and the heating system were not working. My son rang the staff and both problems were solved quickly.

    A lovely big house, full of character and charm. It absolutely suited our needs and we made the most of the hot tub and the activities nearby. (Zip world is a must!) Only drawback was the ever so slightly noisy road below. It was fine for us but probably not great if you're expecting silence and tranquility.

    This books bag was for our family to stay together at Xmas an important time, the house was very dirty, old and worn out. We have stayed in far superior places for far less cost, there were lots of kitchen utensils either missing or useless ( a sharp carving knife) that made cooking Xmas dinner for 8 people very difficult, care takers turning up unannounced was very rude and worrying considering women and children had been in the hot tub only minutes before. Wouldn’t stay here again.

    Response on behalf of the Owner; We are naturally very disappointed to have received this review. Regarding the cleanliness, we have a team who were there for three and a half hours the day before their arrival who gave the place a thorough clean - we believe it is not old, dirty and worn out but has a distinct period feel with lots of character. The guests that stayed the following week could not praise the house enough and left an excellent review. We have achieved consistently good reviews all through last summer. Any bookings over the Christmas and New Year period attract a premium which is consistent with most accommodation providers and we are disappointed to hear our property did not meet your expectations. It is graded as a 3 star property and we maintain it to the standard expected of the booking agent. As for the utensils, we periodically review and take stock of the kitchen utensils and do try to provide enough kitchen tools to allow guests to cater for large groups. We recognise that there may not have been a specific “sharp carving knife” but there were 10 large knives in the drawer and two knife sharpeners. Our caretaker is the most polite and unobtrusive gentleman possible and we have never had a complaint, only praise, from all guests for the past 15 or so years. He is usually available to greet guests on arrival at 3pm to welcome them and show them around the house to make sure they understand the hot water, heating system and the hot tub. On the scheduled arrival day, nobody showed up at 3pm so he went there the following morning at approximately 9.30am. On his arrival he sensed that the occupants were surprised that he had turned up unannounced, but there was nobody in the hot tub at that time and he introduced himself as usual. There was no animosity or offence meant or exhibited during this time by either him or the guests. He was able to show the occupants the location of the boiler and explain the heating system, the showers and where the fuse board was. He was deeply upset to hear that these guests were concerned that he could turn up unannounced when guests are using the hot tub. The hot tub needs to be maintained regularly for the enjoyment of guests. Service intervals and set times are stated clearly on the noticeboard in the kitchen and it is strongly advised that guests do not use the hot tub during these times. Sometimes it is not possible to adhere strictly to these times due to a very busy schedule but he does try to keep to these times as best he can. On his approach up the driveway, if it is obvious that guests are using the hot tub when he arrives (even during the specified service times), he will not stop or get out of his vehicle. He will instead turn his vehicle round and drive away to come back another day. If he sees that no one is in the hot tub he will contact a member of the household first to announce his arrival and state his intention to carry out testing and service of the hot tub. Then before he leaves he will indicate to the occupants when he intends to come the next time and encourage them to get in touch if there are any issues that need attention. It must be emphasised that there was no complaint to the cleaners or the caretaker or myself during their stay in the property. It states clearly on the dashboard in the house to contact us with any problems. Had these guests done so we would have done our utmost to remedy any issues, address any complaints or improve on areas which may have been overlooked when we prepare the properties as the comfort of our guests is important to us. We will notify our staff to review and update the housekeeping information and arrival procedures to prevent this from happening in the future.
