Welcome to Broomhills, a lovely renovated home nestling in the countryside, right on the edge of the National Forest.

Ground Floor:
Living room: With 53" Freeview TV, DVD player, iPod dock, wooden floor and bi-folding doors leading to garden.
Kitchen/dining room: With electric range, microwave, American style fridge/freezer and dishwasher.
Utility room: With washing machine.
Bathroom: With shower over bath, toilet and heated towel rail.

First Floor:
Bedroom 1: With super kingsize bed and en-suite wet room with shower and toilet.
Bedroom 2: With double bed.

Gas central heating, electricity, bed linen, towels and Wi-Fi included. Welcome pack.

Lawned courtyard garden with patio, terrace, summerhouse, garden furniture and gas BBQ. Private hot tub for 4. Bike store. Private parking for 4 cars. No smoking.

This detached house features bi-folding doors on two sides of the living room, which open out onto uninterrupted views. Enjoy your own private hot tub and take in the peaceful surroundings from the beautiful garden. Other features of the property include a high-spec kitchen and a unique glass partitioned wet room in the master bedroom. You will not be stuck for things to do, if you can drag yourself away from this stunning home, as the National Trust Calke Abbey, a historic house within a 600-acre nature reserve, is close by, along with Staunton Harold Reservoir, with its yacht club and children’s activity play area. The largest inland marina in Europe is just 4 miles away at Willington Mercia House, not to mention Donnington race track, which houses the Grand Prix collection in the museum and hosts major motor cycling and racing events, as well as the yearly Download Festival. Ideally situated on the edge of the National Forest, you are given access to a wealth of beautiful countryside suitable for walking, bird watching, cycling and dog walking. Travel a little further and you are in the Peak District, with Chatsworth House and the historic towns of Bakewell, Matlock and Matlock Bath, where there is a plethora of things for people of all ages to enjoy. After a day exploring, you can venture back to Melbourne, with its wealth of pubs and restaurants, an amazing array of independent shops and fabulous architectural properties to enjoy.     Enjoyed our stay here, but the cleanliness definitely let it down. Hot tub was very dirty, to the point where we didn’t feel comfortable using it. Bathroom had not been cleaned properly. Could be a beautiful cottage if it was cleaned to a higher standard. Disappointing considering what I paid.

    Fabulous location with large amounts of outdoor space. Undisturbed by people, as the cottage has a long, winding, private drive and a large front garden. Would highly recommend, as it’s rare to find a property with so much open space.

    Lovely setting but overpriced. Very comfortable. No instructions as to how to used various appliances, however appliances were of a high standard. Although there was a bottle of wine and a carton of milk it would have been nice to have a welcome pack particularly in view of the cost. Towels rails were dirty but otherwise accommodation was very clean. No visitors book. Car parking in Melbourne itself is difficult. Despite a few negatives would stay again as there are many places of interest within a short drive of the house

    Too many aeroplanes! Need to know this prior to booking. Problems resolved quickly. Hot tub needs a good clean and service. Very good communication

    Response on behalf of the Owner; We are approx. 5 miles from East Midlands Airport. We do get some planes over occasionally, but usually only when the wind is from the east and the prevailing wind is from the west. The wind direction determines which way the planes approach the runway. Sorry not much we can do about it.

    It was a purfect location the hot rub was broken so spoilt it as only 1 jet was working and one other only worked if we put a cloth over the broken bit, but lovely owners enjoyed very much.

    Hot tub was broken and a very small compensation offered initially. Needs a thorough clean, crockery and glassware dirty, dog hairs on all furniture. Scenery around beautiful, peaceful location, good amenities and good bathroom facilities.

    Lovely little cottage perfect for a relaxing break for 2 couples or small family. Only thing I would say is that it could of done with more pots and pans for cooking and also a waste disposal area. 10 minutes walk from local pub which is great! And 1 hour drive in to Matlock!

    Have visited Broomhills twice now over the last couple of years and love the cottage and its location, as it feels quite secluded but isn’t far from Melbourne centre. On second visit do feel it could now do with a bit of a refresh/deep clean but is still very nice. Love that it has a hot tub too.

    Wonderful modern cottage. Great views with a fab hot tub. Beautifully clean and comfortable. Best nights sleep for a while. Would definitely recommend this property.

    This cottage was a surprise for my boyfriends 20th as a present from me I also invited his friends as it’s fits 4 and he would of loved them there , this is one of the best places I’ve seen and even better in person! The hot tub is amazing both night and day, they gave us milk and a bottle of wine. There is a Sainsbury’s near by 4 min drive. There was some lovely farmer girls and boys who walk there dog across the land but this happened only once did not bother us. Worth the money and we would love to go back again for the summer this time. Thank you Broomhills for one of the best weekends of all time. I have lots of people wanting details to hopefully try it out too:)

    Lovely cottage however a few pointers that need to be made. Dishwasher was full when arrived so before we could use it we had to empty, Sky TV and WIFI was very temperamental and the hot tub was hardly full when we arrived so when the jets were on you would just get squirted. On the 2nd to last day, we went out all day and went to go into ths hot tub when we got back but it appeared to had been turned off so we couldn’t use the full potential of it!
