Set in a quiet corner in 2 ½ acres of private grounds, the cottage is tastefully decorated and furnished to a very good standard ensuring a relaxing stay at any time with a warm and welcoming ambience. There is a conservatory which is perfect for relaxing and enjoying the extensive views across the Worth Valley with a door opening out to a private patio. A large grassed area can be accessed via 10 steps with hand rail.

Its not as grand as it looks. Whilst it's spacious and adequate there are a number of issues that need to be resolved before I could give it a higher mark. The wifi is non existent, the owner's solution was to stand in the car park to get reception! The owner's house is adjacent with no barrier for privacy. The best view is from the conservatory, or would be if the double glazing wasn't blown making the best view blocked by semi opaque windows. The outside of the property is poorly maintained. The step down from the conservatory to the garden is a loose brick. The three TV's can only receive the same channel as the master in the living room. There are no instructions for most of the equipment and the gas safety certificate was out of date. A small amount of maintenance, care and expenditure could bring this property up to 5 Stars but at the moment I would only give it a 3

What a beautiful looking place shame it stops there .Could be so much more with a bit of care and attention .the interior was very clean.I don't no where to start .The most important thing in this day and age is WIFI although advertised as having it the only way you could receive it is literally just inside the entrance door and even then it would drop out and it was so slow practically non existent, it was quicker to use your phone when you had reception ,this has been reported as far back as 2015 .The kitchen looks lovely and is, except 90% of the cupboards are empty and i mean empty, barley enough utensils and what is there is very poor quality,had to buy our own oven trays.The T.V signal non existent very poor you can only watch the same sky channels in every room as is on the main TV also the sky box is very slow to respond as it is faulty although works only with basic channels .The outside area is a health and safety night mare .You step out the back door onto a single breeze block which has just been placed there the garden furniture is the type you fold up and take camping ,and there are weeds and loose stone every where .It also states there are steps that go down to another garden ,these steps are falling apart and crumbling and the owner has attempted to stop you going down by placing an old plastic bench at the bottom which now has 3ft weeds growing through them,not that you would want to go down anyway all is overgrown .There is also no information on how to use anything in the house so good luck there,if you are a bit tech savvy you will get there in the end .Such a shame with a little investment and a little care this place would be lovely .Just don't hold your breath all the comments and more have been reported for at least the last seven years .The property should be taken off rental until these basic issues have been rectified .So Glad it was warm as no chance of having the heating on with out the owners permission.

Unfortunately we had not hot water for the first 2 days, but we coped. Could not get the sky box or tv’s to work - but as we were 4 adults on holiday it did not make a lot of difference - and we did not mention to the host. Could not access Wi-Fi as network name not found - but again as phone signal so good not mentioned to host. Overall a very positive experience.
