The property is excellent for our reunion party, but having been there for the past 2 years the property is tired and in need of some TLC. The kitchen equipment isn't adequate for the amount of people staying there and both cookers could do with being looked at. Overall the house and location are good

On entering the property you immediately think WOW! However when you start to look the property really needs some tlc.. we took a lot of our own cleaning products, good job as this was needed .. no manual for heating tv ect and we needed to get someone in to work tv.. then no WiFi only to find out passes had been changed but strangely not noted in the welcome book that was there, I wrote these in once we were given them .. WiFi was hit and miss when we did get it .... The standard really lacked what they charge in my opinion.. Quilt covers not ironed really creased , pillows cheap and flat and mattresses really lumpy..I read a similar comment dated back in January but clearly nothing been done . Kitchen draws were dirty inside and dirty cutlery in draw.. These are things that should be checked before new guests arrive. No tumble dryer to dry clothes, towels again another observation from previous guest ..these things matter as you don’t want wet washing lying around. Master bedroom was lovely and bathroom definitely had the wow factor but to be told don’t use feature spa bath as would use all the water for the day, Pointless having one then. Downstairs bathroom flooded every time it was used, gas bbq outside however no grills or tray so again couldn’t be used .. I would stay here again but would expect more quality for the prices they charge .. just need to pay more attention to detail and this place would be absolutely amazing.. beautiful location and really peaceful, just a shame the overall cleanliness and quality of beds pillows really let it down.. we had a great time getting out and about. The welcome inn was great for food excellent service, I would expect higher standards for the money paid for this property..

Great place. Just need to sort Tv's in bedrooms and WiFi but the place itself is amazing. We will be going back.

House is very spacious, but the fact that it is a semi due to dual occupation, pricey. Well appointed but very tired. No instruction manuals for either cooker or dishwasher or washing machine. Would have liked a tumble drier for the rent paid as our linen/towels did not get changed at the end of the first week. We would have done our linen/towels ourselves if a tumble would have been there. The bins were full on our arrival and half of them remained that way throughout our stay! Shared drive was not made clear on booking. NO WIFI. Recommended not to use the feature bath as it would use up entire days hot water. Not sure why.

We have had a super week at Birchwood. 5 adults and 5 children ages ranging from 5 to 10 years. Great location for visiting Skegness, Maplethorpe and beautiful walks along the coast. We rented a beach hut at Mablethorpe, walked to the Cloud Bar from Chapel Point and on a rainy day visited the Skegness swimming pool which we all enjoyed. Birchwood The house was warm, clean with plenty of kitchen equipment as we self catered for most of the week. There were a few things to note about the house that could be improved. The downstairs bathroom shower has no curtain so floods the bathroom whenever used therefore we didn’t use this shower There is no way to control the heating apart from using the thermostats on the radiators which were a little temperamental therefore it was often too warm The WiFi only worked in one bedroom (nowhere else in the house) There was no soap provided in the bathrooms There are two large TVs, one in the lounge and one in the kitchen but you have to watch the same on both There is no DVD player in the lounge area only in the downstairs bedroom or using the PlayStation in the games room A small amount of tea bags and sugar were provided although a small bottle of milk on arrival would have been appreciated We would have liked eggs cups, a vegetable peeler, a cafetière and some cleaning products. We would stay again.
