What we love


These newly built cottages are in a terrific location and provide guests with good space and excellent comfort. A real home from home.

Ground Floor:
Living/dining room: With Smart TV.
Kitchen: With electric oven, electric ceramic hob, microwave, fridge, freezer, dishwasher, Nespresso coffee machine and washer/dryer.
Separate toilet.
First Floor:
Bedroom 1: With kingsize bed.
Bedroom 2: With twin beds.
Bathroom: With shower over bath, and toilet.
Second Floor:
Bedroom 3: With double bed.

Air source central heating, electricity, bed linen, towels and Wi-Fi included. Welcome pack. Enclosed lawned garden with sitting-out area and garden furniture. Electric Vehicle Charging Point (by prior arrangement with owner, at cost). Private parking for 1 car; additional on-road parking. No smoking or vaping. Please note: No children under 6 years old. Couples and family bookings only. No stag or hen parties.

Kings Lodge (UK36493) and Pedlars Lodge (UK36494) are in Maynards Green, close to the wonderful market town of Heathfield.
The properties are semi-detached and located in private grounds. The location is excellent for great walks and cycle rides. All the bedrooms are very spacious. The third bedroom, with its vaulted ceiling into the apex of the roof, is spacious and airy even without the benefit of natural light. The kitchens are modern and well-equipped including Nespresso coffee machines. The main living spaces are open and light benefiting from dual aspect French doors providing access to great gardens laid with extensive patio and lawn. The rear of the property backs on to open fields/farmland. There is parking for a vehicle on each driveway with an electric car charging point (at extra charge) for each property.
Heathfield is home to the Cuckoo Trail; this follows the route of a disused railway line. It provides an enchanting path passing through the towns of Polegate and Hailsham, as well as the villages of Hellingly and Horam. This 14-mile surfaced path through the Sussex countryside is traffic free and is a great route for walkers and cyclists of all ages. An extension was constructed to the south into Eastbourne and the trail has become part of National Cycle Network Route 21. This provides a green corridor with a host of natural wildlife, and an abundance of wildflowers and trees. There are excellent views of the surrounding countryside and plenty of rest points, with opportunities to pick up refreshments just a short distance from the route. Listen for the laughing call of the green woodpecker and a host of other birds. There’s also wild garlic at several places between Hellingly and Horam with its pungent aroma. In early summer, orchids grow near path edges and under trees. This is the perfect place for you and the family to enjoy a week in Sussex.
Maynard’s Green lies in an Area of Outstanding Natural Beauty and has plenty of pubs and excellent restaurants to choose from on your doorstep. In addition, there are local activities such as The Urban Jump indoor trampoline park, Drusilla’s Zoo Park, Knockhatch Adventure Park, The Observatory Science Centre, Pevensey Castle, the award-winning Hidden Spring Vineyard, and Rathfinny wine estate both beautiful places to relax with a glass of wine or enjoy vineyard tours and wine tastings.
A visit to the historic heart of Tunbridge Wells, just a 30-minute drive north where you can walk along the historic Pantiles is a wonderful way to experience the grandeur of the town’s Georgian architecture. The famous East Sussex coastal town of Eastbourne and the beach is a short 14-mile drive south. The properties are perfectly located to explore East and West Sussex with Brighton less than an hour’s drive west, and the old town of Hastings is the same distance east.
Your location is a perfect base if you are looking for a holiday in a fabulous countryside setting whilst still being close enough to local historic towns and coastal resorts. There is plenty to experience for the whole family.
