Sandringham Estate is close to this impressive manor house, with a hot tub, games room and a private swimming pool.

Situated in rural Norfolk, 10 miles from Sandringham Estate, Ashwood Manor is set by the River Nar and offers both space and comfort, with several sporting activities on offer, and plenty of room to relax amid beautiful surroundings. Adjoining the owners’ home, it is located in extensive grounds with gardens, a lake, and an indoor heated swimming pool with sauna. Further facilities include an exercise room, children’s adventure playground and games room.
Ashwood Manor has been renovated and offers comfortable, well furnished rooms, ideal for large parties. There is a spacious sitting room with lovely views over the lake and countryside, separate dining room, and attractive kitchen leading to a conservatory, as well as five bedrooms, one with a king-size four-poster. Ashwood Manor has its own enclosed garden and access to the owners’ 7 acres of paddocks; the lake is close to the house but is fenced for safety. Fly-fishing and coarse fishing is available all year round at Narborough trout and coarse lakes ½-mile away. Lake at house available for fun fishing.
The local area offers wonderful woodland/river walks, and the superb gardens and park at Sandringham can be visited when the Royal Family is away. Good places to visit include Castle Rising and Castle Acre. The coast is only 15 miles and is a haven for bird-watchers, with the nearest RSPB reserve at Snettisham, which also has a beautiful church and Park Farm. The long sweep of sandy beach runs from here to Hunstanton and beyond, from where the Norfolk coast path begins. Medieval Kings Lynn, with its handsome waterfront, shops, inns and restaurants is just 8 miles. Swaffham market town, 6 miles. Shop ¾ mile.

    Overall very good holiday, beautiful house! Just could do with some more kitchen equipment like baking trays. We would highly recommend this house for a group! Very clean!

    The cottage is really spacious, with comfy beds and a few en-suites. The kitchen had everything we needed and the TV includes a full Sky package. There was a nice play park area outside and horses next door, so the kids enjoyed both of those! The pool and hot tub are in a separate complex with large changing rooms. The hot tub had lots of settings and the pool was large and warm! Overall we had a great time!

    Although a lovely place and facilities were good - pool and jacuzzi - we unfortunately experienced several problems during our stay including no hot water, TV not working in bedrooms, broken shower in ensuite, no electricity downstairs for room lights etc on our last night. The owners tried to fix problems quickly but this was not always possible no plumber til the end of our holiday.The property needs regular maintenance to avoid some of the problems we experienced. We paid top price over £2500 for half term week and wasn't good value for money for my family.

    Response on behalf of the owner; Regarding the hot water previous guests had turned the water off but it was rectified straight away. A TV engineer was called on the Monday as soon as the guests mentioned there was an issue. Regarding the shower there are another 5 showers that were working and available for the guests to use and they said they were OK with that. I also supplied lamps for downstairs so that the guests were not without lighting. I did everything I could to help these guests and offered alternatives so that they were comfortable.

    It was a lovely location and owners make you feel very welcome. Home was spacious with lots comfortable sitting room for everyone. Swimming pool was in a separate building on the far side of the owner's house. It is extremely well equipped with changing rooms, showers, sauna, hot tub and exercise room but could not open the patio doors in pool room as they led directly on to owners garden and their dogs might get in. So we could not sit round the pool as weather was exceptionally hot. Also it lacked a bit of privacy as both the pool and the cottage were surrounded by the owners garden and paddocks. We did not feel the garden was big dog friendly as the fencing around the garden is quite low with chicken wire only 3/4 of the way up and the drive has low walls. With horses, horse riders and other dogs around and because our dogs are not dog friendly we had to watch the dogs all the time when they were in the garden.

    We had an amazing holiday, the house was perfect & the owner welcomed us on arrival to show us round & was there if we needed anything but left us to enjoy our holiday. There was a bottle of bubbly & chocolates waiting for us & beautiful cut flowers making it very homely, the kitchen was very well equipped & had everything we could possibly need & the whole house was spotless. We had sole use of the swimming pool/hot tub/sauna & games room which made us feel very special. We would happily go back again to this beautiful house & highly recommend it.
