Quietly situated on the edge of the delightful market town of Kirkbymoorside, Araminta is a modern detached holiday property with hot tub, and stands within its own spacious garden. It is beautifully presented with a high specification with open plan dining room/kitchen and large living room. Araminta is ideal for large family gatherings and get-togethers for couples and friends. The ground floor is bright and airy with four sets of French doors leading out to the large decked area with hot tub, which is perfect for alfresco dining, or simply relaxing at any time of the day. A short walk leads to the bustling market town and an interesting selection of pubs, shops and cafés. There are numerous walking and cycling trails locally, with the North Yorkshire Moors National Park close by and mountain bike hire in Dalby Forest, 13 miles. Visit the walled garden, castle ruins and The International Centre for Birds of Prey at Duncombe Park in nearby Helmsley, 6 miles, or take the famous steam train from Pickering, 7 miles, and sit back and enjoy the stunning scenery as you are transported to the ancient fishing port of Whitby. For an indoor activity why not visit Ryedale Sports Centre with its swimming pool, gym and climbing wall, 6 miles? The coastal resorts of Scarborough and Filey are also within an hour’s drive. Historic houses can be found at Nunnington Hall and Castle Howard and there are abbey ruins at Rievaulx and Byland. The medieval city of York, 27 miles, is packed with world-renowned attractions and exquisite architecture and appeals to all ages with numerous festivals throughout the year. An 18-hole championship standard golf course is located 550 yards away. Shop, pub and restaurant 800 yards.

    Cottage was lovely but if you want a weekend away with just friends think again. The owners live next door and are round every morning looking at the hot tub making sure everything is clean and tidy. You have to be inside by 10pm and if not expect a phone call!!

We are so glad you think we have a lovely property as we work very hard to keep it up to a high standard which means we do have requests, as do most holiday cottages. As we do have a hot tub, this requires us to conform to health and safety standards, which means checking the water daily to keep the water in premium condition this takes approximately 5 to10 minutes and we do try to be unobtrusive. This is explained in the safety document that was signed by you saying that you have read and understood the document. We do request that guests are out of the hot tub by 10pm as we are in a peaceful residential area and we do not want are neighbours disturbed.

    We had a fantastic week family stay at Araminta. 9 people & 1 small dog. Honestly the first word that comes too mind is, WOW!!! What an amazing place. Absolutely beautiful, inside and out. Roz & her husband have really made this place very special. It is so homely, with a 5 star feel. And all of our party agreed, they have never had such a good nights sleep away from home. Beds & bedding so comfortable. All we can say is 5 stars all round! We will definately be back.

    A gem of a house with a very large garden. The photos don't do it justice. Hosts Roz and Jon were super friendly and welcoming. We were a party of 9 and the whole house fully met our needs. All the rooms were well presented and very clean. We recommend it 100%!

    The house is really nice and modern with all the accessories you would need. The inside is spacious so good for larger groups. Outisde, the garden is a good size for families and the hot tub is a particular highlight. Just be aware of are that the beds are of short length which was a problem for the taller people in our party and the 2nd/3rd floor floorboards do have some creeking which could awake light sleepers below.

    Had a great weekend at Araminta. Welcome pack was a nice touch. House was spotless, beautifully styled, decorated and well laid out, has everything needed and was ideal for our family get together of 9. Rooms are spacious, beds are comfortable, lovely bathrooms, and outdoor areas/ gardens that are ideal for relaxing, barbecuing, badminton and ‘family’ cricket. Hot Tub is an added bonus ! We watched lots of birds and a squirrel in the garden. Shops nearby if you need anything as well as pubs, within walking distance. Area is lovely ideal for walking and cycling, and plenty of places to visit. Hosts were very welcoming and contactable if needed.

    Absolutely beautiful home - very well planned and thought out. Loved the en suite bedrooms and the living areas. The kitchen equipment was excellent and there enough plates/glasses etc for the maximum number of guests. The garden was great and the trampoline was a bonus. We went as a family group and we are looking at a repeat holiday next year. This place would be perfect, but we won’t be returning. We found the owners (next door) over zealous. Rather than a warm welcome, we were greeted with lots of rules. I understand it’s tough running a self-catering home but most of them were common sense. I don’t mind rules, but there’s ways and means of presenting them. The house folder offered rules before any welcoming message. Within an hour of arrival we had to sign a disclaimer for use of the hot tub. Again, fine, but I found it all a bit stifling and not in any way relaxing. I’ve stayed in self-catering accommodation across the world and never experienced the level of paranoia by owners, even when they have been on site. Previous renters had complained about the daily checks on the hot tub but I found it reassuring that it was being checked and didn’t have a problem with that. However, once when we asked if it was ok to use as there was a sign on it we were told that we “mustn’t have been following the rules” as it was cloudy. We had and we are all professional people who have young families, didn’t stay up late getting drunk or making noise (you can’t go in hot tub after 10pm anyway!) and resented the feeling that we were being treated like schoolchildren. We had considered bringing our dog but glad we hadn’t. Dogs “cannot be exercised in the garden” (even though lawn has lots of dog wee patches) and you can’t put dog poo bags in the bin. We were told on day of arrival that the lawn was due to be mowed the next day (stayed a week). It wasn’t, but the owner reserved that treat until 7.15am on day of departure when they cranked up the lawnmower - clearly a ploy to make sure everyone was up to clear out by 10am (seriously, play to your audience, I have a two-year-old who rises at 6am!). It meant that when it would have been practical to get the kids in the garden while we packed up, we couldn’t. We also couldn’t enjoy a relaxing group breakfast when the feeling was very clearly that they wanted you out. Such a shame. The house is beautiful but it isn’t a relaxing stay.

Therefore we do have requests, which is a common occurrence in holiday cottages. We do provide a hot tub for guests to enjoy. Hot tubs require a great deal of upkeep, with numerous health and safety issues. We take this seriously, which is why we check it twice a day. Our guests health and safety is of utmost importance to us. If the hot tub is used as requested then there are no issues with it. We apologise that it was not available for a few hours during your week stay, however we were ensuring the optimum water quality for you and your children. We do request that guests are not in the hot tub after 10pm as we live in a pleasant rural residential area, we don’t want any of the neighbours disturbed. However this wasn’t an issue for yourselves as you clearly state you don’t stay up late or get drunk, so I am not sure how you felt like school children. Your dog was very welcome to come on holiday. However you will find that dogs not being exercised in the garden is one request, as per the booking conditions of Cottages.com and so applies to all cottages. You state that there were wee patches on the lawn. I am so sorry that someone not following our requests has had a negative impact on your stay. I can only apologise for this. Our requests are there so all future visitors can enjoy the beautiful cottage. The lawn was due to be mowed on the day after your arrival, however due to the inclement weather this was done on the day of departure. As you state you were up at 6am, so we did not feel this would be an issue. However we apologise that this caused a disturbance during your breakfast. The departure is 10am, and we do request that all guests have vacated the premises for this time. This is vital in ensuring that the cottage is thoroughly cleaned and maintained prior to welcoming our next guests. We hope that you have a more relaxing stay on your next holiday and we are sorry that our beautiful cottage was not suitable for you.
