This holiday property complete with its own hot tub, is beautifully presented and is in a wonderful location to discover the North York Moors and coast.

Quietly situated on the edge of the delightful market town of Kirkbymoorside, Araminta is a modern detached holiday property with hot tub, and stands within its own spacious garden. It is beautifully presented with a high specification with open plan dining room/kitchen and large living room. Araminta is ideal for large family gatherings and get-togethers for couples and friends. The ground floor is bright and airy with four sets of French doors leading out to the large decked area with hot tub, which is perfect for alfresco dining, or simply relaxing at any time of the day. A short walk leads to the bustling market town and an interesting selection of pubs, shops and cafés. There are numerous walking and cycling trails locally, with the North Yorkshire Moors National Park close by and mountain bike hire in Dalby Forest, 13 miles. Visit the walled garden, castle ruins and The International Centre for Birds of Prey at Duncombe Park in nearby Helmsley, 6 miles, or take the famous steam train from Pickering, 7 miles, and sit back and enjoy the stunning scenery as you are transported to the ancient fishing port of Whitby. For an indoor activity why not visit Ryedale Sports Centre with its swimming pool, gym and climbing wall, 6 miles? The coastal resorts of Scarborough and Filey are also within an hour’s drive. Historic houses can be found at Nunnington Hall and Castle Howard and there are abbey ruins at Rievaulx and Byland. The medieval city of York, 27 miles, is packed with world-renowned attractions and exquisite architecture and appeals to all ages with numerous festivals throughout the year. An 18-hole championship standard golf course is located 550 yards away. Shop, pub and restaurant 800 yards.

    Absolutely beautiful home - very well planned and thought out. Loved the en suite bedrooms and the living areas. The kitchen equipment was excellent and there enough plates/glasses etc for the maximum number of guests. The garden was great and the trampoline was a bonus. We went as a family group and we are looking at a repeat holiday next year. This place would be perfect, but we won’t be returning. We found the owners (next door) over zealous. Rather than a warm welcome, we were greeted with lots of rules. I understand it’s tough running a self-catering home but most of them were common sense. I don’t mind rules, but there’s ways and means of presenting them. The house folder offered rules before any welcoming message. Within an hour of arrival we had to sign a disclaimer for use of the hot tub. Again, fine, but I found it all a bit stifling and not in any way relaxing. I’ve stayed in self-catering accommodation across the world and never experienced the level of paranoia by owners, even when they have been on site. Previous renters had complained about the daily checks on the hot tub but I found it reassuring that it was being checked and didn’t have a problem with that. However, once when we asked if it was ok to use as there was a sign on it we were told that we “mustn’t have been following the rules” as it was cloudy. We had and we are all professional people who have young families, didn’t stay up late getting drunk or making noise (you can’t go in hot tub after 10pm anyway!) and resented the feeling that we were being treated like schoolchildren. We had considered bringing our dog but glad we hadn’t. Dogs “cannot be exercised in the garden” (even though lawn has lots of dog wee patches) and you can’t put dog poo bags in the bin. We were told on day of arrival that the lawn was due to be mowed the next day (stayed a week). It wasn’t, but the owner reserved that treat until 7.15am on day of departure when they cranked up the lawnmower - clearly a ploy to make sure everyone was up to clear out by 10am (seriously, play to your audience, I have a two-year-old who rises at 6am!). It meant that when it would have been practical to get the kids in the garden while we packed up, we couldn’t. We also couldn’t enjoy a relaxing group breakfast when the feeling was very clearly that they wanted you out. Such a shame. The house is beautiful but it isn’t a relaxing stay.

    Loved Araminta, as did my Mother and our in-laws! Jon and Roz were very friendly people who helped to make our week extra special. Could not fault the cleanliness, spotless! The garden was also immaculate with such a wonderful variety of birds and wild life, our dog thought he was in heaven.... We definitely recommend a visit.

    An amazing family break away in a wonderful house. Owners were lovely people too. Hot tub was a lovely bonus and the beds were like princess beds soooo comfy. Loved it x

    The house was perfect as there were three generations of our family and there was plenty room for us all. The house was really well equipped, especially as we had a baby, so mainly ate at home in the evening The owners were friendly and on hand if required.

    We had a lovely weekend at Araminta. The house was amazing, perfect for a family gathering such as ours, can't fault it in any way. The hot tub was a lovely addition.

    The house was lovely however the owners were not! They had rules rules rules! The House is a pet friendly home but dogs were not allowed upstairs we didn't know this. My mother is 80 she had a small dog that is used to bring with her he cried all night! Should be made clear that dogs aren't allowed upstairs. Two rooms beds were ok but hard the other rooms beds were far to small!! Only one towel each to last all week we had to wash it and dry it again to use it! The dryer didn't work and the dishwasher didn't work properly either. When we told the owners we were told we would have to manage without them! I would not recommend anyone to stay here and we would not stay here again.

    Response on behalf of the owner:- As a conscientious owner of a holiday home we try to make sure your stay is a happy enjoyable experience , but there are terms and conditions when you book , one states that dogs are not allowed on the furniture or upstairs. We are surprised to hear the beds are too small as they are all standard sized beds and never been an issue before. We provide 2 bath towels and a hand towel to each person that stays in the property and we have a washing machine in the property if needed. As for all properties we get wear and tear and damages , so when the dish washer broke down we immediately had it fixed for future guests. This our home and our pride and joy , we go the extra mile to make sure it's wonderful so our guests have an enjoyable experience here, as you can see from our other Reevoo comments.
