Open plan ground floor apartment thoughtfully renovated to provide warm, cosy accommodation for two. Surrounded by Parkland and only 2.5 miles from Ashbourne.

Welcome pack. 6-acre natural and landscaped grounds with woodland and garden furniture (shared). Carp and trout fishing by arrangement, at cost. No smoking. Please note: No children under 16 years old. There is an unfenced lake and stream in the grounds.

Annie’s Meadow has three stunning properties set in 6 acres of parkland which include a fishing lake, unspoilt woodland and daffodil paddock with fantastic views across and down the valley. Enjoying peaceful surroundings, these comfortable holiday homes provide the ideal base for exploring Derbyshire and the Peak District National Park. Single-storey Meadowside (ref REEO) is detached, whilst Woodside (ref REEN) and Lakeside (ref REEM) are ground floor and first floor wings of the same larger property. The area is popular with walkers and many walks can be enjoyed from the doorstep. Other activities available locally include cycling, horse riding, climbing, canoeing and water sports. Fishing in the private carp lake (for guests’ use only) and trout stream is available by arrangement with the owner (please note that no equipment is provided and barbless hooks are necessary). It is also a birdwatcher’s paradise with many species of waterfowl flying in and out of the parkland at various times of the year. Other species of birds include oystercatchers, heron, cormorants, owls, kestrels, woodpecker and even the occasional red kite flying over and a yearly visit from swans. Each property has its own seating area and there is seating all around the grounds from which to enjoy the scenery. Lakeside (ref REEM) also has use of the summerhouse. Located in the small parish of Offcote, the barns are just 2½ miles away from the market town of Ashbourne, which, apart from its historic buildings and cobbled market place, offers a good selection of shops and cafés. Other places of interest within driving distance include Chatsworth House, Carsington Water, Alton Towers, Churnet Valley Steam Railway and Bakewell, as well as NT attractions such as Kedleston Hall (9 miles), Dovedale which is great for walkers (7 miles), Haddon Hall and Sudbury Hall. Shop and restaurant 3½ miles, pub 2 miles. These properties can be booked together to accommodate up to 8 guests.

    It was a lovely quiet cottage with adequate equipment, although having only 2 rings made cooking more of a challenge. I have marked it down primarily because it was not really suitable for the disabled, although the owner said he had designed it for his elderly mother. The shower was super, walk in, non slippery floors and a grab rail but in the same bathroom was a low level toilet with nothing to grasp to pull yourself up. The sofa looked lovely and squidgy leather but again low and had I sunk into it, I would not have been able to get up. The bed was also low, made worse by a wooden fram into which the matress slotted. I needed to be helped out of it and as there was no chair in that room, I had to sit on the wooden edge to dress. This is really just lack of thought but, although I will definitely return to Derbyshire and loved the setting, I will not stay at Woodside again, while recommending it to others looking for total peace and tranquility. I have only marked down local amenities because the advantage is that there are none. There is a pub about 3 miles away, which appears to be highly recommended but was not serving food the weeof our visit. I loved Ashbourne (5 miles away) but is that local?

    Response on behalf of the Owner; I am sorry you were disappointed in Woodside and its facilities. I am particularly disappointed you didn’t say you needed any extra equipment to help with your mobility issues. I did ask if you were able to make the journey from the car park to Woodside, which you said you could and were able to do each day. Based on this I wouldn’t have dreamed of asking you if you were disabled. We have equipment to raise the toilet if needed and I could have raised the bed but again it would have been wrong of me to ask if you needed it. Disability presents in many forms so I feel that if you had specific needs you should have let me know and I would have done my best to make your stay as trouble free as possible. For the sake of accuracy I must point out the nearest pub is only 2 miles away and Ashbourne is 3 miles away by car and about 2 miles across the fields. I hope when you visit Derbyshire again you make your needs known to the property owner in advance rather than leaving a negative review when it’s too late.

    The ground floor accommodation was bright and finished to a high standard with quality facilities. The wet room was very spacious and great for less mobile visitors. In a quiet location but only a couple of miles from Ashbourne. Fantastic views of the meadow and lake. Plenty of ducks and geese. So peaceful and relaxing. Patio with seating and BBQ to enjoy the meadow on fine days.
