    Ref: UKC139

Offering a wealth of charm and character, this delightful, Grade II listed, 17th-century home gracefully stands within the historic village square, just 300 yards from the River Hamble quayside with waterside pubs and eateries. This sympathetically restored property has features typical of that era, such as flagstone floors, steep steps, plentiful beams, low doorways and ornamental fireplaces. There is a main living room as well as a snug, both enjoying a wood-burning stove. There is a large entrance hall/study with book library and a desk, and an open-plan kitchen/dining room. From here, 8 steps leads you down to the large basement utility room, which also has access to the garden. Outside there is a secluded patio, sun terrace area with feature covered well which lights up at night (originally the village well), and steps up to a private lawned enclosed garden, believed to have been designed for maximum seclusion in the 1920s. The layout of the property is quirky, with two staircases to the first floor, one of which leads from the kitchen directly to the master en-suite bedroom, the other leading from the snug to the other bedrooms and bathroom.

The parish of Hamble-le-Rice has good rail links to Southampton, London and Portsmouth. The village has played a significant role in the countrys aviation and maritime history, and there are few villages in Britain that can boast over the centuries to have had a priory, a Norman church and a castle. Today, Hamble-le-Rice is known as a sailing and yachting centre of excellence, and many people visit to see the delightful old village square, the quay, old inns and foreshore. An ideal base for those wishing to explore the area, there are popular destinations such as maritime Southampton and Portsmouth with historic ships, designer shopping, leisure facilities and ferries to the Isle of Wight, Winchester with its cathedral, Stonehenge, Paultons Park, Marwell Zoo with Peppa Pig World, excellent walking in the New Forest, Beaulieu Motor Museum, South Downs National Park and the seaside resorts of Poole or Bournemouth are all within easy driving distance. Other places to enjoy a day out at are Netley Royal Victoria Park with its beaches and views of the Solent, Manor Farm Country Park and Hampshire Strawberry Trail. Beach ¼ mile.
