A public footpath runs through the 5-acre grounds, and a short walk over fields leads to the little village of Blackawton, with its 15th-century Norman church and village pub. Blackawton’s claim to fame is being the venue for the national worm charming contest, where people from all around the world gather to practise their art! Kingsbridge is about 7 miles away and has an excellent range of shops, restaurants and local facilities for canoe and paddle board hire. Totnes, at the head of the estuary of the River Dart in Devon, is 8 miles away and has a reputation for an eclectic mixture of shops, restaurants, market and residents focus on artistic talent and ecological living.     Holmfield is a lovely comfortable country house located in the pretty village of West Charleton, close to Kingsbridge. Ideally suited to families to enjoy the fantastic South Hams countryside and the many beaches along this stretch of coastline. This holiday property is a well-loved family home, very spacious and with an elegant interior decor. An adjoined house, it has parking for three cars and a lovely south-facing rear garden with rural views.     The village of West Charleton has a pub, less than a minute’s walk, which serves food. Kingsbridge, only 3 miles away has a wealth of restaurants and pubs as well as supermarkets, banks and a hospital. There are many stunning beaches along this area’s stretch of coast, including Thurleston, Hope Cove, Lannacombe, Mill Bay (East Portlemouth), Mattiscombe (near Start Lighthouse), historic Slapton Sands and the lovely Blackpool Sands, all within 10 miles. A wealth of NT properties are within easy reach as well as Pennywell Farm, otters and butterflies at Buckfastleigh, Dartmoor Zoological Park, Plymouth’s National Aquarium, Dartington Glass, river boat excursions, Paignton Zoo. For the more active there is horse riding, Dartmouth’s Woodland Adventure Park and an excellent sailing course at South Sands, Salcombe. Shop 2 miles, pub ½ mile.

    Dray Cottage is set in the small hamlet of Fallapit, just outside the village of East Allington midway between the towns of Kingsbridge, Totnes and Dartmouth. This AONB has many sandy beaches and stunning coastline very close by, including Blue Flag beaches Slapton Sands, Beesands, East Portlemouth, Bantham, Bigbury and Thurlestone. The town of Dartmouth is nestled on the River Dart and offers boat trips, exclusive shops, galleries, many pubs and some famous restaurants. Totnes, 5 miles up the river, is a town steeped in history, enjoying a colourful and exuberant atmosphere, while Salcombe is another pretty riverside town, boasting a busy estuary with many yachts sailing by and a myriad of interesting shops and pubs in its winding streets. There are several NT properties in the area to explore and some delightful open gardens. With the South Hams coastal path stretching over 60 miles there is great walking and time can be spent exploring the rugged moorland.
    A little further afield and well worth a visit is the Eden Project in Cornwall. Riding, sailing, sea and coarse fishing are available locally, as well as a good variety of shopping. Shops 3 miles, pubs ½ mile.

The owners have renovated it to a high standard to create a wonderful, detached home set in the village of West Charleton, between the riverside town of Kingsbridge and the wide expanse of beach at Slapton Sands, on the South Devon Coast. It has its own private gated driveway and large, enclosed, level, lawned garden - very secluded and south facing. Skirting the rear of the property is a large decked area with glass balustrade, table (seats 12) and steps down to the lawn. To the front is a small pebble Mediterranean-style patio area. This is a very family-friendly holiday home; the large kitchen/dining room forms the main hub of the house and - with its large breakfast bar and bar stools - creates a good social area for cooking, chatting and dining. The separate living room features a 42in plasma TV and wood-burning stove - ideal for cosy nights in during autumn and winter; in summer the large French doors can open up onto the decking. For children, there is an outdoor play area with a slide and swings. West Charleton lies on the A379 - one of the many villages en route from Kingsbridge to Dartmouth. Within 20-30 minutes’ drive are many popular and well-loved locations in South Devon: the yachting haven of Salcombe, the rugged cliffs and tiny coves at Hope Cove and Thurlestone, Bantham Beach (popular with surfers), the busy market town of Kingsbridge, Totnes and Modbury, the famous beaches of Slapton Sands, working fishing village of Beesands, East Prawle - surrounded by NT coastline and close to the Start Point Lighthouse, the little sandy bays at East Portlemouth and the historic maritime town of Dartmouth.
