The property has gardens and grounds of about ¾ acre which surround the house and lie principally to the south. Worthy of special note is the delightful cobbled courtyard which is created by the house and barns which enclose it on three sides, ideal for al fresco dining. Within the grounds is the linhay barn, an attractive traditionally built building on two storeys which is built principally of stone under a re-thatched roof, making this a great games room. Also within the grounds is a detached cider barn complete with a very rare horse engine and original cider press. Colyford has a popular post office, general store and butcher which proves a great asset to the village. There are two public houses and a restaurant. The coastal resort of Seaton lies approximately 1 mile to the south and has a wide pebble beach, a small harbour at the mouth of the River Axe and direct access to the World Heritage Coast and South West Peninsular Coastal Path. The market town of Axminster lies about 5½ miles. To the east is the coastal resort of Lyme Regis and to the west are the fishing villages of Beer and Branscombe and the Regency Gothic town of Sidmouth. The county town of Exeter, 23 miles west, provides a comprehensive range of shopping facilities, theatres, and restaurants. Well worth a visit is Seaton Tramway; next to the tramway is the new Seaton Marshes Nature Reserve. The installation of a viewing hide and wheelchair-friendly paths means this beautiful area and its wildlife - wildfowl and wading birds in winter; dragonflies and butterflies in summer - are now easily accessible all year round. There is also a fantastic cycle way as well. There are many NT properties all close by. Golf, sailing, horse riding and many other activities are all available locally. Beach 2 miles. Dawlish Warren is internationally recognised as an important ecological site. From here, gain access to the various hides dotted throughout the habitats on-site. Shaldon beach is where visitors will find some of the most spectacular coastline in South Devon. Because of its location and the way the sands have formed, it’s perfect for a number of water sports, including sailing, fishing, swimming, canoeing and rowing, Shaldon is close to attractions such as the Shaldon Wildlife Trust, Dartmoor and Haytor and Homeyards Botanical Gardens. Alternatively, visitors can challenge themselves on the Templar Way, an 18-mile walk that follows the export route for granite taken from Dartmoor, passing along the Haytor Granite tramway and the Stover Canal, before finally passing through Newton Abbot towards Teignmouth and Shaldon.     It might be a family holiday or big reunion, a special celebration, a fun business get-together, a group trip, or a relaxing weekend to recharge your batteries; whatever the reason the facilities are designed to be perfect for winter and summer holidays and the secrets of the Ashcombe cottages’ appeal are presentation, comfort and convenience. The cottages are maintained to very high standards. All have leather sofas, flatscreen digital TVs and very comfortable mattresses - the owners consider a good night’s sleep the most important thing! The cottages either have Italian tiled floors or wooden floors, and some still retain many original features including oak beamed ceilings. The properties cater for almost any party size, sleeping from 4 to 28 people and are all rated either 4 or 5 stars. Ashcombe’s larger cottages provide great value for money for visitors sharing with their friends and families. For meals, an in-house chef can be booked to come and do the hard work. The heated indoor swimming pool (1 mile away) is perfect for any rainy days and keep the children happy. Cider Barn sleeping 16 and Nut Tree Farm sleeping 28, which are both 5 star rated, also have outdoor swimming pools for the summer.
    For those wishing to enjoy a more adrenaline-charged holiday, the brilliant Ashcombe outdoor activity centre (at extra cost) offers quad bike safaris, clay pigeon shooting, archery, paintballing and more and is located just under a mile down the lane and is available for those 14 years and over. At the end of the day the Ashcombe Village Club provides cheap beer and a cheerful atmosphere.
    Both Dartmoor National Park and the historic city of Exeter are only 20 minutes’ drive away while the famous South Devon Coast, with wonderful sandy beaches, is barely 3 miles. Exeter and Newton Abbot Racecourses, several golf courses, loads of family theme parks, zoos, sailing and fishing are all within easy reach, not to mention the many excellent pubs and restaurants that Devon is famous for. The wild beauty of Dartmoor is 20 minutes away with its abundance of wildlife and dramatic landscapes. Numerous National Trust properties are close by including Agatha Christie’s Greenway. Steam trains travel from Kingswear to Paignton and Totnes to Buckfastleigh. Visit historic Dartmouth with bustling boat harbour, castle, contemporary art galleries and boutiques. Salcombe with its beaches, sailing and water sports is also easily accessible, as well as Blackpool Sands, Slapton and picturesque Dittisham with its annual crab catching competition.

    Slightly further afield, East Cornwall and the Eden Project are within an hour’s drive. Take a walk along the South West Coast Path which runs along the entire length of the Jurassic Coast and offers the walker stunning views, with a bird’s eye view of many coastal features. From the coast path you can experience the drama of sheer cliff faces, take in the wonderful towns of Beer, the ‘picture postcard’ fishing village, or Budleigh Salterton. This tranquil and historic seaside town nestles on the edge of a pebble beach beneath spectacular red cliffs, made famous by literary giants such as Noel Coward, P.G. Wodehouse and Anthony Trollope. Visit Seaton with its famous trams or Sidmouth which still has a unique charm and has captivated thousands of holidaymakers. Beautiful gardens, leisurely walks, Regency history, clean beaches and friendly shops – it is all here in this lovely seaside town. All in all Ashcombe is an excellent base to explore, experience and enjoy ‘The Cream of Devon’. Main shops 3 miles.

    With sea views, this is an enchanting holiday location with a private, 30-minute walk to a secluded pebble and sand beach and the spectacular South West Coastal Path (access only available from 2nd Feb - 31st Aug), where a chain of magnificent cliffs stretches along the Heritage Coast to Hartland Point. A pretty, 60-minute walk across fields leads to a little-known sandy beach (Porledge Beach), which is a wonderful sun trap and well off the tourist map, making it usually very quiet, even on the busiest summer day. The famous surfing beaches of Westward Ho! (4 miles) and Bude are an easy drive. Bikes can be hired to explore the nearby Tarka Trail and there is sailing, water skiing, golf and riding locally.
