This charming, spacious holiday property standing in an acre of gardens is built into the hillside on the edge of Kendal in an elevated position. There is woodland to rear and views of the Cumbrian Fells across farmland and historic Kendal to the front. The town is one mile away with quaint yards and alleyways that lead to delightful cafes, restaurants and the Brewery Arts Centre. Take a trip to the many wonderful sites of the Lake District National Park with breathtaking mountains to explore. Windermere is the closest lake, within 20 minutes’ drive. Shops, pub and restaurant ½ mile.

Steps to entrance. All on ground floor: Living/dining room with wooden floor and patio doors. Kitchen with slate floor. 3 bedrooms: 2 double (one 5ft), 1 twin. Bathroom with shower over free-standing bath and toilet.

Woodburner in living room (initial fuel included). Gas central heating, gas, electricity, bed linen and towels included. Freeview Smart TV. DVD. Gas Range included. Microwave. Washer/dryer.     Awful driveway not mentioned before we booked. 3 lights at front not on at start. Poor hot water. Lack of investment in property disappointing.

    Response on behalf of the owner. Thank you for your comments. However, your review contains a number of factual inaccuracies which we would like to respond to. All the lights were working in the morning of the day you arrived and were checked by our cleaner. Once you called to say a couple of bulbs had blown, we immediately came to the property and replaced them and the issue was resolved straight away. We have had no complaints about the hot water from other guests and it is functioning normally. We also notified you of the heating booster switch which provides even more hot water and is enough to provide showers and baths for at least 6 people both in the morning and the evening each day.

    Woodlands is clean and the gardens well kept and we did enjoy our stay. However, lack of general maintenance and some basic information does not, in my opinion, reflect the four star rating. We could find no instructions for any of the appliances and there was a bare light bulb hanging from the ceiling in the lounge. I do not want to list everything here as I have already informed the owner so hopefully these problems will be addressed. The main problem here is the driveway up to the cottage itself. Although the owner forewarned us that there was no turning space at the top we were not made aware of how dangerous it actually was. The chances of falling off the drive onto the steep garden are high and whether you reverse up or down you have to go on to someone else's property to get in or out of the gateway. I'm sorry about giving a poor review as Woodlands is situated in a very good area for exploring the Lakes and the Dales and none of the issues mentioned actually spoiled the holiday. However, I did expect more from a four star property.

    Response on behalf of the owner. Thank you for your comments. However, your review contains a number of factual inaccuracies which we would like to respond to. The instructions for all the appliances including dishwasher, washer/dryer, microwave and wood burner, are located in a yellow file in the kitchen. During your stay, the bathroom window handle was jammed in the open position and a light shade was broken which we only discovered once you had vacated the property. The driveway is not dangerous. Yes, it is on an incline, but guests are made fully aware of this prior to booking and in the online welcome pack and the steps and drop in garden are highlighted. For those guests who do not wish to park at the top, there is space at the bottom to the left of the drive to park on the flat lawn. It's such a shame this review and the one above do not reflect the norm and the great reviews we have had over the years. We have had wonderful guests who have had fantastic holidays and short breaks at Woodlands.

    Beautiful cottage, immaculately clean and very well furnished. Felt newly decorated throughout and fully equipped with everything we needed. Cosy and warm for a winter break.
