    We had a very comfortable stay in this welcoming property. The local wildlife added to the atmosphere and it was a pleasant walk down to The Bell for supper.

    I beautiful quiet retreat with a building more than adequate for large family with almost everything you could need and beautiful gardens to relax in, however the lack of secure fencing shielding small children away from a sheer drop to the left hand side of the property, in our opinion needs to be addressed, this didn't stop the children from playing outside but did restrict them from some areas that they were keen to explore for the butterflies etc. If this was addressed this would be the perfect family escape and the overall score would be a lot higher. This issue casts a small shadow over the property that otherwise Is perfect in every way

    When I read the reviews for Waveney Coach House I was a little concerned however how wrong can some people be!! I have stayed in numerous cottages with my family over the last 25 years and this one ranks in the top 5!!! Absolutely fabulous accommodation in a great setting, modern and very comfortable! Great positioning in Norfolk and would recommend visiting Great Yarmouth, Banham Zoo and Winterton on Sea during your stay! My daughter had a seal pop up swimming next to her at Winterton! The Bell Inn (at the end of the road) does great pub grub at reasonable prices, well worth a night off cooking! Will definitely be returning! Really really fantastic weeks stay!

    My family and I stayed at Waveney Coach House at Easter along with friends we loved the open plan layout and were impressed by the overall standard of cleanliness,equipment provided and comfort level, we have been getting together for Easter for the last thirtyfive years in various locations and this would certainly be the top 10

    On arrival to the house which is in a beautiful and private location, we were met with a strong smell of bleach, which after a few hours, gave way to an awful smell of drains / sewer, which lasted the entire week. Every time we re-entered the house the smell was quite sickening and it has clearly been pointed out on previous reviews in Reevoo, located in the main kitchen living space area. The property itself really suited our party’s needs, enabling one side of our family to sleep one end, and my in-laws and uncle the other, with the shared living space in the middle. There was lots of space for our two children to run around and have fun, which was great given that the week we stayed had terrible weather, raining every day except for the day we vacated. However the floors were filthy with the fake wood lino clearly in need of a proper clean including the kitchen area. Thankfully someone in our party had brought with them some floor wipes, but it soon became clear that there had not been any significant cleaning to the floors for some time. We even found a medical tablet of unknown origin under the large coffee table in the lounge area, thankfully before our two year old did. Another major issue in addition to the bad smell and dirty floor was that in the right side double room entrance, liquid was coming up from the floor. It didn’t seem to be drain water, but on various occasions we had to change our socks having forgotten that the carpet in this area was permanently soaked. In the end we had to lay down plastic bags, but thankfully the liquid itself did not smell bad, but it did leave that side of the house smelling damp which needs further investigations by the owners. Another issue we had with the twin bed on the opposite wing of the house was that there was a wasps nest in the roof tiles, and somehow they were making their way into this room despite the door and window being closed. Each day we had to eject anywhere between 6 and 10 wasps from this room. All of these major issues I would have liked to have contacted the owners about there and then, but the mobile signal in the area is intermittent to say the least, and the whole Norfolk region seems to have bad coverage, although we have left notes in each of the effected rooms to draw their attention to these concerns. As previously stated it’s a real shame because the property has such potential, but these bigger issues really took the shine off our stay. Other little aspects I would also point out are the need to have larger towels for all of the 10 guests in the party, and not just for some, as there were 8 adults. Also I would suggested having some kids cutlery, bowls and plates as we have experienced in other cottages that we have stayed in, when such time has been taken to provide a cot and high chair. There was no batteries in the DVD remote, however I was able to navigate the menu using the DVD units controls. Wi-Fi would be a massive bonus as others have commented on, and a second key should really be made available for a property with this many people. This proved really restrictive when working out our days activities, especially when the group wanted to do diffident things. Some of the single mattresses could do with being replaced, as you could really feel the springs, which made for some uncomfortable nights, however the cooking facilities were really good with both ovens and hob worked well during our stay and an adequate number large pots to help cooking for all in the party at once. There was ample hot water during both the morning and evening to ensure all in the party could have hot showers, and both the local pub ‘The Bell’ and the Priory Farm restaurant provided excellent food and real value. If you get the chance I would fully recommend booking an afternoons self-drive boat hire at the Waveney River Centre. The play park at Fritton Lake is also fantastic for children, although the carpark charge is excessive if you’re not planning to stay the whole day. Suggest you park the car further down the road and walk the short distance if your only staying a couple of hours. So overall a really beautiful part of the country, even during the rainy summer of 2015, just a real need to sort out these accommodation issues to make this truly a four star place for the future.
