This beautifully converted farmhouse boasts its own garden to relax in after a day of exploring the area.

Set down a private lane just 3 miles from Southwold and its sandy beach, these two spacious, beamed holiday properties are careful restorations of a Grade II listed farmhouse. East Wing has as open fire in the living room and an ornamental inglenook fireplace in the dining room, whilst West Wing has wood burners in both the living and dining rooms. Each has its own garden, and both benefit from free wi-fi internet access as well. Picturesque Southwold has good shops, inns and restaurants. Excellent coastal walks, fishing and golf nearby. Shops and Adnams pub/restaurant 1 mile. Although completely self-contained, East Wing (ref BFG) and West Wing (ref BFM) can be interconnected via an adjoining door to provide spacious accommodation for up to 15 people.

    We had a lovely week in East Wing. The location is rural and so peaceful we were completely relaxed. We shopped and ate out in Southwold just ten minutes away by car. There is a huge garden and we enjoyed the apples. We walked for miles in every direction from the cottage. The Plough Pub is a gently twenty minute walk away. In the cottage we loved the characterful beams and fireplace in the sitting room. The furniture in the sitting room is very tasteful and comfortable. The super-king sized bed in the master bedroom was so comfortable we are thinking of getting one for home. The owner was on-hand but not intrusive. We are looking forward to returning next year.

    We were made to feel very welcome and the place is very peaceful and quiet and only 4 miles from Southwold. However for the money we paid for the week we felt the property was a little tired and required updating/refreshing. The lounge furnishings are old and threadbare in several places, the fire was very smelly when lit and we had to have windows open to draw the air up sufficiently and not sure if it was the wood that made the fire so smelly or the lack of draw. The kitchen is decades old and has more of a utility room feel about it. The standard of cleaning was very good, the bedding lovely and clean and good quality and the upstairs carpets were much newer (the floors were very very creaky) so not very good for light sleepers - I woke everyone up several times visiting the loo! It would have been nice to have had a little signage on arrival day as the cottage is off satnavs and not really locatable without getting lost and calling for directions in my opinion. You basically need to know which tree to turn left at. I wouldn't want to put anyone off going to this cottage but be aware it is not modern and as you cannot see the kitchen (no photos on website) don't expect too much.

We are really sorry that this guest misunderstood the description of the East Wing, and that our property didn’t suit their needs; however we are glad they enjoyed the peace and quiet during their stay. The property offers excellent value for money, £108 per night to sleep 5 people in three bedrooms over the August Bank Holiday – fantastic! The photographs on the website are current and accurately represent the facilities and decor of the Farmhouse - the kitchen is clearly pictured. It is fitted, clean, functional and fully equipped. Regarding the fire smelling, this is the first time anyone has mentioned this in 24 years. The chimney is swept annually and what happened on this occasion I do not know. The accurate location of Vale Farmhouse, Frostenden is now clearly marked on Google Maps. We offer a comfortable, clean, warm, characterful house in a secluded rural location with extensive grounds. We welcome couples, families and pets with open arms to enjoy our beautiful Farmhouse. 98% of our guests are delightful. Some leave us lovely thank you cards, some write poems in the visitors book and others return year after year. Unfortunately, this was not the holiday home for this guest and I would like to suggest researching future holiday properties / destinations prior to confirming a booking to avoid any disappointment.

    An interesting old cottage in a quiet rural location, but perhaps didn't have the "wow" factor that a premium price (over a £1000 a week in peak season) cottage should have. House was very clean, and the extra large double bed/mattress was wonderful! Very large gardens and orchard which was nice to wander around. Lovely fireplace and supply of logs which gave the cottage real character. But...Kitchen slightly dated (only one frying pan, corkscrew broken, no oven gloves, no cleaning products (kitchen spray/bleach/bathroom cleaner). The sofas in the living room are well past their best (cushions didn't fit on one sofa, and one sofa very old and threadbare/worn out cushions). Lovely fireplace, but no poker and no proper fire mitts. The bathroom shower is very weak. Als at this price it would have been nice to have towels (we knew this before going, but little things like this can make a difference in a cottage in this price category). There was a lovely table and chairs and a BBQ outside, but no tools for the BBQ. Again - little things, but these can make a difference. So, in short, we weren't disappointed - we had a lovely time, but a few changes could really improve this cottage.

    Response on behalf of the owner. It is with deep disappointment and frustration that I write this response. I will take the points in the order raised above. The cost of the Cottage was £968 pounds plus a booking fee of £39 making the total paid £1007 paid yes admittedly over £1000, but only just. We actually receive £747.30 of that. I believe that the property consisting of 2 double and 1 single bedrooms does still represent excellent value for money at £143.66 a night during the peak season of which we receive £107. I am glad to note the mention of features of the property that apparently do not qualify for “wow” factor; very clean, super-king bed, very large gardens, orchard, lovely fireplace, supply of logs, lovely table and chairs outside, BBQ. Also glad the Guests had a lovely time and were not disappointed. The kitchen is 1990s and clearly visible in the recent photos on the web site. The sofas again are visible in the recent photos on the web site and these are things that cannot be change mid-rental. However, the ensuing list of things missing or broken could have easily been rectified by us IF ONLY the guests had contacted us during their stay and let us know, we are just ten minutes away. I understand that we should have picked up on the missing items, but on this occasion they got missed. I even had a five-minute conversation in person with Peter on the Wednesday evening during which time he failed to mention any of this. We do supply dishwasher tablets, washing-up liquid, J-clothes, kitchen roll, sponges in the kitchen, and toilet rolls. The house is meant to be “self-catering.” It is also worth mentioning that bookings might be made with a corporation or via a website. But most of the cottages are owned by individuals, like us, who do their best to ensure that their guests have a pleasant and trouble-free holiday. We will always do our best to correct any issues as they arise if only we are given the opportunity to do so. I can’t help thinking that for someone who wasn’t disappointed and had a lovely time that perhaps a score of 5 is a little harsh.

    Beautiful location. It is very rural unyet you are only a few miles from the A12. The property is very old with creaking and unlevel floors up stairs. There were reports of a ghost being seen in the neighbouring west wing but I sensed nothing. These reports were just taken from the visitors book but we took it as a joke.😀 Some basic kitchen equipment missing but otherwise a very good selection of crockery including a dinner service and canteen of cutlery. The owner came to visit us to reassure us of anything we needed then just contact him. It amused me as every time we entered the lane to get to this property then tens of grouse would accompany us. The grounds were extensive but not enclosed and we had a couple of dogs.One of which tended to roam especially once he got the scent of a vole. The cottage had a patio with BBQ space which we enjoyed. We didn't have the best of weather so we lit the open fire. It was a bit of a novelty!! . There is no pub within walking distance but a few nice ones only a few miles away. Also a good village store in Wangford. Southwold is just three miles away.

    Peaceful and quiet rural location. Traditional property with beams, we found it spotless and spacious Beds very comfortable Very glad to have a good log supply and open fire as our visit coincided with a chilly few April days. We cooked a few times and found the kitchen well equipped . Along with dishwasher, washing machine and drier. We enjoyed a very relaxing week.

    My daughter, Granddaugher and I had a lovely Christmas break at the East Wing. A warm welcome greeted us on our arrival and everything we could possibly need was on hand. The Christmas tree was decorated beautifully and the log fire was really atmospheric. Many thanks.
