Delightfully situated overlooking Eddleston Water as it winds through the attractive Border town of Peebles, just 20 miles south of Edinburgh, this charming, end terrace holiday cottage is a perfect getaway, with easy access to local amenities and all that Edinburgh has to offer. With a grassy garden to the side and ducks to watch from the sitting-out area, it is easy to let time slide by. There is a great range of shops, galleries, restaurant and pub options within a 5-minute walk, and both rigorous and gentle hill and river walks from the doorstep. Visit historic Traquair House which has seasonal festivals, Dawyk and Kailzie Gardens or the downhill mountain bike runs and Go Ape at Glentress. Shop 130 yards, pub and restaurant 175 yards.

    lovely cottage ideal for 2 persons very well equipped spotlessly clean and ideally situated There were only two problems and neither related to the cottage One was the on street parking which came on a first come first served basis and unfortunately if you moved your car you lost your space for the day Secondly the garden at the front of the four adjoining properties was communal and not enclosed therefore as with our two dogs(who loved it) you as an owner had to be very vidualent as there are many ways for dogs to escape. For nothing other than these two reasons we would not return No dogs we would be back tomorrow

    What a disappointment! I cannot believe so much is charged for this awful place! The owner did not provider double bedding, although this was promised when called logged with the booking website, and in the depths of winter single bedding in an advertised double bed is way below standard, and not anything I would expect from the least of star ratings. The lounge is not suitable for more than one person, with the most uncomfortable sofa and seat, resulting in either my partner or I sitting on the floor; not to mention the draft coming from the single-glazed window and the freezing cold floor. The kitchen was ridiculous, to the point my broad partner struggled to shimmy past the over/stairs to get to the fridge. The bathroom was hazardous (with regard to getting in and out of the bath/shower), with barely enough room to dry off - before entering a freezing bedroom. The sink was so small you could not wash your face without tons of water splashing out of the sink and onto the floor. There was zero parking, as street parking was jam-packed all the time. Sleep was non-existent between the hours of 7am - 10pm thanks to the church bells which were excessively loud (it's nice to have a lie in when on holiday). We were shocked with the advertising of this property, it's a lot smaller than the pictures like you to think it is, and it is no way a 4 star accommodation. The nearby pubs were all a dive, some that smelt of the drunken night before (with the sticky floors to match). Although the local Italian and Indian restaurants were nice. The ONLY saving grace of this place is the scenic location and magnificent walks around the town. We cut our trip short due to illness caused by this place, and would NOT recommend people stay here. And funnily enough, the majority of comments in the guest book were about the local area not the cottage.

    Response on behalf of the owner; We are obviously concerned that any of our guests should have a complaint about our property. We genuinely want people to enjoy what was my family home since the early 1900’s. We fully refurbished the house only last year (2014) entirely with our future guests in mind. Our aim was to provide everything possible within the constraints of having a cottage in a beautiful conservation area. Whilst having due regard to the comments made we would please ask you to refer to the comments made by our other guests - please refer to all the previous reviews. The cottage has been available for under a year and we already have a number of repeat bookings from people who love both the house and the area. With regard to the specific points raised: The bedroom has a super-king size (1.8 x 2 metre) ‘zip-and-link’ bed which allows us to ‘unlink’ to cater for people who wish to have separate beds, hence we provide separate quilts. The cottage has full central heating as well as a (rather effective) traditional gas fired stove. (See the photos on the web site).
