This beautiful barn conversion is nestled in the heart of the picturesque countryside, perfect for a relaxing break.

Nestled on the edge of the pretty village of Tittleshall, these four barns (refs UKC783, UKC1832, UKC2626, UKC2627), located on a working, arable farm, have been converted to provide a luxurious retreat. These lovely barns are perfect for guests looking for a quiet space that is perfectly positioned for exploring all that the area has to offer. With high ceilings and lots of light, these beautiful conversions are surrounded by open farmland and offer superb accommodation for those looking for a stylish getaway. Each barn has something special, with some offering en-suite bathrooms, cosy wood burner and private gardens. Those seeking some sea air can be at the coast in around half an hour since Wells-next-the-Sea, Brancaster, Hunstanton and many more beaches are all within easy reach. Close to historical Castle Acre and with the famous Peddars Way running close by, history buffs and walkers will be spoilt for choice. The area is also ideal for wildlife enthusiasts, with Norfolk being described as ’the bird watching capital of Europe’ and it’s easy to see why with beaches, marshes, quays and the famous Norfolk Broads all within easy reach. Norfolk is also known as ’Royal Norfolk’ due to its rich and varied historical links to the Royal Family. Make some time to visit the Sandringham Estate, the Blickling Estate, Holkham Hall and, of course, the medieval city of Norwich with its splendid Norman castle. The Hanseatic Quarter of Old Kings Lynn is well worth a visit, and here you will find guided walks, including evening ghost walks for the brave. The bustling market towns of Holt and Swaffham are within easy reach, as is Burnham Market, famous for its boutique shops and cafés. Foodies will be delighted to find that Norfolk has a growing restaurant, bistro and pub culture with places to suit all tastes, many of which proudly serve local produce. In summer, after a busy day’s sightseeing, you can return to Manor Farm Barns and enjoy an evening with a glass of wine in the garden; in winter, perhaps you can throw some logs on the wood burner, or just relax and unwind on the comfortable sofas. Harnser Barn (ref UKC783), Raynham Breck (ref UKC1832), Mill Hill (ref UKC2626) and Peak Hall (ref UKC2627) can be booked together to accommodate up to 28 guests.

Travel cot and highchair. Enclosed lawned garden with patio and garden furniture. 1 dog welcome, free of charge, to be kept on a lead at all times (working farm). Private parking for 2 cars. Please note: There is an unfenced pond in the garden, 20 yards away.

Air source heating, electricity, bed linen, towels and Wi-Fi included. Welcome pack. 4-acre grounds (shared with other properties on-site). No smoking.

    harnser barn is quite stunning - we have just spent the most amazing time with our elderly father and his dog - wonderful memories are made of holidays like this the refurbishment of the barn and indeed the other properties within the group relies on simple understated and elegance - leaving a feeling of effortless good taste and natural luxury the surrounding fields are perfect for dog walking as was the secure enclosed garden nothing appeared to be too much trouble for jane we are looking forward to returning very soon to one of the larger properties to share the gem with have found with friends

    Sadly, my stay at Harnser Barn was totally ruined by the building works going on at the barn conversion directly opposite to Harnser Barn. The work should have been complete according to my booking confirmation and a conversation I had with the owner before the holiday. The men start work before 8:00 a.m and, due to the nature of the work, can be very noisy. If the patio doors were open then the noise drowned out the television which needed to be turned up. In my last two days I had to ask the owner to have a word with the builders to ask them not to start work with the JCB so early in order for me to enjoy a nice peaceful breakfast. I was even treated to a Christmas song one morning. The holiday was not the peaceful, relaxing break I thought I had paid over £1,800 for. When the building works are complete (December 2017 was the owners expectation when I spoke with her whilst on holiday) the experience will be very different.

I would add that all bookings made are notified of building works prior to booking and on confirmation. At no point have we tried to hide the fact that we are building here. Since your stay, the Agency has contacted all subsequent bookings once again to doubly ensure everybody is fully aware of the situation. Prior to your stay we have had 26 guests, none of whom have had a complaint and all our reviews have been 8s, 9s and 10s - the lower scores relating to the local amenities. In terms of the accommodation and its surroundings, everyone has been incredibly positive and understanding.

    A very nice property well designed and very comfortable. We have advised the owner of one or two additions that would enhance the interior - soap and gel storage in the wet room, long mirror and wardrobe in the second bedroom.

    An ideal location for touring North Norfolk, within easy striking distance of coast or countryside. At the end of each day out it was lovely to get back to such a comfortable, spacious cottage where we had no problem relaxing.
