Newly renovated detached cottage for 4 adjacent to Gladstone Reservoir yet close to Edinburgh

The Small Cottage is a delightful, detached self catering property which has been newly renovated. Formerly a worker’s bothy, the building dates back over 100 years to when the Gladhouse Reservoir was being constructed. Situated in the small hamlet of Gladhouse next to the reservoir, the cottage enjoys a quiet and peaceful location within Mid Lothian. However, Edinburgh city centre is less than a half hour’s drive away. The cottage lies nestled within a lovely garden containing old Scots Pine trees and red brick lined borders. Inside the cottage there is a welcoming open plan living area comprising a fully fitted and well equipped kitchen, breakfast bar area and lounge space with leather sofa. Patio doors lead out into the garden and a tantalising glimpse of the reservoir through the trees. The master bedroom at the opposite end of the cottage has a luxurious leather framed bed and bi-folding patio doors leading out to a small patio area and a further glimpse of the reservoir beyond. The compact second bedroom has twin beds and is ideal for children. The cottage backs onto open farmland with grazing sheep and views out over the Pentland Hills. It is only a short stroll down to the reservoir itself and there are miles of quiet roads and marked trails to walk and cycle within the surrounding countryside.Shop, pub and restaurant 6 miles.

Kitchen/Dining Area: With electric oven and gas hob, microwave, fridge/freezer, dishwasher, breakfast bar and seating for four.

Bedroom 1: With king size be and bi-folding doors leading onto patio area
Bedroom 2: With single beds
Bathroom: With shower over bath, and toilet.

Gas central heating, fuel, power, bed linen and towels included. Cot and high chair available Fully enclosed garden. Outdoor furniture. Boat fishing only permitted at reservoir, guests are advised to book boats in advance (contact Drew on 07515 164 670). Off road parking for 2 cars. NB: 100 yards walk to reservoir shoreline. Property is located next to a working farm and deep water area.

    There are no local amenities but then that is to be expected in this absolutely beautiful location.There is a village about 6 miles away for decent food shopping.The cottage itself is very charming & the views from it are very peaceful & quite stunning.The only downside is the small lounge with its tiny television & the shower head which is too ambitiously large for the water pressure.The kitchen is adequate & functional.Overall,it's a lovely cottage.

    Secluded, best describes this cottage. A reliable car is a necessity and the nearest shop is about 6 miles away. There was no signal for mobile phones and we had to walk about 100 yards to get any signal. All that said, the cottage is very comfortable and well equipped, it is a good place to base a holiday with drives and walks. Lack of surrounding lights means the sky reveals many more stars, and there is no noise at nights apart from the bird life.

    The property is well out in the countryside, and nearest shops are approx 5 miles away. We went prepared for this and only did minimal shopping while we were out. The perfect place for peace and quiet which was exactly what we wanted. GPS drops out, nearby. The route to follow, to find the cottage, was perfect. We travelled from the Midlands and got there without any problems. Unable to use mobile phone as there was no signal.
