Newly renovated detached cottage for 4 adjacent to Gladstone Reservoir yet close to Edinburgh

The Small Cottage is a delightful, detached self catering property which has been newly renovated. Formerly a worker’s bothy, the building dates back over 100 years to when the Gladhouse Reservoir was being constructed. Situated in the small hamlet of Gladhouse next to the reservoir, the cottage enjoys a quiet and peaceful location within Mid Lothian. However, Edinburgh city centre is less than a half hour’s drive away. The cottage lies nestled within a lovely garden containing old Scots Pine trees and red brick lined borders. Inside the cottage there is a welcoming open plan living area comprising a fully fitted and well equipped kitchen, breakfast bar area and lounge space with leather sofa. Patio doors lead out into the garden and a tantalising glimpse of the reservoir through the trees. The master bedroom at the opposite end of the cottage has a luxurious leather framed bed and bi-folding patio doors leading out to a small patio area and a further glimpse of the reservoir beyond. The compact second bedroom has twin beds and is ideal for children. The cottage backs onto open farmland with grazing sheep and views out over the Pentland Hills. It is only a short stroll down to the reservoir itself and there are miles of quiet roads and marked trails to walk and cycle within the surrounding countryside.

Ground Floor: Property is all on ground floor level heated by gas and comprises:
Open plan lounge/kitchen/diner:
Lounge Area: With Free view TV and DVD, patio doors leading out to garden
Kitchen/Dining Area: With electric oven and gas hob, microwave, fridge/freezer, dishwasher, breakfast bar and seating for four.
Utility: With washing machine and good hanging space for outdoor clothing
Bedroom 1: With king size be and bi-folding doors leading onto patio area
Bedroom 2: With single beds and views over farmland
Bathroom: With shower over bath, WC and wash basin.

All fuel, power, bed linen and towels included. Cot and high chair availableFully enclosed garden. Outdoor furniture and BBQ (coals not included), garden shed for outdoor equipment storage.     We had a fab holiday in a lovely location. The weather was lovely and we had some fab bike rides. It was easy to get to Edinburgh. The only negative about the cottage were the bar stools. They were uncomfortable and high to sit on for meals.

    The weather wasn't the best - cold winds and occasional rain showers, which the wind soon blew away. The cottage was on a very windy corner, but by a beautiful reservoir, with views of hills (snow-clad on the day we arrived). Animals to watch from the cottage windows (sheep and lambs in the field at the rear, rabbits in the garden).

    Very relaxing time. Long walk around reservoir on a very windy day. Cottage was warm and comfortable. Tap water was brown coloured....apparently it's the iron in the reservoir. Seemed safe enough though. Enjoyed watching wild life through the kitchen windows.

    We had trouble finding it in the dark as there was no signal for the sat nav. It took 90 mins. from the point where we lost signal. Once we'd seen it in the daylight, however, there was no problem. We could not get the hot water or heating to work. We had to travel the next day to a point where we had phone signal to report it. Somebody came to sort it out for us and thereafter it was warm and cosy.

    Four adults and one toddler. Great time. Nice and quiet. We had some snow, but it was nice and warm in the cottage.

    We loved The Small Cottage it was warm and cosy and had everything we needed, it was lovely to go out exploring all day and come back to this cosy cottage. The only things negative and we really don't mean this as a bad thing, was that the yellow water was a bit worrying as we were not told this, (this was drinking water etc); And was not sure it was safe to drink but no one got ill! And there was only one sofa and two not so comfy chairs, so there were lots of rushing to get the sofa on an evening but apart from these small niggles it was just perfect!
