Set within 3 acres of beautiful grounds, this comfortable south-facing holiday cottage has wonderful countryside views and a trout stream to the front and French doors leading from the living room out to the lawned garden with furniture. The cottage adjoins the owners’ 18th century country house on the edge of the peaceful village of Long Marton. Situated between the Lakes and the Pennines with walks from the front door, the market town of Appleby with its golf course, swimming pool and shops is only 3 miles away. Pub 300 yards.

Ground floor: Living room with French doors. Dining room/kitchen. Shower room with toilet. First floor: 3 bedrooms: 1 double, 2 twin (one leading from double).

Open fire in living room included. Oil central heating, electricity, bed linen and Wi-Fi included. DVD. Electric cooker. Microwave. Washing machine. Private grounds and garden with furniture. Shared enclosed rear garden. Barbecue. Parking (3 cars). No smoking. NB: Access to the unfenced river is through a gate from the grounds.

    A nice place to stay. Kitchen adequate but tired; need to take your own scourers and it only seats four. No towels provided and the garden is not enclosed. Bedroom arrangement is quirky with two singles accessed through the master. Lounge is very comfortable. Property rules ask that you don't leave pets unattended. As I walk twice as far as my dog this would have ruled this one out for me if I'd known in advance. Local walking paths are fine but none have dog friendly stiles so if you can't lift your dog over you really can't walk cross country routes.

    Response on behalf of the Owner; I am glad you found The Rookery a nice place to stay. I apologise that you found no scourers, we do provide them but this must have been an oversight on our behalf. The kitchen does sit six at a squeeze but when we have fewer guests, we move two chairs out into the hall to make more space. I would like to point out that the shared rear garden is enclosed and if both gates are shut dogs can roam quite happily. Our request that dogs are not left unattended in the Cottage is out of consideration to our non-pet owning guests as we find that left to their own devices; they find their way onto the beds and furniture.

    The Rookery is in a lovely, peaceful countryside location. The lounge is very cosy and comfortable and very warm and welcoming. We didn't use the fire as warm without this but good to have the option. The three bedrooms are very spacious and the bed we slept in was extremely comfortable. The cottage was very good value for the two of us and would be amazing value for a large family. The kitchen is a little on the small side which was fine for two of us as we only ate breakfast here. The shower room being downstairs may be a problem for some people. Would be nice to have towels provided and a loo roll available on arrival but other than this we thought the cottage was very good value and warm and welcoming. Thank you.

    Pluses- Considerate owners with minimum of regulations. Optimum cottage for dogs. Outstanding setting with glorious views across stream to open country side. No local amenities other than a pub but Appleby is only 10 minutes drive away and has all the necessary retailing. Excellent location for excursions in the Penines/Dales and Lake District. Minuses- Lack of an upstairs bathroom. For persons like my wife and I, both in our eighties, this was inconvenient during the night. Access to one bedroom through the main bedroom is not ideal. The kitchen is very small and it is difficult to see how a group of six could be managed for meals. Fortunately, during our stay the weather was reasonable and we were able to eat at the delightful patio outside. Despite these inconveniences, the pluses outweigh the minuses and we enjoyed an excellent holiday-it is difficult to imagine a more dog-friendly cottage and setting.
