A majestic, detached family home complete with an indoor heated swimming pool, The Orchard sits in an acre of land which includes a private paddock for outdoor pursuits. Sitting in a picturesque location in Northiam, adjacent to the last rolling meadow of East Sussex as it joins the Kent border, The Orchard is perfectly located for exploring the many treasures of Kent and East Sussex. There is a steam train just a few hundred yards away serving the Rother Valley with stops at Tenterden and Bodiam. Alternatively, Bodiam Castle can be visited by taking a gentle boat trip or, more traditionally, by car. The village features the Church of St Mary’s which dates back to 1090, and the Great Dixter Tudor House and Gardens are just 0.25 miles away. There are many places to explore including Hawkhurst, Sandhurst, Beckley and a little further afield are Hastings, Tenterden and Camber Sands.

    Good size property. Bedrooms very nice. Pool a real bonus. Use of paddock area for ball games was great and outdoor eating area. Not a very clean property, lots of dust and spiders but this didn't spoil our stay. There are definitely mice or squirrels coming in so put food in wall cupboards. When we forgot we came down to the remains of a feast on the floor, but this all added to the country feel of the property. The worst thing is trying to make space in the dinning room for 12 people to eat. We had to move the kitchen table into the dinning room and fashion a sort of T shape which was still a squash. Shame as this is the main social part of the day when you are in a large group. Owners very responsive when we had a minor plumbing mishap.

    Overall we enjoyed our stay. The pool is a good size and the kids loved it. The surrounding views are really lovely. The beds were comfortable and was plenty of room for a party of our size (13) The owner was easy to contact and quick to sort a couple of problems we had. I think the reason I didn't score this higher is because as someone else reviewed the house is in need of updating . It's quite tired looking. Also it could do with a deep clean. What would have been nice is a welcome information folder when we arrived to explain how things worked and where things were. Just general stuff. A few deckchairs for use outside would also have been good as garden is very nice to sit in. One last small thing, it could do with a better sign as we all drove past it a few times before finally working out which one it was. Plenty of parking though once we found it.

    We had to report that large quantities of food were being eaten at night and sometimes during the day rodents of some sort. Mr fuller said he had not had this trouble for six weeks. He thought they might be squirrels ! No apology was forthcoming. He advises we put food in higher cupboards.

    We want for a family celebration and had a fabulous time. The swimming pool was perfect for young and old alike and we loved the 'homely' feel. Because of the timing there were never more that 8 of us in the property at once which suited the layout and spaces around the table.

    Cottage needs some work on it had loads of ants in the kitchen and furniture is getting very threadbare in places pool is lovely but is very badly ventilated. But cottage is lovely and it's a shame if it's gets much worse.

    The swimming pool absolutely makes this place fabulous. It's somewhat tired and in need of updating and refurbishment but with two small children at least you're not worried about them ruining anything

    Great time had at the Orchard. Décor is in keeping with age of house, good size kitchen with huge table to fit in 10 hungry adults for long periods of time. Splendid fire in living room with wood and coal supplied free. Bedrooms comfy with most ensuite. Stunning views in quiet country location. As for the swimming pool...fantastic. Kept us entertained for hours. Would absolutely go again.

    Only downside was lack of hot water and water pressure for showers. Lovely pool and open fire.

    We found the swimming pool excellent and the young members of our party really enjoyed it on a daily basis. The rest of the property was very tired and some of the en suites either didn't work or were very cramped. The hot water system was inadequate for 13 people all wanting a shower after swimming in the pool. There was evidence of a large rodent in the kitchen and mice in the front bedroom locked cupboard. The children s Lego on the floor in that room had mice dropping over it! All of this is a great pity as the property has so much potential as a holiday home for large parties.

    Loved it. Everything you could want (esp the pool!) and a great location with masses to do and see in the area.
