A majestic, detached family home complete with an indoor heated swimming pool, The Orchard sits in an acre of land which includes a private paddock for outdoor pursuits. Sitting in a picturesque location in Northiam, adjacent to the last rolling meadow of East Sussex as it joins the Kent border, The Orchard is perfectly located for exploring the many treasures of Kent and East Sussex. There is a steam train just a few hundred yards away serving the Rother Valley with stops at Tenterden and Bodiam. Alternatively, Bodiam Castle can be visited by taking a gentle boat trip or, more traditionally, by car. The village features the Church of St Mary’s which dates back to 1090, and the Great Dixter Tudor House and Gardens are just 0.25 miles away. There are many places to explore including Hawkhurst, Sandhurst, Beckley and a little further afield are Hastings, Tenterden and Camber Sands.

First floor: 6 bedrooms: 2 double, one with en-suite bathroom with bath, shower cubicle and toilet, 3 twin (zip and link, can be 6ft double on request), two with en-suite shower room and toilet, 1 single.     We want for a family celebration and had a fabulous time. The swimming pool was perfect for young and old alike and we loved the 'homely' feel. Because of the timing there were never more that 8 of us in the property at once which suited the layout and spaces around the table.

    Cottage needs some work on it had loads of ants in the kitchen and furniture is getting very threadbare in places pool is lovely but is very badly ventilated. But cottage is lovely and it's a shame if it's gets much worse.

    The swimming pool absolutely makes this place fabulous. It's somewhat tired and in need of updating and refurbishment but with two small children at least you're not worried about them ruining anything

    Great time had at the Orchard. Décor is in keeping with age of house, good size kitchen with huge table to fit in 10 hungry adults for long periods of time. Splendid fire in living room with wood and coal supplied free. Bedrooms comfy with most ensuite. Stunning views in quiet country location. As for the swimming pool...fantastic. Kept us entertained for hours. Would absolutely go again.

    Only downside was lack of hot water and water pressure for showers. Lovely pool and open fire.

    We found the swimming pool excellent and the young members of our party really enjoyed it on a daily basis. The rest of the property was very tired and some of the en suites either didn't work or were very cramped. The hot water system was inadequate for 13 people all wanting a shower after swimming in the pool. There was evidence of a large rodent in the kitchen and mice in the front bedroom locked cupboard. The children s Lego on the floor in that room had mice dropping over it! All of this is a great pity as the property has so much potential as a holiday home for large parties.

    Loved it. Everything you could want (esp the pool!) and a great location with masses to do and see in the area.

    Good value for money but not luxurious. Everything was there that we needed, glasses, cutlery etc. everything in working order, but all a bit tired, the whole property could do with updating, and the 1 armed bandit in the hall is not an attractive feature! The swimming pool was great, very warm and it was nice that there was a shower by the poolside. The location was very good for visiting castles,gardens,historic houses etc but to get to any restaurant was very very difficult if you didn't want to drive!!! The lack of a local taxi firm didn't help either!! Consequently we used the local Indian for a take away on 2 consecutive nights.....food was excellent but we would have enjoyed a bit of diversity! We did manage to get a taxi on Friday night (cost £60, payment in advance and quite lengthy telephone calls) to take us to the white dog, which we would recommend.

    VERY NICE , MATTRESS COULD BE BETTER IN ROOM ON THE LEFT TOP OF STAIRS EVERYTHING ELSE FINE .

    Suited our needs very well - a party of 6 adults and 5 children age 7-2. The high spot was the pool which delighted the children in particular. The sides got a bit slippery when wet, so a mat or duck board to step on when entering the area could be an improvement. The cottage was very spacious and clean. The decor was not up to the minute, but comfortable so we could be relaxed about the children. The beds were comfortable. The heating struggled at bit until we worked out how to adjust it. But plenty of supplies were left for the log fire which we appreciated on a cold May weekend. The oven space was a bit inadequate to cook for such a large group - shame the Rayburn oven was not working. The walk into the village is not that easy and Great Dixter is more than .25 miles away other than perhaps as the crow flies, but that was not a problem. Overall we were delighted, thought it good value for money and are even considering going again.

    Perfect for our family, few tiny little niggles but id be being picky to mention . Would definitely book this again ...had a lovely Break.
