Tucked in the grounds of Bolebroke Water Mill, this converted Elizabethan miller’s barn offers a stunning rural holiday setting.

This detached, beamed Elizabethan miller’s barn with great rustic character built c.1500 is set in the the owner’s grounds of Bolebroke Water Mill, a mile north of Hartfield and Winnie the Pooh country. Nestling beside a calm mill pond and bordered by woodland, pastures and streams, this Grade II listed barn offers high standard holiday accommodation and has been used as the setting for the film Carrington. Farm shop 400 yards. Hever Castle 4 miles. Shop and pubs, 1 mile.

Beamed throughout. Living room. Kitchen/dining room. Bathroom with over-bath shower and toilet. Open-tread stairs to first floor: Two steps up to double bedroom with 5ft four-poster bed, dressing area, day bed (for +1) and en-suite bathroom (low doorway) with over-bath shower and toilet. Juliet balcony to double bedroom with four-poster bed, day bed (for +1) and step to en-suite bathroom (low doorway) with over-bath shower and toilet.

    We had a lovely stay, 4 adults and we filled it! I am not sure where another two would fit in, not only the day beds but also it would have been a squeeze around the kitchen table. So we were quite pleased my son and his wife did not join us, as they may have! The beds were extremely comfortable and lovely en suites with all space well used and everything we needed. Downstairs you had to duck under beams which we managed and we loved all the homely touches. We loved the location and the farm shop a 5 minute walk away was a bonus. To reach wonderful countryside from the back door was great and the outlook and peace was fabulous. We walked a lot and explored Ashdown Forest and 'Pooh' country and found a great coffee (the best we had) and farm shop at Cherry Gardens Farm on a circular walk we did round Withyham. Having our OS map was a plus. Visited Wakehurst, Penshurst Place and Hever Castle which were all beautiful with Autumn colours and sunshine. Very lucky.

    We enjoyed our stay very much in this quirky barn although the the lane into it was rather rough . The reason we wouldn't return is because it is no longer being let out as a holiday let after this year which is rather a pity.

    Super property in a very attractive location. The conversion from an old granary has been well thought out retaining, and with additional features in keeping with a property of such age. Difficult to find a fault although continually ducking under low doorways can become irritating and the rough track leading from the main road has some extra large potholes. For anyone looking for the old world and an atmospheric holiday, this property will not disappoint. Certainly one of the best we have sampled.

    The cottage is very quirky and was in need of some basic maintenance. It was in a beautiful setting but it would have been nice if the local pub was closer and the road/pedestrian access safer. There were no pavements and the traffic was very fast moving. It would have been lovely to have champagne glasses as we were there for Valentine Day celebrations. The wifi is virtually none existent despite being advertised as available. This was a disappointment as we had planned to take the opportunity to plan a future holiday.

    A lovely cottage....a bit quirky with low door frames in places, but all adds to the character....that's my character as I did bump my head a couple of times. we did enjoy our stay though.
