Ideal walking country with the coastal path just a short stroll away, Woolacombe’s sandy and surfing beach is close by, and Barnstaple is easily accessible.

This imposing detached house, on the edge of the pretty coastal village of Mortehoe, lies in an elevated position in 2 acres of garden and has views across the cliff tops to the sea. Offering spacious living and a games room (in the sub-basement, accessed via a side door), it is ideal for large family or group gatherings. The property is set out over five separate apartments and, although unconventional, the layout functions well as one unit with ample bathrooms/shower rooms plus additional kitchen facilities if needed. Guests have plenty of space to ensure a relaxing holiday in this stunning part of the country or to celebrate a special occasion in style. The Grange is a short walk from the village with post office/newsagent, general store, delicatessen, restaurants (one renowned as one of the best fish restaurants in the south west), fish and chip shop, three pubs serving food, heritage centre and a church with a medieval history. Walk from the house on to the coastal path, local beaches and coves. Woolacombe beach, 1 mile, spans 2 miles; this impressive Blue Flag beach is ideal for surfing or walking through the sand dunes. Exmoor is a short drive with spectacular views. There are NT properties at Arlington and Knightshayes and the RHS gardens at Rosemoor, Great Torrington. Barnstaple, 12 miles, has theatre, cinema and leisure activities. Places of interest include the Museum of North Devon, Pannier Market, 14th-century St Anne’s Chapel and 18th-century Queen Anne’s Walk. Braunton is the gateway to North Devon’s surfing area. Plenty to do for all ages including many quality golf courses, Clovelly, lighthouse and quay at Hartland, the Big Sheep and Milky Way amusement parks, cycling on the Tarka Trail or crabbing at Appledore quay. Shops and pub 500 yards.

    Had a great stay at the grange, the house was perfect for our large group of friends and children. The house needs some modernisation and wi-fi would be a good addition. Also a little more attention to cleaning- under the beds and cobwebs.

    One comment I must make: we were told a couple of weeks beforehand that we could expect some disturbance from contractors knocking down a garage near the back door. That was a lot less than the whole truth because it omitted to tell us that they were also digging out hard bedrock around where the garage had been. Luckily for us, as it turned out they were not doing anything at all during the week we were there but whoever was there while that work was going on deserves a hefty recompense. The only effect for us was that part of the grounds were inaccessible owing to the fences put up by the contractors.

    Large house that accommodated our party well, but.. It hadn't been maintained well and looked a bit shabby, several of the beds were uncomfortable and one guest had a sore back & neck. Another bed was so creaky it kept occupants awake. We had problems with the washing machine, cooker and dish washer. Due to poor maintenance it wasn't as clean as should have been. The garden was large and had lovely views but was so steep it was difficult for the children to play in - nowhere to ride their scooters etc. Games room was poor I've table tennis table, but no balls. And to cap it all the owner was building a new place in part of the back garden which involved pile drivers digging through the rocky hill! Fortunately they didn't work every day as it was very noisy (the owner didn't give us a small discount for this). The place is up for sale and has obviously been a cash cow for the owner, let's hope the new owner puts some money into the place - it deserves it, the north Devon coast is lovely.
