The tranquil hamlet of Berrier is easily accessible, just 10 minutes from the M6 and is ideally situated to explore the Northern Fells and Eastern Lakes.There is a beautiful walk across the owners land to Naddle Crag, from where there are stunning views to Mungrisedale and the fells beyond. Ullswater is a 10 minute drive and the town of Keswick 15 minutes. Nearby is the market town of Penrith, the historic City of Carlisle and the unspoilt Eden Valley. The area is ideal for walkers, mountain bikers and bird watchers alike, with windsurfing and sailing opportunities on Ullswater.

Ground Floor: Heated by night storage heaters, the open plan accommodation comprises:
Lounge area: With woodburning stove in feature stone fireplace, Freeview TV with DVD, radio and patio doors to the garden.
Kitchen/diner area: With flagged floor, electric oven and hob, fridge, freezer, washing machine, and microwave.
Bedroom 1: with double bed.
Bathroom: With shower over bath, WC and hand basin.

First Floor: Open staircase to:
Bedroom 2: Galleried with twin beds.
Bedroom 3: Second sleeping gallery with two single beds, accessed by a wall ladder from the dining/kitchen.

All electricity for the overnight heating for the storage radiators and all hot water included. The electricity for lighting and cooking is paid for on a coin meter. Bed linen included. Use of nearby (1 mile) leisure facility for up to 4 people, by prior arrangement with the owner. Patio area with furniture. Large lawn area. Parking for 3 cars. Well-behaved dogs welcome by prior arrangement with the owner. The property is not suitable for children under 5 years.

    The location is to die for. Unfortunately it was grubby under and behind furniture and we even discovered another persos underwear in a drawer. The fact the electricity is through a metre is expensive and the heating is far from adequate for the open planned design. The water boiler in the kitchen is nowhere near sufficient for 6 peoples dishes ( it literally fills half a washing up bowl before running cold ) Seeing electricity is through a coin meter I for one would have enjoyed the luxury of a tumble drier as we had lots of damp clothes that needed drying. All this to one side, the owner was very pleasant and helpful and I would consider staying again in a heartbeat

    We really enjoyed our stay. The barn was well laid out and the bedrooms/beds comfy. The bathroom was a little cold and unwelcoming. There weren't enough comfy chairs for everyone to sit in the lounge unfortunately. We'd definitely go again
