A characterful barn conversion ideally situated to explore the Northern Fells and Eastern Lakes.

Cruck Barn sits in the small hamlet of Berrier which offers amazing views, both to the Pennines in the east and to the magnificent Lake District mountains and fells to the south and west. The nearest mountain is Blencathra at little more than a mile away and the nearest lake is Ullswater, the second longest in the Lake District. Berrier is an ideal location from which to explore the whole of the Lake District, as well as the Eden Valley, Hadrian’s Wall and Scottish Borders.
Cruck Barn is a Grade II listed building, sensitively converted to accommodate six people. The accommodation is set out as follows:
Front entrance porch, ideal for boots and coats and on appropriate days can double as a small sun lounge to take in the superb views of the Dodd and Mell Fells to the south west. Another large glass door gives access to the ground floor and open living area with its magnificent cruck beams and free standing stone fireplace. The whole area is carpeted with three piece suite and television/DVD player and with both storage heating and a large wood burning stove.

The kitchen area is cosy, low beamed and well-equipped with fridge, microwave, washing machine, freezer, electric cooker and hob. The floor is limestone flagged and there is a large farmhouse table which doubles as the dining area.
There are two galleried bedrooms, one leading from the kitchen area with two single beds and the other leading from the living area via a curved staircase has two single beds. The third bedroom is on the ground floor and has a double bed. The bathroom is also on the ground floor with three piece suit consisting of bath, WC and wash hand basin. There is also an independent shower above the bath.

Outside there is both a patio and grassed area with furniture and barbecue for those warm summer days and evenings. There is also a very large lawn with access to a smaller, walled and more private garden if required. There is ample parking for several cars plus secure storage for mountain bikes etc.

There is also access to 20 acres of fields via a driveway gate, ideal for a stroll or dog walking. There is also access to a nearby Spa for up to four people by arrangement with the owner and for those who would like to see some of this magnificent scenery from the air, Gyrocopter flights are available, again by arrangement with the owner. The nearby grass airstrip can double as a golf practise area and there is a beautiful round summer house above the strip from which to sip a glass of wine, take in the fantastic view and watch the sun go down over the mountains to the west. The nearest pub is within walking distance.

Kitchen/dining area: With flagged floor, electric oven and hob, fridge, freezer, washing machine, and microwave.

Bedroom 3: Second sleeping gallery with two single beds.

Night storage heaters throughout and an immersion heater for hot water, heating, electricity and bed linen included.(the electricity is for domestic use ONLY, not for subsiduary use). Use of nearby (1 mile) leisure facility for 3 people only, by prior arrangement with the owner. Patio area with furniture. Large lawn area. Parking for 3 cars. Well-behaved dogs welcome by prior arrangement with the owner. No children under 5 years.

    Could be cleaner, downstairs bedroom smelt damp, cooking utensils required cleaning before use.
