Just a mile from the sandy beaches and dunes of Winterton, this superb detached barn conversion enjoys an open outlook over an SSSI, abundant with wildlife. Beautifully restored, with exposed beams and biomass pellet-burning stove, it benefits from a lovely enclosed garden to the rear and a grassed area with duck pond at the front, sun terrace and small games area in a rustic barn. Nature trails lead from the doorstep, with excellent bird-watching, an RSPB reserve and daily boat trips along the Broads nearby. Horsey 2 miles, for 12th-century windmill (NT), fishing and watersports. Sheringham and Cromer 25 miles. Norwich 17 miles. Shop and pub 1 mile.

    Overall this cottage suited our party of 4 adults and 2 dogs very well in terms of comfort, spaciousness and suitable flooring along with easy 'from the door' dog walking. There were one or two minor cleaning issues (lack of attention to plug holes for example) and a couple of lamps were held together with gaffa tape; the cost of £10 per person for towels was a step too far for us so we had the inconvenience of taking our own. Similarly, we have never before stayed in a cottage with absolutely no welcome tray; a bottle of milk and a few tea bags are usually a minimum. As it was an extremely mild week we found the heating somewhat overpowering but had no way of turning it down so had to open doors in the evening! Nevertheless, a pleasant and comfortable holiday home enjoying silence and very dark nights with the hoot of tawny owls.

Both lamps have now been fixed without the need for any more emergency gaffa tape! For the benefit of others - The cost of towel hire is actually £10 per week for all 6 / 7 guests. This is confirmed at the point of enquiry with the booking agent. Sadly it is not possible for us to provide a welcome pack due to certain logistics. For the benefits of others there is a comprehensive Co-Op in nearby Martham and a local convenience shop in the village. The heating instructions are in the welcome book located in the property for guidance on reducing the heating.

    We all thoroughly enjoyed our stay at the Coach House. We found it to be very well equipped and extremely comfortable. The owner, was very helpful when I spoke to him to arrange key pick up and ran through information we may have needed. We enjoyed the location, a short drive from the village, it was peaceful with very little passing traffic. Lots of things to see and do in the area. We were fortunate to see the seals at Horsey Gap and also at Happisburgh beach. Also worth a drive out is the East Rushton Vicarage Garden near Stalham, nice little pub The Butchers Arms in the Village there, lovely staff and good home cooked food. We are regular visitors to this part of Norfolk and always have a good time but staying at the Coach House was an added bonus. We very much hope to return next year.

    What a lovely place to stay, beautiful barn so well converted very warm and bright. This was our first visit to Norfolk and we had a fantastic week lots to see and in the area and some really good food! The owner was very helpful with ideas and help make a perfect week away with friends
