The Boat House lies just 30 yards from the beach on the Moray Firth, with dolphins, otters, nestling ospreys and falcons all close by.

This detached former lifeboat station is situated approximately 30 yards from the beach on the Moray Firth. It is close to the famous Channory Point, where the bottlenose dolphins are seen daily and can also be seen from the property. Otters, ospreys and falcons can also be seen in front of the house and free fishing with good runs of sea trout are available. There is a choice of restaurants and bistros within a 5-minute walk along the beach. Rosemarkie is ideally situated for touring the Northern Highlands with most of the main tourist attraction, the Isle of Skye, the ferry, the fishing ports of Ullapool and Inverewe Gardens are an easy drive. Local amenities include golf at the local course just a few hundred yards away and other fine courses including Castle Stuart. Trips on Loch Ness are only 20 minutes away. The Camping and Caravan Club is adjacent to the property. Shop and pub 300 yards, restaurants within 0.5 miles.

All on ground floor: Living/dining room/kitchen. 2 bedrooms: 1 double (5ft), 1 bunk. Bathroom with shower over bath and toilet.

    Fabulous location- easy walk up the beach to Chanonry Point to watch the dolphins. we saw dolphins almost every day from the beach in front of the house. Great

    amazing location.great time had by all.boathouse beautiful.would definitely return.owner never bothered us at all introduced himself on arrival told us about dolphins etc and gave us address jn case of any problems.beach 2 mins away perfect.thank you.very happy.

    The reason we would not go back is due to there being only one "normal" bed. We were aware it had bunk beds before we booked, but as Brownie Leaders were happy for one of us to sleep on the bottom bunk. In the event we found the bunk to be uncomfortable. We ended up moving the mattresses to the lounge. Whilst this then made for a comfortable sleep, it was not ideal considering the amount we had paid for the cottage. We loved loved loved the location, appreciated the WiFi we could buy from the caravan site, enjoyed the peace and quiet and the local bistro. Unfortunately the local pub was not serving food all week, which would have been a problem if you were relying on it for meals. The owner was very helpful and quick to deal with a maintenance issue. A beautiful part of Scotland, which we will return to. The dolphin watching was awesome, just a shame the otters went into hiding!

    I have to say that the Boat House did not live up to our expectations in fact far from it. There wasn't even anything to wash the dishes with so we had to go to the local Spar shop for cleaning products such as fairy liquid, Bleach, cleaning clothes etc. There was paint on the sofas. The kitchen cupboards were old and the handles were coming off. The carpets had not been fitted at all and wer lying up against the skirting. We were extremely disappointed. The only thing that saved the week was the weather which was exceptional and that was the only reason we did not leave. Why didn't we complain to the owner, well we were desperate for the break and as I said the weather saved it.
