Welcome Cottages

A carefully curated collection of properties that offer high quality, good value accommodation in great locations across the UK, Ireland, France and Italy

In a blissful country setting, yet only an hour from London, this very comfortable barn conversion offers an ideal base.

This sympathetically converted barn offers beautifully finished and comfortable accommodation, with its own garden and large patio. In a pleasant rural setting just 1 mile from the village of Godstone and 2½ miles from the M25, the barn provides an ideal base from which to visit the many attractions in the area. Set close to the owner’s home and stables in 16 acres of garden and paddocks, it has its own privacy and there is a delightful country pub within 200 yards.

Being close to the M25, the area is busy but Godstone retains a great deal of charm and has a delightful village green and pond, as well as a number of pubs and eateries. Godstone Farm, on the outskirts of the village, is a popular spot with animal interaction and extensive play and picnic areas.

Close by is the British Wildlife Centre and within easy reach is a long list of stately homes, National Trust properties, theme parks and other attractions including Hever Castle, Borde Hill, Ightham Mote, Standen, Wakehurst, Chartwell, Chessington World of Adventures, Thorpe Park, The Bluebell Railway and Epsom/Lingfield racecourses. Brighton and the south coast are less than an hour away and local train stations provide easy access to London. Shops 1 mile, pub 200 yards.

Steep stairs to first floor: Two double bedrooms, one with en-suite shower room, one with additional single. Bunk bedroom. Bathroom with over-bath shower and toilet.

First thing to say is that this cottage is in an ideal location for visiting London & areas south which is why we chose it. However it wasn't quite the ideal rural spot we hoped for. That is because it sits beside a road that is obviously used by commuters going into London. Yes the road is rural but the traffic starts about 5.30 am & as the vehicles can do 50 mph on that stretch it did seem very noisy at times. The cottage is also on the flight path from Gatwick which is not far away & whilst low flying aircraft kept the kids entertained at times, it can be annoying late at night or very early in the morning if you are not used to it. Of course it's location is simply that but it just wasn't what we expected. The cottage could also do with a bit of TLC. All of us felt that it was probably very nice 15 years ago but not much has been upgraded or changed since. So for example my son & daughter in law, who are both teachers, felt the kitchen cupboards resembled something found in a school staff room with lots of mis-matched cups, glasses, plates etc. All in all our week was okay & the barn was an okay place to stay but we wouldn't return if We were looking to stay in that area again.

    Response from:

Response on behalf of the Owner; No one is more disappointed than us when we get a less than fully satisfactory review so we are truly sorry that it did not meet your expectations. The Barn is in a lovely rural setting and its location for the many attractions in the area is ideal. The south east is crowded though and that ideal location inevitably comes with a busy environment. Our previous guests have always seemed to happily accept the compromise. The vast majority of our guests are delighted with the Barn and we do get a high level of return visits. Gatwick is several miles away and we are well north of the east / west take-off and landing flight paths. Most of the time aeroplane noise is barely noticeable. In the less frequent easterly wind conditions some westbound departing aircraft do route overhead but always at a reasonable height and are not particularly noisy. We have never had any previous guest comments regarding aircraft noise. We note the comments re kitchen units but guests are usually delighted with the farmhouse style of the kitchen. All units are in good condition and fully serviceable and are a good match with the oak beams and stone floor. Our top priority with crockery has always been to ensure a generous supply of all items with any chipped or broken items replaced as soon as we spot them. We try hard to keep items matched but this is not always possible as supplies are always changing. As for general furnishings, equipment and upkeep we do have a steady programme of replacement and maintenance. Major items over the last two years include a new TV and DVD player, new gas BBQ, a replacement settee, two new bed mattresses, a new main gas boiler and treatment of the whole outside timber cladding. Once again we are sorry the Barn did not meet your expectations. We do appreciate the feedback and we will continue our efforts to do all we can to make sure the Barn provides full satisfaction to all our guests.
