The Annexe is a modern, single-storey, semi-detached holiday property adjoining the owner’s house with its own small enclosed garden and views over open countryside. Located in the village of Newbourne, it is an ideal base to explore the Suffolk countryside and Heritage Coast. Felixstowe is 10 miles and the charming market town of Woodbridge with its range of shops, restaurants and sailing (space for small boat/dinghy at property) on the River Deben is 5 miles. The village of Newbourne boasts its own nature reserve, Newbourne Springs. Other attractions include the ancient burial ground at Sutton Hoo (NT), Framlingham, Aldeburgh and Snape Maltings. Shops 2 miles, pub and restaurant 0.5 miles.

All on ground floor: Living room with double sofa bed/dining room. Kitchen. 1 double bedroom (zip and link can be twin on request). Bathroom with bath, shower cubicle and toilet.

    The photograph in the picture is quite old as the fence was rotting away. The owner held it together with zip connectors, so much so that we had to point out to him we had a dog which could not get into the garden. he modified it. The carpet just inside the front door is laid in such a way as to be dangerous- my husband tripped on it. The living room was very nice with a TV that was modern and excellent. It had three settees, one a sofa bed. The kitchen was nice but the grill did not work, if we were staying longer we would have mentioned it. The bedroom and bathroom were OK- excellent shower. Excellent off road parking. Very large garden to exercise dog- well fenced.

    Response on behalf of the Owner; We were not aware of any problem with the fence until the morning that these guests arrived, when the previous guests informed us that their dog had rammed it and broken it. Because we were going on holiday the next day, we had to effect a temporary repair, before the arrival of these guests. We only allow access to our garden after talking to each set of guests and agreeing to it, usually this is not a problem. This guest thought it was OK to allow their dog into our garden without first talking to us, so we modified the temporary repair to allow the gate to open. Whilst doing this, the dog went round unaccompanied into our kitchen and ate all our dogs food, when they found this out the guest found it quite funny. We are in the process of replacing this section of fence and fitting a new gate. With regards to the carpet in the hallway, this has been laid for two years and we have never received any adverse comment about it, we have now lifted it and replaced it with a new runner. With regards to the grill, we have checked it out and it works perfectly, we can only assume that they did not understand how it switched on, even though the instruction leaflet is in a drawer next to it. We are sorry if these items caused a problem, but we would have appreciated it if the guest could have approached our daughter who was still on the premises and she could either have sorted the problems out immediately or contacted us for advice, rather than having to hear of the problems later via Reevoo.

    We were looking for somewhere quiet and peaceful, but near a pub that served food, and this was perfect. We also wanted wi-fi and that was available. All equipment required was provided - they'd thought of everything that might be useful. The bed/s were very comfortable, as were the (slightly aged) settees. There were books, jigsaws and games we could use and plenty of space. Our stay was only a short one but we would be happy to stay for a longer period another time.
