Secluded private detached single-storey holiday cottage in its own grounds near Harlech, within the curtilage of Snowdonia National Park and with fantastic views of the surrounding area. Situated on the upper outskirts of the village of Talsarnau on a quiet lane to the tranquil Caerffynnon Hall Estate and at the foot of a private wood with the ruins of an 11th century look-out, this peaceful coastal village is within easy driving distance to both the market town of Porthmadog (20 minutes) and the seaside village of Harlech (7 minutes). Horse riding and golf nearby. Shop 4 miles, pub and restaurant 0.25 miles.

Steps down to entrance. All on ground floor: Living/dining room. Kitchen. 3 bedrooms: 1 double with French doors, 2 twin. Shower room with toilet.

Woodburner in living/dining room (no fuel provided). Electric central heating and electricity included (£40per week November-March). Bed linen and towels included. High chair. DVD and small library.     The cottage is in an absolutely stunning location with views to Portmeirion and the mountains beyond. We found it to be clean and comfortable with a selection of DVDs, books and games which we made use of. There isn't a bath as in the pictures, but the bathroom has been refurbished and is very smart with a large shower which we actually preferred. The only criticism I would have is that it is difficult to seat 6 around the table and there also isn't really enough seating for 6 in the living area. This would probably be ok with small children but as we have grown up children and teenagers it was a bit of a struggle in the evenings! Also the steps are steep and the garden also steeper than it appears in pictures which may be an issue for some people. There are wonderful beaches within easy driving distance and good walks in the wood from the cottage so our dog went home tired and happy and so did we.

    There was no lighting outside, very dark and quite a number of steps to negotiate in that dark. No wifi - when it was advertised Accommodation quite dirty - needs a really good clean especially the kitchen and its utensils Cooker rusty Pillows all dark stained - quite sickening when you find you have been sleeping on them (There was a list telling us what we had to do before leaving e.g. take bedding off to "help" the cleaner! ) thick animal hairs and thick dust on double bed mattress cover under the sheets dust everywhere Smell of sewage/dirty drains in double bedroom Not child friendly No cot facilities - but advertise all children welcome Suite in lounge needs cleaning No correlation to the price of 3 nights compared to one night No microwave - as advertised No bath - as advertised No freezer as advertised 눇The location was spot on for us and the views excellent. The patio area may have been lovely in summer We needed to stay in the area an extra night - the price was a lot lower than the three nights if you divide x 3 The potential is great - proper care and cleaning non existent

    Response on behalf of the Owner; Firstly this client asked and paid to stay an extra night, which is amazing when you read their review. Nothing was reported to us during their stay. It’s difficult to know where to start with these comments as we feel that none of them are either factual or true. The property has had brand new outside lighting installed at a cost of over £2000 in March, it must be remembered this is a very rural location and not an inner city location - there are now 14 lights between the car parking area and the cottage. Wi-Fi was installed in February, due to a fault with BT at the roadside; the line was down for 2 weeks until it was reported to us. All bedding was purchased brand new in January and is replaced every year. The mattresses are 2 years old as are the Swedish Toppers. We have no cot facility, since the Anne Diamond cot death report, we do however offer a highchair. There is no bath as a new £5000 shower room was installed in November '15, the freezer is located on the decking and the previous guests blew a tin up in the microwave and the new one arrived the day this guest vacated. The oven is a Neff oven and yes it does have rust around the door due to clients leaving Mr Muscle on it for too long. Our housekeepers have worked for us for 7 years and score 9-10 out of 10 most weeks. All of the clients that have written in the comments book leave nice comments, I have no idea what these guests are referring to, the sewage smell greatly concerned me and I rang to have the drains tested the next day after reading this report, they are functioning without leaks perfectly.
