First of all I'd like to point out, the landlady (Sally) was more than helpful, she made our stay so comfortable and made us feel so at home. The barn was decorated with Christmas decorations which gave it a holiday feel, we was greeted with a cake on arrival and a tour of the property, she explain everything is detail and left us to enjoy ourselves, the property itself was flawless, free wifi, underfloor heating, comfy beds, powerful showers made our stay even more luxurious, we had every cooking essential needed to make whatever we needed, as being located on a farm you are able too buy fresh eggs. The lurdary has a dryer, more towels and DVDs. As not having a good experience with my last stay at a different properly and being bullied by the last landlady I was more than ecstatic to be very clear in this review to make it known to others that Sally is a god send, we was surrounded by farm animals which was a nice change of scenery. My party of 6 who were a young crowd was still welcomed into the properly, she did not mind us staying and not once threat. The hot tub was a gorgeous touch, it is already set up and she cleans it herself every morning so it gives you chance to put your feet up. On departure she came round and aloud us to stay an extra hour till we got picked up, she was very friendly and extremely greatful with how to looked after the property.

We stayed at Sunrise Barn, one of the three properties at Mill Farm. The barn was beautifully presented and included a home made cake upon arrival. The garden was enclosed so our 10 month old son and our dog were able to play safely in the garden. A highchair, travel cot and stair gate were all provided free of charge. The ground floor double bedroom with ensuite was perfect for my Nan, my Husband and I stayed in the double room upstairs with plenty of room for the travel cot and had blackout curtains, not forgetting the gorgeous views and my Parents shared the twin room. My son enjoyed visiting the cows, sheep, horses, chickens and pig at Mill Farm. We made numerous trips to feed the pig our leftovers and fresh eggs were available to buy which were lovely. The property had everything you could need, a real home from home plus the added bonus of the hot tub. Sally made us feel very welcome and gave great advice of what to see and where to eat, nothing was too much trouble. We had such a great stay and look forward to returning.

Sunrise Barn is a lovely cottage, one of three each with a private hot tub. The cottage is furnished to the highest standard with high quality fittings that plus a cake on arrival and the luxury of a hot tub made us feel like we were really being looked after. The barn is situated on the coast near Chapel St Leonards a nice quiet village with access to the beach.

Immaculate accommodation in close proximity to Chapel St Leonards and Skegness. Sally made us feel at home and more than welcome at Sunrise Barn in more ways than one. A freshly baked Victoria Sponge sat waiting for us on the dining room table when we arrived!! What better way to be welcomed after a long journey! Sally met us as soon as we arrived showing us around Sunrise Barn and providing folders of local tourist spots and places to dine. The barn is light, spacious, warm and comforting. The hot tub definitely added to our relaxation - Sally maintained the hot tub daily. From the hot tub you can view the surrounding fields that hold horses. To the rear of the barn you can see the chickens, you can purchase their freshly laid eggs from Sally at a very small price. We would recommend the Italian, La Piazza, and Chinese, The Golden Dragon, in Chapel St Leonards. The portions at La Piazza are large!!! Both are very reasonably priced. We would also recommend The Coffee Bean café in Skegness, great value and quality. We will definitely return to Sunrise Barn. Thank you Sally.
