Located in the quiet unspoilt countryside that lies behind North Devon’s picturesque coastline, Stepps Farm offers good sized accommodation that is ideal for a large family or group. The detached house has been renovated but retains its charm with exposed beams and wood-burning stove in the living room. The large kitchen/breakfast area is ideal for getting everyone fed and ready for a day on some of the local beaches or exploring the surrounding countryside and attractions. There are four reception rooms to give everyone enough space to ensure a relaxing holiday. The very generous master bedroom has en-suite facilities and the other bedrooms and bathrooms are all finished to a high standard. Outside there are plenty of sitting-out areas to enjoy and the large paddock area is ideal for a game of rounders or football or to observe the local wild life, if you are quiet! The house is situated in the pretty hamlet of Middle Marwood, however there are numerous attractions within easy reach of the house including the Combe Martin Wildlife and Dinosaur Park, Watermouth Castle and the Lynton to Lynmouth cliff railway. At Saunton, Croyde and Woolacombe, some of the best and cleanest surf beaches in the country can be found, as well as many smaller coves and bays. Exmoor and the South West Coast Path are located close by and on a clear day the views of the surrounding coast and countryside can be spectacular from these well known walking areas. There are National Trust properties at Arlington and Knightshayes, the RHS gardens at Rosemoor, Great Torrington and Marwood Gardens 2 miles away. Bikes can be hired locally to explore the Tarka Trail and there is good fishing available for both game and sea fishing as well as golf courses to suit all abilities. Shop 4 miles, pub 1 mile.

    We enjoyed our stay at Stepps Farm. Had no reason for complaint. The house was very well equipped and spotless. Our Dalmatian Lottie had a great time, the garden is enclosed and the use of the field was an added bonus. Would stay again and recommend to others.

    We booked very late and it was the only place in the UK that had the number of rooms we needed and was reasonably close to the sea, so we booked it. Then we read the last review and thought whoops, what have we done! Oh well and off we go, easy to find if down in Devonshire smallest country lanes and a good first impression, which only got better the more we looked around the house and the master bedroom is enormous. All clean, tidy and some lovely touches with wine, milk,tea, coffee, fresh bread and cakes........ This IS a lovely place, peaceful, wonderful setting and so many kitchen gadgets that normally you do not get, especially a decent coffee machine and sharp knives!!!

    Very dated property compared to picture shown on the website, old and dirty soft furniture everywhere, dirty windows arrived at Xmas Eve no heating on and only few wooden logs left for the burner with a note saying that additional wood can be bought a the local supermarket. .. 5 miles away from the place .Whole house smells of damp certainly not a 5 star grade property

    Response on behalf of the Owner; We are always pleased to receive feedback from our guests are were very surprised to read these comments that are so obviously different from the variety of positive and glowing comments and high ratings from our usually lovely and satisfied guests. We pride ourselves on the cleanliness of Stepps Farm and our meticulous cleaners generally receive ratings of at least 9/10. I personally checked the house two days before this booking and it was spotless, the fire was set and there was a basket of logs as indicated on the website. I’m sorry that the furniture was not up to expectations however all of the furniture is exactly the same as shown on the website and in keeping with an old Devon farm house, with the exception of the pool table which was new last year. Unfortunately the house was left in such a mess after the late departure of these guests that my cleaners had to spend two hours more than usual to get the house back to its usual high standard. We had recently been inspected prior to these guests and we have maintained our 5 star rating in accordance with the Visit England guidelines. It’s such a shame that this one low rating can have such a negative effect on our overall scores which are usually 8, 9 or 10.
