Lovely location, good view across the lake . Living room and kitchen good and everything you need ..however bed in double room should be bigger it's not full double ..and welcome pack was not great no hardship supplying fresh milk .

Just needs a good clean up, rusty soap tray in shower room, rust in the back of the fridge and all the windows needed to be cleaned, sour milk left in fridge and three of the forty steps loose. But apart from that being close to the water and looking out on the morning and dusk was great.

Spout crag boathouse location is second to none. I have stayed here twice and loved it both times - there is a lot to do in the area. I would throughly recommend a holiday here. The views are fabulous and the range of wildlife is impressive - I have seen otters during both my visits

Spout Crag is exactly as you see - walking in on a wild Winters night, it was solid, warm, clean and beautifully presented. We LOVED just sitting and watching the view - which is just as well as storm Barney battered Windermere for the whole week! The Swan family came twice daily but the wild weather kept everything else away. Only negatives - for s/c: no kitchen scales, sieve or measuring jug - and for a quality property, we were surprised to find the very cheapest of pillows on the beds (we take our own anyway).

Second visit here and had a lovely week. Some upgrading needed to single mattresses and bathroom fittings but everything else was fine. Great location on Windermere if you have a boat but unable to access anywhere on foot from the property. Wi-fi would be a real bonus. This is a unique property directly on the lake and the views are amazing whatever the weather.

Absolutely perfect location, views from the boathouse were stunning. Good place to stay if wanting to sail your own dinghy directly from where you are staying but also ideal for any sort of holiday, walking, canoeing, romantic break etc. Plenty to do no matter what the weather.

We had another fantastic stay at this beautiful boathouse and definitely want to stay again although the week we wanted for next year had already been taken. The only slight negative is the large bedroom bed which we found uncomfortable. However this in no way detracted from our enjoyment of the place. It's a stunning property with glorious views that we could gaze at for hours. The place is also really well equipped and had everything we could need. We can't wait to come back again.
