In a perfect location on the riverside, with a private mooring for guests’ very own day launch, this modern, comfortably furnished home makes an ideal holiday retreat. A lawned garden leads down to the river’s edge, and an all-weather day boat is available for hire direct with the owner (first tank of fuel inc). There is mooring available at the end of the garden, so why not bring your own boat, to enable you to explore this popular waterway and nature reserve. The Broads are a paradise for nature lovers, allowing bird watching and fishing from the property or from the private launch. The numerous footpaths and trails which crisscross the reserve can be explored on foot or by bicycle, in particular the popular 56-mile Weavers’ Way which winds through popular parts of the Broads on its way from Cromer to Great Yarmouth.
Wroxham, considered to be the capital of the Broads, offers a wide selection of waterside cafés, restaurants, shops, railway station and a host of other amenities. The historic city of Norwich (8 miles) has a plethora of churches, a gothic cathedral and excellent shopping, eating and nightlife. For golfing enthusiasts, visit Sprowston Hall 6 miles away, whilst for sun lovers or a family day by the sea, sandy beaches can be found along the Norfolk coast, just 11 miles away. Shops and pub ¼ mile.

    As we were lucky enough to have beautiful weather we were always out on the decking enjoying the location especially my elderly Mum, a patio umberella to shade from the sun would have been a great asset but we couldn't find one. Very enjoyable week, a trip down the river in the launch was an added bonus. A very comfortable house.

    We loved the location of this property, to wake up in the morning and see the boat and river at the bottom of the garden was a joy. The house was very comfortable and had everything needed to cater for our party of seven adults. The use of the boat was an essential part of our enjoyment, especially for my 21 year old son, who absolutely loved pottering about on the river. The owners were very helpful when we contacted them before our holiday with a couple of questions. Would love to return.

    A fab time was had by our party of ten for my husbands 60 th birthday we could not find fault of any description lovely place beautiful surroundings village of wroxham a leisurely ten minute walk were you can find shops cafes fish and chips a pub with restaurant and the well known Roy's of Wroxham . Alternatively go down river on day boat for a meal and lovely tour of the broads

    Excellent cottage in fabulous location. Plenty of room for our family of 9. Everything you need for a lovely holiday. Would return. Boat made the holiday.
