Our first impression of this holiday was the warm welcome we received from Jean, the proprietor. The holiday cottages/lodges are few in number, 'The lodge' is a house within Jean's land, it is a comfortable, warm home, that welcomed children and dogs. The garden was very secure (within the hedge is a wire fence to prevent escape of child or dog). There was swimming on site, you booked an hour for your family, this was worked around other requests for the pool, table tennis and I think 'snooker' for children all available without additional charge. Snooker for the adults, could be hired by the hour. Within the court yard was a laundry room. You are very central for visiting Kings Lynn, Norwich and the Norfolk Broads, we found fishing lakes within 12 miles for our son, Thetford forest (Forestry Commission) has play equipment, walks and organised events; Having a coastal walk at Wells on sea and numerous national trust properties within 25 miles and of course the Norfolk Broads. A lovely family holiday within the grounds of a beautiful house, that is home to Jean. We left feeling we had made new friends and look forward to returning.

l knew by the photos on the internet that the cottage was going to be basic but really feel that it really needs updating. The beds weren't comfortable and stains on carpets really put me off. There was a musty smell when we walked in.We have stayed in a lot of cottages with our dogs but l feel this must been one of the worst.Im sorry to leave such a bad review but when you pay good money for something you expect a certain standard.

Response on behalf of the owner:- Thank you for your feedback. As it is towards the end of the season and we have had a lot of four legged friends in the property, as a dog owner I am sure you appreciate that they can cause more general wear and tear and so I can only apologise for this but we do try to keep on top of it and continually look to refurbish as the property needs.

All the family enjoyed a wonderful stay at the lodge. Great welcome cake , milk and dog biscuit. Swimming pool and games rooms kept the children entertained, whilst we enjoyed the great walks with the dog around the grounds. Best of all rural , yet 3 miles from a town with all amenities, definitely would return.
