Originally constructed in 1722 this beautiful Grade 2 listed town house has recently undergone a complete makeover and has been fully restored to offer decadent self-catering holiday accommodation which oozes an abundance of style.  Sandyford House is simply divine!  The accommodation is spread over three floors and has been sympathetically refurbished with so much thought, care and attention to the finer details.  Stunning features include the original fireplaces, exposed roof trusses and stone work, which all add to its exceptional charm.
The beautifully equipped kitchen on the ground floor houses an extensive range of integral appliances and boasts a stylish cooking range and a large central island. Granite work surfaces incorporate the Belfast sink with quality limestone flooring throughout.  It leads to a garden room; an idyllic spot to dine and watch the children at play in the fully enclosed walled garden.  A twin bedroom with en-suite shower facilities has the added convenience of being on the ground floor too. 
The main sitting room is a bright and airy space on the first floor and features solid oak flooring and a sliding sash window giving views across the garden.  Indulge in the luxury of the spacious bathroom where there is a centrally placed roll-top spa bath, separate shower enclosure, WC, twin stone wash basins and even a sauna!
Two further bedrooms, both with en-suite shower facilities on the second floor ensure Sandyford House is suitable for the gathering of family and friends alike as well as for those couples seeking something particularly special....
Sandyford House is situated in a mews style courtyard, tucked behind the main street of the picture postcard village of Rothbury. Its private setting is surprisingly peaceful and the walled garden enhances its relaxing ambience and gives a degree of seclusion.  Yet there is a wide array of facilities including several shops, pubs and quaint tea rooms all within a gentle stroll from Sandyford House.

Ground Floor: The property is spread over three floors, has gas central heating and comprises:
Kitchen: With gas rayburn cooker and separate hob, integrated appliances including microwave, coffee machine, drinks cooler, fridge, freezer, dishwasher, TV, washing machine and tumble dryer, high stools for breakfasting. Beautiful lime stone flooring.
Garden Room: With comfortable furnishings to dine
Bedroom 1: With two single beds, TV and en suite facilities comprising of shower enclosure, WC and wash basin.

First Floor: Sitting Room: With satellite TV, DVD and radio/CD. Solid oak flooring, exposed roof trusses and stone work.
Bathroom: With luxurious roll top spa bath, TV, separate large shower enclosure, WC, wash basin and sauna.

    The bells; oh the bells! Sandyford is almost next door to a church that chimes every 15 minutes; 4 chimes for quarter past the hour, 8 for mid hour right on up to 16 chimes on the hour EVERY hour. Day and night. The Church then chimes out the actual hour. So at midnight is ushered in with a ridiculous 28 chimes! So if you are a light sleeper my advice is DO NOT avoid Sandyford Hse and Rothbury in general! Re the actual house itself; it is beautifully located in the centre of town but usefully away from the traffic. The beds themselves are reasonably comfortable but the saggy mattresses are probably due a change. Also the blinds used in the top two bedrooms do little to darken the room. Handy for reading at 4am! Disappointingly some of the facilities failed to work, such as the Jacuzzi bath & sauna. The kitchen is well stocked but unfortunately dominated by a large island which limits the number of people that can gather in what is, for most houses, the social hub of the building. The added sense of isolation is further compounded by the lounge being on the first floor. So as a social house Sandyford is somewhat of a fail.

    Response on behalf of the Owner; I have taken the opportunity to fully investigate this matter. We are very disappointed that the guest did not enjoy their stay at our holiday cottage and we send our sincere apologies, as we strive to provide a quality and positive experience for all our guests. As described in all our literature, Sandyford House is situated almost adjacent to the All Saints Church, in the Market town of Rothbury. The ancient church clock was installed in 1750, more than 250 years ago, in the 13th Century Church and the church clock chimes throughout the day and night. Whilst locally we are proud of the heritage of our church and its clock, we can understand that holidaymakers may not adapt to and enjoy the chimes during their brief stay; however this certainly is not one we can control. Sandyford House is a Grade 2 Listed Cottage, and the oldest house remaining in Rothbury, built in 1720. When the cottage was built in 1720, almost 300 years ago, it was built with small windows to keep in the heat and as a consequence the houses were dark. We will consider black out blinds. Whilst we respect that rest and relaxation is an essential ingredient in any holiday and as a consequence lack of sleep, may cause irritability, we cannot be deemed responsible for the church clock and its chimes, but do extend our sympathies to the guest. We have recently appointed a new housekeeper and a checklist to ensure all equipment is in situ and all appliances are fully operational and I have been assured this had in fact been implemented and both the sauna and Jacuzzi bath were tested and working. I personally checked the Sauna and Jacuzzi bath, this past weekend and hey presto- like magic they both worked at the flick of a switch. The large kitchen island has a granite worktop which has on many occasions, been the social hub, a rest place for wine, beer and champagne glasses, the cottage sleeps six and many a party of 10 or more has been held in there and in the adjoining kitchen. The first floor lounge comfortably sits six guests with quality furniture and furnishings. The guest refers to comfortable beds and soggy mattresses, one which we will sleep test, as soon as is practicable. At no time did this guest attempt to contact us, to enable us to attempt to resolve his issues, although telephone numbers and contact details are displayed and we own two other businesses within a 200 metre distance from the cottage, both details of which are identified and displayed. We send our sincere apologies to the guest and will make adjustments where we are able.

    We were a family of 4 adults, a toddler & a baby. I did not feel it was suitable for the children, with hard stone floors, but good for adults, with shower room and TV in each bedroom. The electrics and some appliances left a lot to be desired, and it was disappointing to see reviews from last year with the same comment.

    Great cottage and location in the centre of Rothbury with easy access to Northumberland's attractions. Only negative feedback is some of the appliances need attention and the local church currently chimes ever 15 minutes 24 hours a day.

    Fabulous holiday cottage though not very child friendly for very little children. We stayed with our daughter and family one of which was my 16month old grandson. The flagstone floors and wooden stairs were a bit of a nightmare but it was all perfect for the grown ups. I think it is the perfect cottage for 3 sets of couples as you all have your own space. We would definitely stay there again without the grandchildren.

    The village of Rothbury is simply beautiful. We stayed in the half term holiday and paid a premium for that particular week. The property location was central and whilst we didnt have designated parking, we didnt find this to be a problem. The facilities advertised were excellent, however some were not working which was disappointing, as was the cleanliness of the property. When we raised this as a concern a cleaner was sent but could only do an hour and clearly the property needed much more time spent on it than 1 hour. The broken Spa bath and general filthiness of the property did not provide good value for money.

    A fabulous grade 2 listed holiday cottage that caters for your every need. It is in the perfect location and has all the equipment you could possible need. it has been furnished to a very high standard while retaining character and oozing charm. The whirlpool bath and sauna add a touch of luxury. We had a great week and will definitely be back.

    Really nice place to stay, fully equipped with every this you need for a self catering holiday. Settees in the large bedrooms were a great idea. Down side, dishwasher didn't work and the shower in main bathroom shower leaked.
