Lovely well equipped house. Private drive and not overlooked at all. Very comfortable with everything you need. Direct access from the back garden on to miles of golden sands. Well positioned and some lovely beaches and walks nearby. Don't forget to visit Winterton on sea and pop in the cafe. Horsey gap is a must to sea hundreds of seals basking on the beach. Overall a lovely place to stay if you want a relaxing break.

A nice and comfortable property let down by a few small things. Needs a good clean it is not dirty but a few areas have not been cleaned properly and some things are broken and in need of fixing it did not spoil our holiday or make us not want to go back. So all in all a good house for a break on the Norfolk coast.

We visited sand dune cottage in late August 2017. Our party consisted of 6 adults and one 4 year old. This was an amazing cottage very close to a great sandy beach, a decent park and a small arcade, shops, fish and chip shop and pub. Everything on the doorstep was a great bonus. We even saw seals in the sea! We have been to Norfolk before, but this area seemed to be very accessible for other days out such as Bewilderwood, Cromer and Great Yarmouth. The accommodation was very nice. It is not a luxury home by any means but very comfortable and cosy for a family holiday. The owners left tea and coffee, biscuits and fresh flowers which was a nice touch on arrival. The games room was a real bonus and we really enjoyed playing pool and table tennis. The only downsides for us were: 1. As an accommodation which accepts pets, there was an obvious smell of dog. It did not seem unclean but I suppose the smell does linger. About half way through the week we found some spray which had been provided which resolved the problem. Even without this it still would not have ruined our holiday. 2. The shower pressure is quite poor, especially in the ensuite. There are also no locks on the bathroom doors for some reason! All in all, we had a great holiday and would definitely come again.

Perfect location, property looking a little tired and shabby outside, please also be aware if you have small children or elderly as steps outside to raised area are quite steep and has no handrail.Would advise to not use the hoover like we did it really smells awful had to open all windows and spray airfreshner.En suite bathroom shower absolutely useless only a little dribble comes out, toilet doesnt flush very well, also shower in bathroom service light kept coming on and off.Wifi rubbish as well.

Lovely cottage so near to the sea it's perfect for walks. The playroom is a great extra especially if you get any rainy days. We saw the owner who delivered a new BBQ while we stayed, he is constantly improving things & is more than happy to sort any issues promptly should they arise during your stay. This year we stayed at sand dune cottage with 3 generations and our dog, it was our second visit and we very much hope to return.

Hire a Plumber :-0 too many taps and or toilets leaking or not working properly which meant running/dripping water 100% night and day! Simple things let this property down which is a shame as they could all be fixed easily and at little cost one feels. e.g a) Plumber as stated b) T Pot would be great c) as would Salt & Pepper d) something to light candles supplied would be good and lastly e) an Adult sized broom in the Kitchen as the floors are very sandy as you would expect in a house called Sand Dune! At arrival really felt like the house had been given and lick and a promise of a clean.

    Response from:

Response on behalf of the Owner; Thank you for your email, and valuable feedback, if we hear of problems then of course we can act on them. Firstly though, I am glad that you liked the amazing location so much. Regarding your issues, it is a shame that the water tank developed a fault with a valve in the roof tank on the ball cock causing water to exit the over flow, as I’m sure you realise faults can appear at any time and this of course has been rectified by the plumber. We don’t like to waste water - and pay for over flowing either. We checked out the T-pot and sadly this had vanished - presumably broken by a guest and not reported - thus we did not know it was missing - now replaced with a matching milk jug to complete the set. The salt and pepper pots that you stated were not present were actually there in the cupboard next to the egg cups - having said that taking your issues seriously and thinking that you would have checked thoroughly, we ended up buying two new ones - there are now two of each in the house for the next guests to enjoy. Sorry you could not light your candles. I’m surprised again about the brushes - there are actually three brushes of varying sizes in the house plus the dust pan and brush and a Henry Hoover. There is a very large outdoor brush, just by the BBQ for the sand that gets blown from the dunes, a small adult one for the kitchen and a standard indoor one as well. Again thank you for your feedback.

Family group of 7 ranging from 21 to 78 and 3 dogs enjoyed New Year break. Perfect location for walking dogs on beach. Lots of space and comfy beds. Showers a little disappointing and could have done with a teapot! Didn't use pool table as it was freezing but did look a little tired. Overall we had fab time and would return.

Sand Dune Cottage was very well situated. Lots of space indoors. Separate games room which the kids loved. The only negative was the lack of cleanlines. Amazing beach to walk dogs. Locals are fiendly. Would definitely book again. Very relaxing holiday.

Cleanliness wasn't up to much had to buy loads of cleaning products to clean before using kitchen, tea towels (2) were dirty as were bedding and duvets all needed throwing out and re placing we had to buy new ones to put on beds. No chopping boards saucepans needed washing before use and the vacuum cleaner needs to go in the bin it smells disgusting if you use it because you have to open all the widows to let the smell out or as we did buy loads of fabreze odour eliminators and mist The on suite shower and toilet was filthy and the shower didn't work properly hardly any water coming out, toilet seat loose, toilet didn't flush properly, TVs upstairs didn't work properly. Hot water tap in kitchen very slow and when reading other guests comments in the book these issues are longstanding and need to be addressed
