Dating back to 1701, this pretty little holiday cottage is adorned with creeping roses. Filled with beams and character and boasting a feature iron grate in the kitchen, it stands as one of a row in the little hamlet of Outgate, with its own sunny furnished garden. Amidst pleasant countryside, Rose Lea Cottage makes an excellent base for exploring the many National Trust properties, fells, mountains and lakes of the Lake District National Park. Windermere lake and town within easy driving distance. Hawshead only a mile away. Shops 1 mile, pub within walking distance.

Oak-beamed living/dining room with slate floor and multi-fuel burner. Lovely oak-fitted kitchen with old iron grate feature. Panelled bathroom and toilet. Shower room. Steep winding stairs to first floor: Two bedrooms with exposed beams showing original cruck construction; one double with four-poster bed and built-in wardrobes, and one twin.

    Nice area and cottage. The only drawbacks were the steep stone stairs in the cottage and difficult acces to the garage; my car was in the pub car park all week.

    Lovely cottage in great location within easy distance for Hawkshead , Ambleside and lots of walking. Comfortable with small garden and pub just over the road.

    A beautiful little 'roses round the door ' cottage . Very well equipped with good quality linens , crocks etc . The garden was a joy ,beautifully managed and private . The pub let us down , we had booked for a Sunday roast only to be told on arrival they had sold out ! All in all a good stay our only criticism was the sofa and chairs were a bit grubby and didn't smell too fresh x

    Rose Lea oozes character and charm. It was spotless on arrival and the garden well kept. All equipment and linen were of good quality and the multi burner stove was great. We found the location ideal for our walking and we liked the little hamlet of Outgate with its pub and village green with sheep which looked in at us having our evening meal! We would happily book Rose Lea again.

    This is a good cottage which could move into the excellent bracket with the following items being attended to. 1) Intermittent fault in fan heater in bathroom, it stops and starts. 2) The illuminated shaving mirror in the bathroom does not work, shaving in the gloom is not very successful.3) A pint of semi skimmed milk is automaticaly left for you on the Sunday morning by the local milkman. The only way we discovered this was by accident when browsing through the cottage information folder late on the Saturday night after our arrival. It is down to the hirer of the cottage to cancel this order! Cancelled by leaving a note out on Monday morning and paying for the pint we did not want or could not use as I am lactose intolerant. This should be an opt in not an opt out option.4) Pasta bowls would be nice. Having said all that I have booked to stop again next year.

    This was the second time we've stayed at roselea cottage. We loved it the first time around and this time was just as good.

    We arrived, albeit early, at 3.15 to find the cottage had not at that stage been cleaned, bed unmade etc etc. We phoned your office to inform and were told that the cleaners were probably yet to arrive. We got a further phone call to say that they were on the way. We went to the pub in view of the property. The cleaners arrived very shortly after, mob handed, 3 ladies and 2 men and in 10 minutes (actually slightly less but we'll give them the benefit of the doubt)they were back in their car on the way. Although the property was not "dirty" we fail to see how a property as large as this one could be properly cleaned in that time. It's a good job the previous tenants cleaned prior to leaving. Some items were not done, crisps underneath coffee table indicating inefficient vacuuming, Windows unclean, grill pan obviously washed but not properly clean, waste bin in bedroom not emptied, poor quality toilet rolls. These are just examples. This did not spoil our holiday as we are not usually complainers but maybe your "cleaners" need better management!
