From a touch of luxury to characterful heritage, experience one of our truly inspiring holiday properties.

Stunning property, part of the Duchy of Lancaster estate, walking distance of Dunsop Bridge, Clitheroe market town close by.

Set in the heart of the Forest of Bowland, (AONB), this detached holiday cottage has been lovingly converted with great attention to quality of fabrics and internal finishes, all co-ordinated by an interior designer to create a wonderfully ambient atmosphere. The owners who run the Puddleducks Tea Room are happy to provide a Saturday paper, and a pre-ordered meal for the day of your arrival (at cost, to eat in or to collect). Root Farm Cottage forms part of the stunning Whitewell Estate, which is owned by Her Majesty the Queen in her capacity as the Duke of Lancaster. The Queen last visited the estate in 2006 and it is known to be one of her favourite parts of the Duchy’s rural estates. The cottage lies within walking distance of Dunsop Bridge, which is regarded to be the geographic centre of the United Kingdom. An ideal location with walks direct from the door. There are quiet lanes for cyclists and challenging off-road terrain for the more adventurous. Wildlife abounds and a wide selection of birds can be observed. Clitheroe with its castle, 7 miles, enjoys a selection of shops, restaurants, pubs and cafes. Shop 500 yards and pub 2 miles.

Excellent holiday. The cottage was amazing we loved it so much and so did our dog. It was like home from home, everything was the best of quality. The location was fantastic, lovely and peaceful and away from the road. Alison and Tom were lovely people and really welcomed us and the welcome hamper was a lovely surprise. We have some lovely memories and photos and we will definitely be returning to this beautiful cottage again.

Remote, on a working farm. Friendly Alison the host couldn't do enough. Nice touch with the hamper. Great local cafe opposite. Amazing countryside. Everything thought of including towels for the dog and a bowl of water for him.

We had a superb week at Root Farm Cottage in July 2016 and would recommend it to anyone wanting to stay in a modern, clean and well-equipped cottage in the Hodder Valley. Alison, our host, was very friendly and took great trouble to ensure that everything in the cottage was clean and in perfect order. She was always on hand to help and her love of gardening was obvious from the colourful and immaculately tended pots outside. As regular visitors to the area, Root Farm Cottage has gone to the top of our list of places to stay.

The cottage was much better than we expected and was finished to an exceptional and very tasteful finish. Everything was there that we could possibly have hoped for and Alison was there to welcome us and ensure we had everything we could need - a real asset to the whole experience. As a base for our daughter' s wedding, it was perfect and helped make it a very special week away. We certainly intend to return.

couldn't fault it in terms of spec. Beautiful. Maybe a bit too far out for us to return next time we're 'up north' but even so, it was lovely.
