Nestling in the heart of the Tillingham Valley, these fine semi-detached holiday properties (refs 29071 and 29072) are situated on the edge of a beautiful pond with ducks and fish. The properties are located on a 200-acre, family-run, traditional working sheep and fruit farm and are ideally based for exploring the Kent and Sussex countryside. The properties have fenced decking on both sides to catch both the morning and evening sun, a small garden area and a larger fenced grass area for ball games. A walkers paradise, with an apple orchard and sheep filled fields to wander over and connect with several public footpaths. See the lambs under the trees of apple blossom in spring, or visit the ancient Cinque Port town of Rye, with its cobbled streets, tea rooms, art galleries and far reaching views over the Romney Marsh. Rye activities include the Scallop Festival in February, the Maritime Festival and Raft Race in August, an arts festival in September and Rye Fawkes Bonfire in November. Camber, Bodiam and Scotney castles are all nearby, along with Battle Abbey and the beautiful gardens of Sissinghurst, Pashley, Great Dixter and Bedgebury Pinetum. Fishing, golf, swimming, sailing, horse riding, cycle hire and rowing boat hire are all available locally, or take the time to explore the wonderful nature reserve at Rye Harbour. Beaches at Winchelsea, 3 miles, and the fabulous golden sands at Camber, 6 miles. Enjoy a tour around the local vineyards and sample the local produce or ride on the vintage steam railway to Bodiam. Rye railway station provides access to London in 1 hour 45 minutes. Shops, pub and restaurant 2 miles. The Cart Lodge and The Wagon Lodge can be booked together to accommodate 12 people and all the guests can dine together in The Wagon Lodge as the table seats 12 people. Refs 29071 and 29072 can also be booked with refs 19652 and 19745 to accommodate up to 20 guests.

Ground floor: Living/dining room with French doors and wooden floor/kitchen. 2 bedrooms: 1 double (6ft zip and link) with en-suite wet room and toilet, 1 twin with en-suite bathroom with shower over bath and toilet. First floor: 2 double (5ft) bedrooms, both with sloping ceilings and en-suite shower room with toilet.

    Lovely spacious comfortable well equipped rural barn conversion in peaceful farm surroundings, all bedrooms having en suite facilities and comfortable beds, couldn't fault it.

    We've just returned from a delightful 3 night stay at Wagon Lodge. The location was perfect for visiting the Rye area and it was a quiet location. Our young grandchildren loved watching the sheep and ducks on the farm and are desperate to return for a longer stay. The lodge itself was deceptively spacious and it was wonderful to have an en suite in each of the four bedrooms. Also Lisa and Frank were friendly and helpful.

    Excellent place. Just suited us as four 'ageing' couples - good sized bedrooms with their own facilities and a decent communal area. The place looked a little small on arrival but the interior is 'deceptively spacious; as the Estate Agents say. Very well equipped. clean, tidy and very warm. Despite cold weather we hardly used any heating. Very well insulated. One minor complaint - no telephone line means no router and the dongle wi-fi was slow and unreliable - so don't rely on getting on-line.

    The Wagon Lodge was booked to celebrate my 65th birthday. Over the week we had family staying and friends visiting for the odd day throughout the week. Wagon Lodge is a superb cottage with spacious rooms and every bedroom being en suite is lovely for everyone. The kitchen is very well equipped and as the downstairs is open planned you never felt left out of the party! We all loved to watch the sunrise from the front decking and setting on the back decking. The weather was extremely kind to us throughout the week so many hours were spent enjoying the autumn sunshine on the decking. We all loved the watching the sheep in front of the cottage. Rosie and Eva our four year old great nieces really enjoyed the ducks and feeding the wild rabbits. The wi fi was unexpectedly very good which was a relief as we had our two teenage granddaughters staying with us. Lisa was very friendly and informative about the cottage and the local area. We were sad to leave and will definitely be returning soon.

    Great location. Very peaceful holiday and great base for exploring the East Sussex an Kent coats. Based on a working farm, it was interesting to watch the sheep farming procedures each day.The cottage itself was very well equipped and spacious. Definitely would visit again!!
