In the heart of Tillingham Valley, cottage with woodburner, Rye with Scallop Festival and Raft Race close by.

Nestling in the heart of the Tillingham Valley, these fine semi-detached holiday properties (refs 29071 and 29072) are situated on the edge of a beautiful pond with ducks and fish. The properties are located on a 200-acre, family-run, traditional working sheep and fruit farm and are ideally based for exploring the Kent and Sussex countryside. The properties have fenced decking on both sides to catch both the morning and evening sun, a small garden area and a larger fenced grass area for ball games. A walkers paradise, with an apple orchard and sheep filled fields to wander over and connect with several public footpaths. See the lambs under the trees of apple blossom in spring, or visit the ancient Cinque Port town of Rye, with its cobbled streets, tea rooms, art galleries and far reaching views over the Romney Marsh. Rye activities include the Scallop Festival in February, the Maritime Festival and Raft Race in August, an arts festival in September and Rye Fawkes Bonfire in November. Camber, Bodiam and Scotney castles are all nearby, along with Battle Abbey and the beautiful gardens of Sissinghurst, Pashley, Great Dixter and Bedgebury Pinetum. Fishing, golf, swimming, sailing, horse riding, cycle hire and rowing boat hire are all available locally, or take the time to explore the wonderful nature reserve at Rye Harbour. Beaches at Winchelsea, 3 miles, and the fabulous golden sands at Camber, 6 miles. Enjoy a tour around the local vineyards and sample the local produce or ride on the vintage steam railway to Bodiam. Rye railway station provides access to London in 1 hour 45 minutes. Shops, pub and restaurant 2 miles. The Cart Lodge and The Wagon Lodge can be booked together to accommodate 12 people and all the guests can dine together in The Wagon Lodge as the table seats 12 people. Refs 29071 and 29072 can also be booked with refs 19652 and 19745 to accommodate up to 20 guests.

Ground floor: Living/dining room with French doors and wooden floor/kitchen. 2 bedrooms: 1 double (6ft zip and link) with en-suite wet room and toilet, 1 twin with en-suite bathroom with shower over bath and toilet. First floor: 2 double (5ft) bedrooms, both with sloping ceilings and en-suite shower room with toilet.

Woodburner in living room (initial fuel included). Five Freeview TVs. Electric range. Parking (3 cars). Wheelchair access.

Both properties: Electric heaters, electricity, bed linen and towels included. Travel cot. High chair. DVD. CD. Microwave. Washing machine. Dishwasher. Freezer. Wi-fi on request.     The Wagon Lodge was booked to celebrate my 65th birthday. Over the week we had family staying and friends visiting for the odd day throughout the week. Wagon Lodge is a superb cottage with spacious rooms and every bedroom being en suite is lovely for everyone. The kitchen is very well equipped and as the downstairs is open planned you never felt left out of the party! We all loved to watch the sunrise from the front decking and setting on the back decking. The weather was extremely kind to us throughout the week so many hours were spent enjoying the autumn sunshine on the decking. We all loved the watching the sheep in front of the cottage. Rosie and Eva our four year old great nieces really enjoyed the ducks and feeding the wild rabbits. The wi fi was unexpectedly very good which was a relief as we had our two teenage granddaughters staying with us. Lisa was very friendly and informative about the cottage and the local area. We were sad to leave and will definitely be returning soon.

    A fabulous weekend at a lovely property in a beautiful location. Could not fault this property.

    We had a great holiday. The property was perfect for our group (5 adults and 3 children) and a good base for exploring the area. The children loved the lambs and seeing bats fly over the pond in the evenings. Would stay there again.

    A fantastic weekend away with friends, just a shame it was spoilt by the fact I had to wait so long and make a number of phone calls to get the security deposit back. That alone meant I wouldn't stay here again.
