In the heart of Tillingham Valley, cottage with woodburner, Rye with Scallop Festival and Raft Race close by.

Nestling in the heart of the Tillingham Valley, these fine semi-detached holiday properties (refs 29071 and 29072) are situated on the edge of a beautiful pond with ducks and fish. The properties are located on a 200-acre, family-run, traditional working sheep and fruit farm and are ideally based for exploring the Kent and Sussex countryside. The properties have fenced decking on both sides to catch both the morning and evening sun, a small garden area and a larger fenced grass area for ball games. A walkers paradise, with an apple orchard and sheep filled fields to wander over and connect with several public footpaths. See the lambs under the trees of apple blossom in spring, or visit the ancient Cinque Port town of Rye, with its cobbled streets, tea rooms, art galleries and far reaching views over the Romney Marsh. Rye activities include the Scallop Festival in February, the Maritime Festival and Raft Race in August, an arts festival in September and Rye Fawkes Bonfire in November. Camber, Bodiam and Scotney castles are all nearby, along with Battle Abbey and the beautiful gardens of Sissinghurst, Pashley, Great Dixter and Bedgebury Pinetum. Fishing, golf, swimming, sailing, horse riding, cycle hire and rowing boat hire are all available locally, or take the time to explore the wonderful nature reserve at Rye Harbour. Beaches at Winchelsea, 3 miles, and the fabulous golden sands at Camber, 6 miles. Enjoy a tour around the local vineyards and sample the local produce or ride on the vintage steam railway to Bodiam. Rye railway station provides access to London in 1 hour 45 minutes. Shops, pub and restaurant 2 miles. The Cart Lodge and The Wagon Lodge can be booked together to accommodate 12 people and all the guests can dine together in The Wagon Lodge as the table seats 12 people. Refs 29071 and 29072 can also be booked with Refs 19652 and 19745 to accommodate up to 20 guests.

Ground floor: Living/dining room with French doors and wooden floor/kitchen. 2 twin bedrooms: 1 with en-suite wet room and toilet, 1 with en-suite bathroom with shower over bath and toilet. First floor: 2 double (5ft) bedrooms, both with sloping ceilings and en-suite shower room with toilet.

Woodburner in living room (initial fuel included). Five Freeview TVs. Electric range. Parking (3 cars). Wheelchair access.

    The main reason we won't be going again is that we rarely go to the same place twice - it's a big world out there. The second reason is that the pond outside the accommodation houses invader French or marsh frogs. They make the most incredible racket, night and day, to the extent that some nights it was impossible to sleep until they quietened down, only to start up again about 4am! Surely they must be removed, they are not an indigenous species. Otherwise all was good, although the lounge area was a little small for eight adults. En-suite bedrooms were excellent. Owners were most helpful.

    The house made an ideal base for us four old friends to meet up in. We were all very comfortable and loved the wildlife on the pond adjacent to our verandah area, with the exception of the noise the frogs made at night, plus having lambs in the surrounding fields. The location was excellent too, with decent eateries within walking distance, nearby beautiful Rye and other local towns and the coast. It was very happy stay.

    This cottage is an excellent one for accommodating a family gathering. The ensuite bathrooms are spacious and well appointed, the beds are very comfortable and there was enough seating round the dining table. We also used the outside tables and chairs because the weather was fine. We were pleased to find that that there was provision for recycling. The location is perfect, quiet, though on a working sheep farm. Our visit coincided with lambing time and thus an April booking is to be recommended. There is plenty to explore in Rye and the surrounding area. We would certainly visit again.

    Good basic accommodation however could do with extra seating in the lounge to accommodate 8 people

    Good that the cottage is close to Rye. Loved the duck pond and comical ducks just outside the back of the cottage.

    Lovely break away with family. A gorgeous setting overlooking a pond and countryside.would highly recommend.
