Beautiful cottage decorated with modern furnishings and enjoying open views of countryside. Superb position – only ½ mile from Ullswater.

These two holiday cottages (refs NP80 and NP81) are situated ½ mile from the shores of Lake Ullswater in superb surroundings. This working farm borders the River Eamont and is close to the craggy peaks of the lakeland fells. Fells nearby include the High Street range, 1 mile, and Helvellyn, 8 miles. Penrith, 6 miles. Windermere, 13 miles. Access is via a small, private holiday park under the same ownership. Good location for peace and quiet yet only ¼ mile walk to Pooley Bridge with shops, pubs, cafes and steamer trips. Young children’s play area and small football pitch nearby. NP81 is adjacent to the owners quiet seasonal holiday park with no letting or sub letting. Shop, pub and restaurant ¼ mile.
Riverbank Cottage can be booked together with Garden Cottage (ref NP81) to accommodate up to 12 guests.

Ground Floor: 2 steps to entrance. All on the ground floor.
Living room: With open fire and DVD player.
Kitchen/dining room: With electric cooker, microwave, fridge, freezer and dishwasher.
Utility room: With washing machine, tumble dryer and shower cubicle.
Bedroom 1: With kingsize bed and en-suite with shower cubicle and toilet.
Bedroom 2: With double bed.
Bedroom 3: With single bed.
Bathroom: With bath and toilet.

Electric storage heaters, electricity and bed linen included. Initial fuel for open fire included (Sep-May). Cot and highchair. Garden with decking, garden furniture and BBQ. Bike store. Private parking for 3 cars. No smoking. Please note: Couples and family bookings only.

    As per the photo the cottage is a very substantially built one, with parking for two big vehicles, perhaps three small ones at a squeeze. It has been extremely well converted and laid out. The open plan kitchen and dining area is fabulous. The dining area overlooks the small lawn and the River Eamont. Watching the birds and river as you partake a meal is a delightful daily experience. You tend to spend more time in this area than relaxing in the lovely lounge. There is an outside decking next to the dining area, which would also be fabulous to lounge on when the weather is warm. All the bedrooms are well set-up with the non-en-suite rooms (single & double) both having a small hand basin. From a report from one of our team, the non-en-suite double is a little cramped because of the size of the wardrobe. This may or may not trouble you just for a week. There is a bath in the main bathroom & toilet, but the lovely shower is in the utility room. Make use of the anti-slip mat in the shower. There are some instructions regarding the quantity of water that can be heated if the facilities are overloaded at any one time. Worth familiarising yourselves with this initially. There is a small freezer unit in the utility room that works well. The electric cooker works efficiently, but does need some understanding before you can get it to operate the oven.

    What a lovely place to stay. 2nd time at this cottage but we've also stayed at the larger cottage twice too. Couldn't wish for a nicer place and its location is perfect too. Looking forward to returning next year.

    A lovely cottage in a perfect beautiful and picturesque location. Very clean with a modern living area. Our children loved the play area and farm and the owners were very friendly. We would definitely recommend for anyone stay. The cottage was very homely with everything we needed. We had a lovely week.

    Excellent quiet location. just a few niggly things which did not spoil the week spent at the cottage. Just needs one or two items added to kitchen equipment and updating minor things. Very spacious with lovely view from dining area. Surrounding area really lovely and good parking facility
