Well presented studio flat. Ideal for sightseeing and eating out but not so good if you want to self cater. (Pans lacking. No cleaning or washing liquid s or cloths or sponges provided. No salt ,pepper or cooking oil). Very dog friendly. Nice touch of biscuits and dog throw and enclosed private garden. Lovely dog walks along the river Foss and Cliffton ings. Good bus service no 5 if you want the city centre. Two local shop selling basics. Short walk or drive to a retail park with a supermarket and shops. Very nice and very friendly local pub. The flat is in the owners house but they are very nice and are considerate about privacy.

Rivendell is just the job for a couple. quiet with a lovely garden with bbq very compact. The kitchen has everything you need to make meals and if you don't the Blacksmiths Arms has a great menu booking advisable as they get very busy. It is very handy for 2 park and rides Rawcliffe being the one for the train museum. Beningbrough Hall is a great day out as well. We had a lovely restful time and Mr& Mrs smith made us very welcome. Well worth another visit.

had to ask for bedding to be changed, ideally it should replaced with new. Noise from rooms above and adjoining.( accommodation is part of owners house.) Building work. no nets at windows no privacy, there are blinds but who wants them down during the day. place needs a deep clean.

the studio had been desi, gned well. badly needed a refresh. due to it being within the owners propert and only separated by a studded plaster boared wall. the level of noise made it totally unsuitable for a holiday let. the bed was well past its best. we got the feeling, that despite us paying to be there. we were in the way..and finally we packed up and left before the week was up
