Convenient location

Conveniently situated between the market towns of Bungay and Harleston, these attractive properties are set at the edge of the owner’s 6 acre farm, adjacent to the A143. Park Farmhouse dates back over 400 years and is a listed building retaining many unique historic features, with some of the timbers dating back 800 years. Originally built for the local mayor, the farmhouse was once the village bakery and the original bread oven is still in the dining room – it then became a riding school. Beamed throughout, with original herringbone brick flooring in the dining room, it has two woodburners and a well-equipped bespoke kitchen with a range cooker. Oaktree 1, 2 and 3 are all single storey properties with lots of character. Fishing is available on request at the owner’s 4½-acre fishing lake, 2 minutes walk away (at cost). With separate drive and courtyard gardens, the properties have been converted and furnished to a very good standard. There is easy access to the country city of Norwich, seaside resorts at Great Yarmouth and Lowestoft and the Norfolk Broads at Beccles. The market towns of Harleston, 3 miles, and Bungay, 4 miles have a good range of shops, pubs and restaurants and for beer enthusiasts the small independent breweries of Grain, 1 mile, and St Peter’s, 3 miles, are easily accessible. Shops and restaurant 3 miles, pubs 200 yards. Properties 19980, 19981 and 19982 and 30285 can be booked together to accommodate up to 21 guests.

First floor: 4 double bedrooms (two accessed from one side only), one with additional single pull-out, one with beams and en-suite shower room with toilet. Bathroom with toilet. Second floor: 3 double bedrooms (two accessed from one side only) with low beams, one with en-suite shower room (no toilet).

Two woodburners, one in living room and one in dining room (initial fuel included). Gas underfloor central heating included. Blu-ray. Gas range. Enclosed, lawned garden with sitting-out area and furniture. Barbecue. Ample parking. No smoking.

    Lovely well decorated period farm cottage. Toasty warm despite the freezing January weather. Very clean. Great open plan lounge and dinning areas. Perfect for families with kids. Very comfortable beds. Showers are only in two en suite bathrooms and could do with modernising but they are clean and functional. one bathroom for others with no shower. Not enough towels for the party but all sheets provided. No teapot and very small fridge for such a large party. Could have done with a knife sharpener and second non stick frying pan as there is no grill. But otherwise very well equipped kitchen. No cots or high chairs and be warned that one of our own booster chairs didnt fit the benches in the dinning room. We loved this place amd had a great weekend and would definately recommend. Good value for money.

    Lovely house, with plenty of space downstairs and comfy lounge area with amazing log burner. Given the house was so old, it was amazingly warm at all times (and it was very cold when we were there). My only challenges with the property were the top 3 bedrooms in the house, whereby given they are in the roof for anyone who is relatively tall the sloping ceilings can become a nuisance and there is a low hanging beam in the middle bedroom where my son stayed and I can't tell you how many times me and my husband clonked our heads on it. I also would have like to have had a hoover/broom/mop and bucket made available, as when you are there a week in a large party, a tidy up is often required - these could easily be stored in the under stairs cupboard. The kitchen could also do with some large casserole dishes, and better sharp knives for preparing food, as we were a party of 12 and lots of cooking took place. Thankfully I had my slow cooker with me, which saved the day. But don't let this put you off, it was a lovely house.

    Perfect for our needs, owners very friendly and very helpful. Our party was 10 adults & 6 grandchildren and there was plenty of room for all of us. Bedrooms very comfortable and spacious and very clean.. I would not hesitate to go back..
