Ideal for larger groups and families close to West Wittering and Chichester, as well as castles, leisure centre and cinema complex.

These delightful holiday properties are situated within an arable working farm, with horse stables, riding and livery, which are all available to guests by prior arrangement. Surrounded by miles of open countryside, fields and scenic walks along a historic disused canal, it is abundant in wildlife, including many birds, as well as rabbits, hares and deer.
Paddock Barn and The Courtyard are attached, and have been designed with a similar layout, including open plan living rooms and kitchen/dining rooms with natural slate floors, wood-burning stoves and spacious bedrooms with vaulted ceilings.
The properties can be booked together to accommodate larger groups, to sleep a maximum of 16 guests in total.
Barnham Court Farm is located just 4 miles from the nearest quiet beach at Climping, whilst the unspoilt beach at West Wittering is only about 20 minutes’ drive away. Chichester is only 6 miles away, with its beautiful ornate cathedral and abundance of pedestrianised cobbled lanes with various shops, tearooms, pubs and restaurants. Other amenities include a leisure centre with indoor pool, a cinema complex, the popular Festival Theatre which has year-round productions, and famous Goodwood Races for horse or motor racing; Fontwell racecourse is also only about 3 miles away.
Other places of interest include The Weald and Downland Open Air Museum, and historic Arundel with castle cathedral, various book and art shops, and the Wildfowl and Wetlands Trust – ideal for bird-watchers. Slightly further afield is Brighton, perfect for a family day out, boasting the decadent Royal Pavilion, art galleries, theatres and Sea Life Museum, plus seaside entertainment along the promenade and pier.
The South Downs National Park is less than 3 miles away with wonderful opportunities for walking and riding, with many footpaths. Horse riding can be available by prior arrangement from the riding school in the farmyard, and livery can also be arranged. Shop 1 mile, pub and restaurant ½ mile.

    Seven of us friends go away for a long weekend together once a year and this was definitely one of the best properties we've stayed in, if not the best. We enjoyed a few drinks at the jolly Murrell Arms, just a stone's throw from the cottage, and a great value Indian meal at the Passage to India in the village. Sunday lunch at 47 Mussel Row in Littlehampton was delicious. We loved the big round dining table in the kitchen and the lovely log burner and sofas in the lounge. We'd happily go back to Paddock Barn for our next weekend away (though I think the owner is going to stop letting the cottage for weekends).

    We had another wonderful weekend at Paddock Barn - our fourth year of celebrating Mother's Day in this lovely location as a large family group. The property is exceptional and we have always had such a happy time. We are so disappointed to learn that the owner will no longer be renting the property for weekends and this will have been our last visit. All we can do is thank you for 4 wonderful stays and wish you success in the future.

    Second time we have stayed at this cottage as a group of girls, there was everything we needed and a great time was had by all. The train station was only up the road, which we could easily get a train into Chicester and have some retail therapy. Would love to go again.

    Really lovely place - perfect for a family get together. Kettle really needed to be de-scaled and cobwebs found. But overall we loved it

    Paddock Barn was warm, comfortable, well equipped with beautiful decor throughout. A great place to relax and unwind!

    We loved the barn, the bedrooms are all a good size, there's loads of hot water and the barn is very toasty. It really had everything we needed and we especially liked being right on the cycle path. The South Downs are beautiful and we liked Arundel & Chichester. The coast can be a bit bleak (that's just personal opinion and there's not many National Trust properties nearby but the barn was one of the best we've stayed in.

    A lovely place to stay - plenty to do in the area - would love to book again as it suited our whole family from 5 months to 79 for our annual get-together. The outdoor area was an added bonus, ideal for kids and dogs to run around and play safely. If either of the bathrooms were ever due a refurbishment it was be fantastic to see a 'wet room' style or walk in shower but it is still great as it is. Hope to return next year for longer, we had a lovely weekend break, thank you.

    A fantastic property in a great location, perfect for our large group of adults and children. The outdoor space with large patio and field was an added bonus.
