Ox Lodge Barn is a single storey holiday property situated in the High Weald of East Sussex. The property is well thought out, with the bedrooms at either end of the property, with the living areas in between, giving complete privacy to guests. The spacious yard may be shut off to contain dogs or children. Excellent walks, a vista of stunning views and carp fishing by arrangement with the Estate are available. Bird watching can also be arranged with a local expert. Local attractions include ‘Batemans’, Rudyard Kipling’s home and Sarah Raven’s cutting garden. The historic town of Rye is 30 minutes, Battle, 10 minutes, Tunbridge Wells, 30 minutes and Brighton, 45 minutes. Robertsbridge station is 5 minutes away with a journey time to London Charing Cross of 1 hour 10 minutes. Shop and pub 2½ miles.

Living/dining room with wood-burning stove and kitchen area. Two double bedrooms, one with 5ft bed, additional Z-bed (for +1) and en-suite shower room with toilet, one with 5ft four poster bed with en-suite bathroom with over-bath shower and toilet. Beams throughout.

    Lovely break in this very comfortable and well provisioned cottage. It is incredibly quiet and peaceful, with plenty of room to park your vehicle. Although we didn't have a dog if you do, you can shut the gate and create a very large area for them to run around in. The couple are lovely, very friendly and welcoming. There are two spacious double rooms at either end, both with ensuite. I found the bed very comfortable and the sofa's were the type you can curl up on and read a book for a few hours. There is a fire as well which is lovely if it's cooler and we used it one evening and it very quickly heated up the whole space. We thoroughly enjoyed our stay. I definitely recommend this.

    Absolutely amazing trip. With friends for the battle of Hastings. Rural setting so beware there are no shops. We did bring all our food in from home. Everything you need to cook at home; full size fridge freezer. Very comfortable beds and clean bedding. I used to own a bed and breakfast so we stripped the beds after and everything was very clean and had protectors on. The only minus points, the TV was too small for the size of living room, and the courtyard didn't have a table but had chairs and was a bit worn down. But we would stay again, the courtyard didn't matter much, but a bigger TV would be nice, also the tractor did wake us up in the morning but I guess that was part of the countryside charm. The owners Helena was so helpful as we had a boiler problem, didn't mention we needed to use the spare bed and she sent someone over with Bedding within the our. The gentleman with the red 4x4 I believe his name was Henry was so helpful too, and even had some birthday cake with us after helping us to set the fire the first time!. On arrival we even had a bottle of red waiting which was lovely on a cold rainy evening. This fire made the whole cottage very warm. There was also a lovely lad with two border collies that works at the end of the yard he was very nice and the two dogs kept our friends entertained while we cleaned the property. We had a small frog infestation which we thought was really adorable, but for someone that's scared of frogs, there was a lot of them in the yard in the evenings. As I was designated chef for the weekend the kitchen had every single pot, pan, utensil imaginable, even a washing machine and dishwasher if you were to stay longer. We are already planning our next visit!. Lovely cottage, full of charm,very considerate and helpful owners, little touches like the wine and the guest books and helping the Londoners light a fire was really nice. Amazing getaway place from the chaos of London life. Monika and Imran and our two friend Chloe and Rory. Thank you!

    Comfy and well equipped. The owners Henry and Helena were friendly and helpful. Good location for peace and quiet with great walks and views.

    Was a lovely property but outside seems to not be a priority. Old leaves in the drains, bbq area a mess, old dog poo which I had to pick up, seating looks like it's been outside for 10 winters and the table top was broken in places. Large weeds under the adjacent barn which were unsightly. Courtyard a lovely size with a large gate so very safe for larger dogs. Wifi not great so no good if you need to keep in contact with work or simply wish to use it. No mobile service at all. TV too small for size of lounge area. No privacy as people would cross the courtyard in the mornings which would set the dogs off waking us up.

    Response on behalf of the owner: We can only apologise for your discomfort and we can now report that most of the criticisms that you raised have now been addressed. However broadband can be slow around here, but you are the first person to mention it. Mobile phone reception is also bad except for vodafone. As for the TV, we are sorry it was not big enough for you, but again no one else has had a problem. I mentioned when you first arrived that if you had any issues we would sort them immediately, but we heard nothing from you despite being readily available.
