Offerance Farm Cottage is a lovely traditional style semi detached property located within 80 acres of working farmland. Situated at the edge of the Loch Lomond and Trossachs National Park, the cottage is only 2 miles from the small village of Gartmore. The cottage has a lovely lounge with wood burning stove, making it feel warm and welcoming. There is a separate sun lounge enjoying the view across the garden. The neat kitchen is fully equipped and there is a separate dining room. The double bedroom is on the ground floor and the double bedroom and large bathroom are on the first floor. The rear garden is private, with outdoor furniture and fenced off along the river bank. There is shared use of the front gravel courtyard and a large raised deck area providing beautiful views over surrounding countryside to the Campsie Fells and Ben Lomond. The farm has a herd of Highland cattle. The river, ’Kelty Water’, flows directly behind the cottage, which eventually leads into the River Forth.

Ground Floor:
Property has underfloor heating throughout the downstairs and oil central heating and comprises:
Lounge: With wood burning stove, 46" TV with sky channels, DVD and radio/CD
Dining Room:With table and chairs
Kitchen: With electric oven and hob, microwave, fridge/freezer, dishwasher and washing machine
Sun lounge: With comfortable seating and enjoying the view across the rear garden
Bedroom 1: With double bed and en-suite with shower cubicle.

First Floor:
Bedroom 2: With double bed.
Bathroom: With bath, shower enclosure, WC and wash basin.

All power, bed linen and towels included. First basket of wood/peat for stove supplied. Cot, high chair and stair gate available on request. Internet connection available. Bicycles (4) available for use. Private garden area which is fenced off along the river bank. Shared use of courtyard with deck area. Off road parking for 2 cars. Outdoor seating and BBQ (coals not supplied) on patio. Storage for bikes available. Boarding kennels within 1 mile of farm (ask owners for details).  Wireless broadband available.
Please note that a £50 refundable damage deposit is due direct to the owner on arrival.

    what an amazing cottage we were absolutely overwhelmed by it...The decor is beautiful and homely and we felt so at home from the minute we walked in, the under floor heating is great!!!! The location is beautiful so quiet and pretty an ideal place to relax and explore the surrounding countyside..Andrea and John are so lovely and welcoming and always had a chat when we saw them, we will definately be back...thank you

    The cottage was perfect, the setting beautiful and the owners made us so welcome. Some wonderful arranged encounters with the highland cattle added tremendously to our enjoyment.

    Lovely cottage in a beautiful area. Great kitchen facilities. Amazing shower! Well kept and looked after. Local amenities rates low as not much near by - but that's the beauty of it! Easy driving to the beauties of the national park.
