This charming barn conversion is located within an area that simply caterers to everyone with its local attractions.

These single-storey barn conversions are situated in a charming area of Devon. The detached Oak Tree Cottage is situated at the bottom of a large garden and has been sympathetically converted with its own garden area. The Swallows is one of a pair, with its own decking for sitting out and dining, and ideally suited to those seeking a comfortable holiday base. Nearby Instow is an unspoilt seaside village with a large sandy beach and dunes, fishermen’s cottages, village shops and a good selection of pubs and restaurants. A fabulous location that has something for everyone, the area is a must for water sports, sailing enthusiasts and fishermen. Walkers and cyclists can enjoy the famous Tarka Trail. North Devon has wonderful beaches and is well positioned for visits to Exmoor, Dartmoor and North Cornwall. At Croyde and Woolacombe, discover some of the best and cleanest surf beaches in the country, as well as many smaller coves and bays. Exmoor and the South West Coastal Path are located close by and there are NT properties at Arlington and Knighthayes. Shops ½ mile, pub, beach and restaurants approximately ¼ mile.

    Lovely cottage in a secluded garden . We had a great holiday. The cottage was cosy and comfy and had everything we needed for our stay. A gas fire to keep you warm on chilly autumn evenings and soft linens and patchwork quilts to keep you snuggled up at night. Lots of hot water too. Instow is an ideal location for accessing north Devon and Cornwall. From Ilfracome to Tintagel and all the cream teas you could wish for ! The cottage is close to the Tarka trail and Instow beach is great for dogs. Being OAP's we took the car into Instow, however it is within walking distance . Thanks to Val ( the owner) for making us feel very welcome and for the shortbread biscuits and milk on arrival.

    We were very disappointed with this cottage. The site makes this cottage look good and sound like it is in Instow but it isn't. The cottage wasn't clean, we had a problem with the toilet on the first day we reported this to the owner and to be fair she did have a look but then she commented on the toilet not being clean, laughed and then left. The owner was also quite rude to us and spoke to us frequently as though we were children. At the end of the holiday we packed our car on the driveway so we didn't have far to carry the luggage and we were told off for parking on the drive. My wife had just had a large operation so this was a holiday to help her recoperate we could have done without having to clean the cottage ourself and then have the owner giving us hassle for no reason every day. The property location isn't great and if you have a lot of luggage you have to lug it a long way to the cottage unless you are brave enough to dare to park on the driveway. My suggestion to the owner is clean the cottage properly before guests arrive and learn how to treat you customer with respect and they pay you a lot of money to stay in the property. This is a very restrained review. If you have small kids there are several rusty metal headboards in the garden that they could pull on top of themselves. Also lots of wasps.

    Response on behalf of the owner; We were particularly disappointed in your experience at Oak Tree Cottage. We have no rusty headboards, nor is the toilet dirty. We understand that you had difficulty flushing the toilet however, when we asked, you assured us everything was OK and no further comments were made. As this was the case, we assumed that all was well and that you were enjoying your time in the Cottage. I have had such happy guests but I am sorry to say these guests l couldn't please and as can be seen from other reviews, many people seem to have really enjoyed their stay with us.
