These single-storey barn conversions are situated in a charming area of Devon. The Swallows and Oak Tree Cottage are ideal for those seeking a comfortable, practical holiday base whilst spending lots of time exploring this great part of Devon.

Nearby Instow is an unspoilt seaside village with a large sandy beach and dunes, fishermen’s cottages, village shops and a good selection of pubs and restaurants. A fabulous location that has something for everyone, the area is a must for water sports, sailing enthusiasts and fishermen. Walkers and cyclists can enjoy the famous Tarka Trail. North Devon has wonderful beaches and is well positioned for visits to Exmoor, Dartmoor and North Cornwall. At Croyde and Woolacombe, discover some of the best and cleanest surf beaches in the country, as well as many smaller coves and bays. Exmoor and the South West Coastal Path are located close by and there are NT properties at Arlington and Knighthayes. Shops ½ mile, pub, beach and restaurants approximately ¼ mile.

    Cottage did not live up to a 4 star rating. Everything was ok but all a little worn and dated and missing nice touches. Cottage felt damp even with heating on. Lock on patio door broke on the first day and was never fixed. Light on path didn't work. However Valerie was very friendly.

    Response on behalf of the owner; We are sorry this guest didn't fully enjoy her stay, however, we did all we could to get the bolt in the patio doors fixed but the guest advised she didn't want to be disturbed during the week. So we obliged and had the bolt on one side of the pair of patio doors replaced on changeover day, this didn't present a security issue as door could not be opened from outside. We feel these things happen but try to not disturb the holiday as much as possible which this guest wanted. The cottage was almost steaming as this guest wanted the heating on even though the temperature outside was very warm, l found condensation on the windows as the cottage was not ventilated. I'm surprised by these comments, however, reassure others we will do all that's possible to rectify any issues if given the chance. If a bulb went out on the outside lighting we were available to be told and replace it, to give privacy to our guests we don't wander down the path but leave the guests to let us know if there is a problem.

    We did like the location as it is just a short walk from Instow. We were disappointed to find that the cottage was not very clean when we arrived and we spent the first evening and morning cleaning (running all dishes and cutlery through the dishwasher, cleaning all surfaces, complete vacuum through, etc). Some may approve but it was a WiFi and phone signal dead zone. The kitchen was dated and could do with some modernising. French doors were stiff to use but the owners helped when asked. Otherwise it was a nice layout, beds were comfortable and with seats outside in a tucked away little garden. It was a good place to stay on the days we didn't go on a visit and the children enjoyed the garden.

    Set in a wonderful part of the country, my family and I were really excited about this holiday and Oat Tree Cottage loved up to all our expectations. We were extremely lucky to get a heatwave thrown in too! We were greeted with milk and shortbread on arrival and the owner made us feel very welcome when giving is the keys. We travelled to woolacombe and Croyde each day we were there which are about 25 mins away by car. We also popped into Barnstaple for an afternoon which was a lovely little town. This cottage was perfect for my wife and I and out two young children. Thanks.
