Within this charming area, lies Oak Tree Cottage, a pretty cottage with its own sitting-out area ideal for al fresco dining in summer.

Situated in a charming area of Devon, these properties are ideal for those seeking a comfortable, practical holiday base whilst spending lots of time exploring this great part of Devon. Grove Cottages consists of two holiday properties, The Swallows (ref HRRA), a single-storey barn conversion, and Oak Tree Cottage (ref HMMY).

Nearby Instow is an unspoilt seaside village with a large sandy beach and dunes, fishermen’s cottages, village shops and a good selection of pubs and restaurants. A fabulous location that has something for everyone, the area is a must for water sports, sailing enthusiasts and fishermen. Walkers and cyclists can enjoy the famous Tarka Trail. North Devon has wonderful beaches and is well positioned for visits to Exmoor, Dartmoor and North Cornwall. At Croyde and Woolacombe, discover some of the best and cleanest surf beaches in the country, as well as many smaller coves and bays. Exmoor and the South West Coastal Path are located close by and there are NT properties at Arlington and Knighthayes. Shops ½ mile, pub, beach and restaurants approximately ¼ mile.

    Although a lovely secluded location the cottage needs a thorough clean. On arrival the pet smell was overwhelming, we bought scented candles to combat the issue as the 5 reed defusers in the cottage struggled to mask the smell. On arrival pet hair was evident in every room and especially in the master bedroom on the bedside tables and pillows - the hair looked like fine cat hair not dog. Overall cleanliness of the kitchen and bathroom was ok however bathroom mirror had a large splodge of toothpaste in the corner that obviously wasn't cleaned between bookings as mirror wasn't clean at all. Cobwebs and pet hair were a major factor in our ratings. Having to clean before we unpacking was essential. The heating was an issue as no thermostat inside the cottage and once the owner had turned it on from the outside the radiators weren't variable using the adjusters on them. Thick winter duvets are too warm even during cold summer months. The recycling needs are explained fully in the literature in the file however not enough space is provided therefore we kept plastics and cardboard bagged inside the cottage and left out on our last morning.

    Response on behalf of the Owner; Sorry the guest didn’t discuss the cat hairs they found as l would have gone over the Cottage for them again although no cats are here nor have they been guests, very puzzled at the cat /dog smell too as again no dogs had stayed previously to these guests. The reeds were just decoration (empty) except for two which weren’t for masking bad smells as they don’t do that. The amount of rubbish was excessive but there is a common reluctance with some guests not to recycle although the receptacles are plenty and pointed out when they arrive, it must be realised this is the Council and not the fault of the Owners if they feel not enough receptacles are given. The heating was on as they requested twice a day, thermostats are on every radiator. All could have been sorted if they had said while l was in the Cottage explaining the gas fire. It was a warm week for the guest weather-wise too. I had wished they had opened the windows, never mind, and shame as a very nice family.

    Wonderful mattresses were a very pleasant surprise for this tired family! JERKED Helped us rest no end. Instow was remarkably uncrowded for high season which suited us fine. You can't swim from the beach and it's more like 20 mins on foot but the beaches are lovely and the area beautiful. We'd happily return for a gentle holiday with young kids or alone as a couple. Good surfing beaches not far away.
