With a double sided woodburner, this 18th century farmstead conversion makes a characterful and cosy holiday base.

These beautifully situated holiday cottages are part of historic Newhall Estate, just 14 miles south west of the vibrant city of Edinburgh, and a central base from which to explore further afield to Glasgow, Stirling, Fife and the Scottish Borders. Newhall’s 1,100 acres are on the edge of the Pentland Hills Regional Park, a wonderful landscape sculpted by glaciers and water, with hillwalking and biking to suit all abilities. The owners’ 2-acre walled garden is a peaceful spot for relaxing in and produces a great array of spring and summer flowers. Newhall Steading Cottage (ref 30949), skilfully converted from the original farm steading, is privately situated about 220 yards from Newhall House. The bright open-plan living area has a cosy woodburner and French doors leading to small terrace opposite a walled garden. Spittal Cottage (ref 30951) and Spittal Coach House (ref 30952) are set a mile away on a working hill sheep farm, bounded on its west side by a reservoir where brown trout fishing may be arranged and the bird hide is a great vantage point from which to watch ducks, geese and heron. Spittal Coach House is a spectacular conversion from an 18th-century farm steading. The beautifully light, spacious, oak floored living area has a central, double-sided woodburner and three huge arched windows opening onto a paved terrace. Spittal Cottage is a traditional, south-facing farm cottage, with fine views and a delightful cosy living room and stunning walking from the doorstep. The nearby North Esk Glen has over a mile of delightful paths, some steep, with a rich variety of wildlife. The patient observer may be rewarded by a glimpse of an otter or badger. The village of West Linton, 5 miles, has local shops, a pub and good restaurant, while Carlops, 1½ miles, has a pub serving food. Shop and restaurant 4½ miles, pub 1½ miles.

Living/dining room: With wood burner, Freesat TV, DVD player, CD player, beams, wooden floor and French doors leading to garden.
Kitchen: With electric cooker, microwave, fridge/freezer, dishwasher, washing machine and French door leading to garden.
Separate toilet.
First Floor:
Bedroom 1: With zip and link double bed (can be twin beds on request) and en-suite with bath and toilet.
Bedroom 2: With twin beds.
Bedroom 3: With twin beds.
Shower room: With shower cubicle and toilet.

Lawned garden with patio and garden furniture. Private parking for 3 cars.

All properties: Biomass central heating, electricity, bed linen, towels, Wi-Fi and logs for wood burner included. Cot and highchair available on request. Access to owners’ 2-acre walled garden. Grounds (shared with owner and other properties on-site). Trout fishing on-site (licence required). Dogs welcome, to be kept on a lead at all times (sheep country). No smoking.

    We are giving an overall rating of 1 because on the second day of our stay there were people shooting grouse all around the property and dead birds were left in the garden and outside the back door. Our little girl was very distressed. If we had been told that the farm was used for this type of activity, and that it would take place during our stay we would have chosen somewhere else.

    Response on behalf of the Owner; We are very sorry that this guest and his family were so upset by the Pheasant and Partridge shoot that came too close during their stay. The Keeper did knock on all the cottage doors to explain that a shoot was happening that morning (it was the first in that part of the farm this season). He did not get a response from Coach House, if we had known they were going to shoot in that area we would certainly have warned them too. The Keeper was sure that they had picked up all shot birds – we apologise if something was missed. At this time of year, shoots like this are very common on working farms, but we are in the process of making people aware that this is a feature on the farm during the autumn and winter months (September to January) via our website.

    A wonderfully converted coach house situated on a working farm. Dog friendly, although they can't run around the garden as it isn't enclosed. Clean with all the facilities one could ask for. Beautiful walled garden and forest walks near by (long walk or short car ride away) on the estate. I would have no hesitation in staying here again. Everyone loved it! Two adults and two children (aged 13 and 15)

    Excellent location, easy access to the motorway with a lovely secluded location nestled in the Pentland Hills with amazing views from the cottage and plenty of idyllic walks right on your doorstep.

    Holiday was perfect in everyway. Cottage house wonderful and spotlessly clean, very comfortable with beautiful surroundings!

    Amazing location, the children played out every day! We were really close to all the main attractions but able to enjoy the peace and calm of the cottage and surrounding area after busy days out. We could not fault the location nor the cottage, clean and really well stocked with anything you might need.
