A converted 16th century watermill overlooking a waterfall, ideal for country lovers with rural views, footpaths and bridleways nearby.

A converted 16th-century watermill set in rural Devon, this property is ideal for country lovers with circular walks accessed from the property. It is down a country lane and is one of four houses of the original mill complex set around a large courtyard.
Laid out over three floors, the mill is skirted by a leat at the rear which drops to a waterfall down the side of the property, running over an old water wheel. Guests can relax on a decked patio area by the leat. The workings of the mill, and exposed original beams and stone walls have been sympathetically restored. All bedrooms have tilt and turn Velux windows that provide countryside views. These are not curtained. Stable doors open from the courtyard, into a well-stocked, large kitchen to one side, with a Rangemaster cooker and tiled floor, and the dining area with a display of the mill workings to the other side. A private paddock, adjacent to the courtyard, provides perfect surroundings to enjoy a picnic or ‘kick around’.
For those who like walking and observing bird and animal life, there are many circular bridleways and the waterways that supplied the mill. The charming village of Chulmleigh with a variety of shops, pubs and restaurants serving good food is 4 miles away. There is a local pub, twenty minutes’ walk across the fields in Burrington. Nearby attractions include RHS gardens at Rosemoor and numerous National Trust properties. Exmoor and Dartmoor National Parks are within easy reach. The spectacular beaches of Woolacombe, Puttsborough, Croyde and Staunton Sands are all within driving distance. The Tarka Trail is nearby for cyclists and walkers. Both horse riding and fishing are available locally. Pub 2 miles.

    Very nice cottage, large living room and kitchen, comfortable, two bathrooms, superb holiday WiFi. Road to cottage (final few hundred yards) in very bad shape. Friendly neighbours.

    Extremely disappointed. The Mill was surrounded by 4 other properties, it was advertised in such a way that it seemed to be a property on its own with a paddock next door. This was not the case. On the Tuesday morning after Easter bank holiday weekend, we were woken by the sound of JCB's, digger equipment & builders at 8.30am. This went on for the remainder of the week, with the car being blocked in! The owners of this property must have known that the cottage directly across from the mill was being Renovated/extended and should have not let this property during this time or offered a substantial discount to anyone who enjoys or is interested in staying near a building site! We booked this cottage, specifically for long country walks & peace & tranquility. As we were aware that it was a bit of a drive to other places and wanted to spend quality family time and enjoy being outside together. Sadly we ended up (once we had extracted the car) having days out for the remainder of our family holiday. Thank goodness for some fabulous National Trust properties within an hour's drive. The Mill does not have a working water wheel but has been tastefully restored with cogs etc on display within the structure of the property. The lounge was a delightful space and the open fire made it cosy at night. The other challenge for us, was that there are no curtains/blinds at bedroom windows, we have a 4 & 8 year old so bed time was eventful...we ended up putting our towels up at the windows to make rooms dark. I wish I could make this more of a positive review but when you have saved to go on holiday & have been looking forward to having a week away from work to spend time with your family in a peaceful location, I think my comments are understandable.

    Response on behalf of the owner; Very sorry your stay did not work out as you had planned. We will alter the details, about the property being one of four situated round a courtyard and had not intended to mislead people. Our paddock is diagonally is less than 100 yards away diagonally across the courtyard and there is also a large two acre paddock area, that is shared with our neighbors, but never really used by them as they are both older and have their own private garden areas. Due to the remoteness of the property it can be useful to have neighbors and they are generally very friendly and accommodating. I am sorry about any disruption caused by the works at the opposite property. However, this is not something we can directly control and it is only short term. We shall let future visitors know that there are builders working there currently. I have spoken to the neighbour and he said the builders are trying to be as unobtrusive as possible. The mill workings have been preserved by us, at the conversion of the property, where as many other converted mills have had them ripped them out. No, they are not working however, we are hoping to get the funds to re instate the mill wheel to its original condition. We have many people who have returned to the mill on several occasions and it is important to us that people enjoy their stay and again apologies for any problems you may have had.

    Mullybrook was extremely comfortable and well equipped. Ample space for the whole family, including the dogs! A little surprised at the adjoining properties which are not mentioned in the description and/or appear in the pictures. However if it's solitude you require you won't go far wrong with the mill. Equally ideally situated for visiting the many wonderful locations around North Devon and Exmoor.
